13+ guests required to get both main and guest area which would include 4 rooms, 2 balconies(1 balcony has large dinning table and bbq), 2 kitchens ,3.5 baths , 3 parking spots (2 car attached garage and 1 dedicated alley parking ) If you have less than 13 guests but want both main and guest areas / access to 4 bedrooms we can work something out.
Main house has 2 masterbedrooms both have queen sized beds (1 also has a queen sized memory foam bed as well),2.5 bath&2 car garage&2 balconies(1 of which has bbq&6 pers. outdoor dinning table).large kitchen/dinning(6 pers.indoor table)/tv area(with 2 queen sized memory foam sofa beds)/workstation. Access to guest area/shop after 13+ guests. (Main house has 3 queen memory foam beds (2 in living room 1 in main master bedroom) and 2 queen beds so 5 queen beds total!
Guest area has 2 office rooms now converted to bedrooms... with kitchenette & 1 full bathroom &1 more dedicated parking spot.So potentially total 4 rooms,3.5 bath, 3 cars with 2 kitchens 2 balconies with 13+Guests. On the west side of mission Blvd and less than 3 blocks to the famous Garnet Ave. Garnet Ave is famous for Many Bars, restaurants, and partying. Go surfing then relax in this lovely vacation rental!
There is a guest fee, the guest fee is for each additional guest after the 4th guest per night. It gets charged automatically as long as you put in the correct number of guests. Please be honest so there won’t be negative issues like penalties, cancellations…

We stayed here for four days, enjoyed it quite a bit. The unit is only minutes away from the beach by foot, and surrounded by many good restaurants and shops. It was nice to have a garage to keep our car safe as well.
Stayed here for my bachelor party and had an absolute blast! Awesome place, great location and the host was incredible and super accommodating! Would 10/10 recommend and would definitely stay here again!
Plenty of room for the family to lounge around. Close walk to everything. We parked the car when we pulled into the garage and didnt get back into it until we left 3 days later.A great stay for larger families or groups. 2 minute walk to the beach(i timed it)Gas grill and 6 seat table on balcony out back.Couldnt ask for a better place to stay for the price
The house was nice and clean and the perfect size! It is walking distance from the beach and lots of bars and restaurants. The host was very helpful and gave us lots of good places to check out in the area. He communicated check in/check out information very well with us. We had the best time celebrating the new year in San Diego!
We had a lovely stay. Location was close to beach, shops, and lots of places to eat. 2 bedrooms on the lower level, a pullout couch for sleeping on the second level and 2 bedrooms upstairs (one with a pullout couch) gave everybody room to spread out and have their own space. The outdoor balcony off the kitchen was perfect for BBQing and eating.
Location is awesome. You are less than a block from the beach and walking distance to 20+ restaurants. This place is very roomy especially if you get the additional living space like we did.
A big plus here is the A/C. While San Diego is beautiful most of the year, it can get warm in July and August. If having central air that really works is important, this is definitely the place for you!!
Everything was clean and all the amenities are here. Overall one of our better experiences.
Better than expected. Minor electrical problems in bedrooms but nothing serious. Spacious townhouse was close to the beach, which was important to us as we all live in colder Northern areas, and surrounded by friendly restaurants and bars.

Beautiful home, short walk from beach and many local hangouts.
Rented the home for my (30th) birthday weekend and man did this house deliver, it's located a short walk from the beach and boardwalk. We also explored the streets of Pacific Beach and many different variety of trendy shops, restaurants, bars and much more just a short walk away from the house. Many of different nightlife spots as well which made it easy to have a night out just blocks away from the property. This has been one of my favorite rentals since using VRBO, the property manager was very friendly and accommodating and made the experience much more enjoyable; I would recommend this property and plan on renting again in the near future. Great for family trips and trips for friends, wouldn't suggest for someone that has knee problems or has trouble with steps since there are several leading to the rooms and living room. The house was fully furnished and very comfortable feeling throughout the property. Thanks again for your hospitality and looking forward to my next visit to PB, San Diego!

Listing was deceptive. Negative interactions with host.
The photos on about this VRBO listing were misleading. Photos looked like they were from years ago. The actual place was a little run down, worn-out, with drab furnishings and dirty rugs. We were supposedly able to have events (one of the key reasons I chose this place) but they told us that for every guest beyond those staying, we had to pay an extra $62.50 per person, whether they stayed overnight overnight or stayed for 5 hours. This was too expensive so we told them that we would cancel the event on the property and have the event elsewhere. The host got angry and said that we had to vacate the premises by midnight (this was Friday night.). We did not vacate because we had already fully paid for all the nights that we would stay and with an accurate number of overnight guests. We were able to host an event of 30 to 40 people at a local hotel for free -- where our other relatives were staying. I asked later about the extra charges and the host threatened us with reports mg credit card fraud.
This beautiful property and great stay were ruined by the worst property manager and human being I have ever met. We booked this property 15 guests. We found out they charge per person per night after you get past a specific guest count. Our adventure began 4/4/24 when we arrived at property with no welcome email. I reached out to the host, the property manager, and the call began with what company are you from? I responded we rented on Vrbo, to which he replied: Oh no, I thought you were coming tomorrow. He did make a valiant effort to clean and prep property as fast as possible and offered to comp us one night. His offer was removed five minutes later when he said he spoke too soon and can only offer a credit and late checkout, to which we happily agreed with and thanked him for accommodating us. After we checked out 4/7/24, I was told after cleaning and inspection I would be notified via Vrbo about my credit and deposit refund. Come to 4/13/24, no credit, no deposit, no contact from property manager or Vrbo. I reached out to property manager to inquire, and he proceeded to unload on me via text about how we stole all cleaning supplies from a locked storage cabinet. He then accused us of using his keys to unlock said cabinet before returning them to him. He was running around this property like a Tasmanian devil in a whirlwind of panic and left them on a dresser. When I asked what items were “stolen” he said sue me for the money. No proof, no list.
We loved our stay here! My small boys could easily walk to the beach, every local eatery was fantastic, the space was ample for our needs, great communication with the owner. We will definitely be coming back!

Good for bachelor party, bad for large families
Our experience at this Pacific Beach residence is met with a mixed and somewhat disappointing review. Background: We rented this house with 2 other families, total of 6 adults and 6 kids (ages 4-7). We were required to pay an additional fee for each person and pay extra for the “guest area”.
The Good:
-Close to the beach, easily walkable
-Decent food options within walking distance
-Upstairs has a large common area to hang out in
The Bad:
-Noisey - Very noisy at night, right on main street/mission blvd
-Nothing like the pictures -Pics online are misleading, it’s more rundown inside, the couches aren’t matching, the extra beds are pull out sofas in the living room, which isn’t conducive to actual living/sleeping space
-The basement “guest area” – this add on that we paid for was incredibly disappointing. It has NO windows, NO overhead lights (lamps only), its doorway to the street is a glass business door with a sketchy metal see through door behind it. It was concerning enough that we didn’t feel comfortable having kids sleep down there. There was no door handle inside of the connecting room to the main unit and the kids actually got stuck at one point in the guest area and we had to let them out. In the event of a fire there would only be one exit, which was the deadbolted glass front door. It was dingy and creepy, especially for the additional cost.
-The Beds – uncomfortable; could certainly use mattress upgrades
-The neighbors: we received a complaint the first day when we were playing the alley way behind the townhome with our kids in the morning. It was 8 am and a neighbor complained to the management we were being too loud; so we weren’t allowed to make noise until after 10 am.
-Neighbor #2 – a lady came slamming on the front door (which opens directly to mission blvd) one evening demanding we open the door and move our car that she claimed was parked in her stall. After telling her I was not going to open the door for some random stranger I also let her know it was not our vehicle. Ours was parked in the garage per the rules provided.
Management: This was our most concerning interaction. We texted with him about our concerns with the basement guest area after we left (since we felt it was unsafe) and he became very upset and said if didn’t like it, we should have told him immediately so he could have rented it out to someone else instead! Even while we were renting upstairs with 6 small children!
