Family vacation
Overall the stay was good. For a house of that size for the amount of time we stayed there was only 2 very cheap trash bags and one till of toilet paper in each bathroom. The house was warm. The grill that was stated in listing did not work, and the parking was full of I’m guessing the pavers vehicles and jet skis, so patio was limited. But overall there was plenty of space and it was clean enough. There was a cockroach that came out in kitchen while we were there but luckily we are from the country so it wasn’t a big deal, but maybe spray for bugs.

I understand your concerns regarding the availability of supplies and the functionality of the grill.The housekeepers only leave enough personal toiletries and paper products to get you through your first night. In my home, as with all beach rentals, it is the guests' responsibility to purchase supplies for their stay.Regarding the grill, it is a large outdoor, park-style metal grill. The salt air can take a toll on all metal items exposed to it, but I assure you that the grill functions excellently. We specifically chose a large grill to accommodate families or groups, providing ample grilling space. I encourage you to give it another try next time!We conduct regular pest control, but occasionally, a pest may still manage to get in. Rest assured, we are also working on this issue."

Spacious and Clean
Overall stay was great. The place was clean and spacious. Cookware was great most rentals have cheap cookware but this one was stocked and durable. Beds galore. My only concern was the mold smell issue in the stairway coming into the unit but you don’t smell it once in the unit, just a note for those cause it was a hit in the face for us but not a deal breaker.

I contacted the host because there was no toilet tissue except what was hanging by the toilets. We had eight guests with us. I contacted her and asked about it and she said “are you joking?“ and said “you are responsible for your own TP and any other personal item you need while on vacation”. Never hear of TP as a personal item. I have never stayed at a house or a hotel or anywhere else that didn’t supply toilet paper. Also, there’s a big note about using the dishwasher only, but the host only supplied one tiny packet of dishwashing soap. When you have eight people staying at a place for five days that’s unreasonable. The barbecue grill outside is all rusted and not useable. Also, the listing is unclear about parking. It states that you can park under the house, but the host has two of her own vehicles and two jet skis blocking all the under house parking.

Know before you Book
Overall, the space is good for up to 15 people. There's a mixture of indoor and outdoor space with plenty of eating and hang out areas. All the beds were comfortable. They have tons of kitchen appliances like a blender, instapot, plenty of pots and pans, can opener, etc. There are two refrigerators and a deep freezer which is great for food storage! Here's what you need to know before booking this property:The house is freezing and you don't have flexibility to change the temp. I'd guess it was 65 degrees. There were 13 of us and we didn't have pants and sweatshirts, which was needed to be in the house. We grabbed blankets from beds to stay warm inside, but would suggest bringing blankets and warm clothes for inside.The beach is a 15-20 minute walk.Bring toilet paper, paper towels, dish soap, laundry soap, dishwasher soap, trash bags. There was enough for one day, but not more. Also bring something to wash and dry dishes.There are 15 forks and plates so unless you're going to run the dishwasher after each meal, I'd purchase disposable forks and plates.Each bed has a sheet with a thin blanket. Not a problem if you have flexibility with temperatures in the house, but because of how cold it was, there were not enough blankets. We found one additional blanket in one of the closets. Bring blankets.Bring any beach gear you want. The house doesn't include this. Renting a beach chair and umbrella is $45 per day at the beach.As long as you know what to expect, this is a good property to book.

Good house from large groups
The house was a nice size and there was plenty of parking. The tile floors are busted up, sand in every bed, and they say check out is at 10am but the cleaning lady showed up and ran us out at 9:15am.

- There are some cracked tiles in the kitchen, but the cracks are only cosmetic and on the surface. We have not replaced them yet since the tile is not broken through or chipping off.
- I have been working with a professional cleaning company for many years, and they do a thorough job of preparing the home for guests.
- I'm sorry that the cleaners arrived early. If they arrive before guests have departed, they sit in their car outside and wait for the guests to leave. They do not enter the home or announce themselves.

It was a good place, lots of room, but the whole house needs a good top to bottom cleaning. Walls had lots of stains, especially in the bathrooms and the staircase had hair and sand wrapped around the spindles. If it was cleaner, this would have been a great place.
I feel like it could be a little cleaner upon arrival the only thing I noticed was stains on the counter tops when you first walk in which gave me an impression that what else didn’t get cleaned very well. But that’s really the only reason i say that. I would recommend and outside shower so you you can wash all the sand from the beach off before entering the house. It does have a water spout but it’s down low for just your feet. Me and my family booked this place last minute so the online pictures were true. Overall it’s a pretty nice place!

The place was not very clean, dirty dishes, floors bathrooms, etc.
One thing that was very upsetting was how hot it stayed inside. They temperature would not go below 70 and with a heat index of 108, it was very uncomfortable to try to sleep at night. Even with the fans going. Also the water pressure in the showers were so weak it was difficult to even take one. Neighbors were very polite, and loved the location l. But was not satisfied in general considering we paid over $4,000 for 7 days. We travel there every month and have stayed at so many places, and paid a lot less for a nicer condo. I was just expecting better for what we paid.

-I am always disappointed hearing that guests were not completely satisfied with their stay.
-I chose to set the A/C temperature for the house at 70 degrees to avoid potential coil freeze and damage. This temperature during the summer is 5 degrees cooler than the manufacturer's suggested temperature of 75 degrees. For further guest comfort, all king bedrooms have ceiling fans alongside commercial-grade units to increase airflow throughout the house.
-Our apologies if you felt caught off guard with our showers. The two showerheads have just been upgraded and are designed to provide multiple water spray combinations in water-conserving patterns. The hope when choosing these showerheads was to allow all guests to have similar showers one after another without the usual decline in water pressure and temperature.
-We carefully set competitive rates for each property after a thorough analysis of the property itself and the surrounding area.
We appreciate you taking the time to leave a review as we are always working to provide each guest with a wonderful and memorable experience.

I had three children under the age of two and had to wash every bed in the house before anyone could lay down. Evoke did nothing to correct the issue and neither did the owner of the property. This unit said no pets when I rented it. Only to find out the owner was the one with the dog. Nasty!!

We followed up with the homeowner, who wanted to clarify that they contacted their cleaners immediately after hearing from you. The housekeepers came to the house that night with clean sheets and offered to change all the sheets and address any concerns. The owner did all they could to resolve the issue and our team at Evolve also worked with both parties to find a fair solution. We're sorry that you were still unhappy, but we are confident our future guests will enjoy their time here.
Let me say this is my first time not being satisfied with a property. Everything in this property is old and worn. The kitchen table is really bad with the poles coming out of the back of the chairs. The man who lived next door who we think was the owner stated he was very close to the owner and that they were expecting the property to be vacant. At 5:00 PM we get a knock on the door asking if we had finished with dinner because they were changing out the old stove for a new one and the shower curtain rods
Thank goodness we were eating out because it was ark ward. There is very little space in the tiny living room which looks much bigger in the pictures. If you have a big family go somewhere else.
I booked both sides of this property for a large group . I booked in August for our May Trip. In October I began trying to get a hold of the property manager/owner. I had questions about the layout of the house, the area under the house, grills/picnic tables, and the max capacity. I messaged them through the Home Away app and got an auto response that they don’t use the messaging system, so I had to call some generic number. I never could get a hold of a real person. At some point I think I found an email address, still to no avail. After a few months, I just gave up. We had three extra people who wanted to go with us and other owners have always said they didn’t mind, so I went ahead and brought them, since I was unable to get a hold of anyone.
The day we’re supposed to check-in, the property manager texts me to tell me that the upstairs bathroom in one of the properties isn’t working - they have a plumber on site and hope to have it fixed today, but the plumber may still be there when we arrive. She’s apologetic and I tell her that we understand stuff happens and not to worry if the plumber is still finishing up when we arrive. We get there and the maintenance guy is still unable to fix the problem, so the 17 of us on that side shared one shower that night and the next morning.
While we’re eating breakfast the next morning, the property manager shows up. Rather than apologizing for the bathroom debacle, she wants to know how many people we have staying and gets very upset when I tell her about the additional three people, despite the fact that I made numerous attempts to contact them.
The only other thing I’ll note is the shower heads... they definitely need to be replaced.
The property was pretty nice especially for the price and it’s a good setup for larger groups, but communication is definitely not a strong suit - especially compared to many of the other properties I’ve stayed at.

Hi Cole, We are sorry to hear that some aspects of your stay fell short of expectations, but we were surprised to receive some of your feedback. You are correct that guests cannot reach the host through HomeAway's messenger app, but we are available 7 days a week to support our guests and do not have any records of a call or message from your group. The homeowner, however, did speak to one of the adults in your party a week before your arrival to discuss the layout of the duplex. If you had mentioned that the number of guests with you greatly exceeded the maximum occupancy of both properties, the owner would have explained that the occupancy limits are set by and strictly enforced by the city. We understand that the owner did not ask anyone to leave, but you let them know that you were able to move some of your group to another property that you had also rented on the beach. There were issues with one of the showers for the first night of your stay, but you still had access to the other 3 showers in the duplex while the owner had the problem quickly resolved. As you can see from other guest feedback, the owner always strives to provide truly 5-star experiences at their vacation home, and we are looking forward to helping them continue to do so!
