We had a great time on our trip. House was spacious and exactly as expected. Short drive to the beach. Walk to the beach not bad at all even with kids and had swings and fishing spots along the path.

The house had a lot of beds, plenty of room for everyone. The only complaints we had was 1-the dishwasher doesn’t work great and 2-it wasn’t super clean. It may just be a thing there but we all felt sand in our beds from the first day, before we went to the beach. However, it was close to the public beach, restaurants and grocery store. Maybe 20 minutes from Florida if you wanna go there. The neighborhood was pretty quiet, there is no view of water but a block away is the bay so nice to go walk around there.

Condition of Rental
The house could use a better floor cleaning. Could not walk without feet covering without getting black feet. Some of the cookware was dirty with white spots and greasy. While washing before using is always a good thing, one should not be grossed out with the appearance. The bathroom toilet and towel racks and paper holders were not securely fastened to the wall.
Overall, it was a pleasant place to stay and convenient to the beach and shopping areas.
We had 13 family members there for the week and we enjoyed being close to the beach and amenities. However, the pictures shown are not exactly what we found. It is a smaller than we thought and it was not very clean. Sticky doors, messy kitchen cabinets and two bedspreads had dirt on them. There is also a very large storage crate in the LR that takes up quite a bit of space. In general it is a tired, worn- out space. The outdoor furniture is run down and it does not appear that the owners invest very much back into the property. We felt that we paid too much for the condition of the home. We have stayed in much nicer, roomier homes for less $$.
We also only had 11 towels, one dishwasher packet of soap and one roll of toilet paper in each bathroom. So we had to purchase more.
Also- it is important that it is a duplex. Our neighbors had their children running around, screaming, banging walls, moving furniture until 1:30am our first night there. The other nights it was until around 11pm, but they were up the next morning around 5am running and yelling outside. That is not the rental property’s fault- but it is important to note. Perhaps quiet hours posted may help?
I’m glad our family can make the best of situations- but it was a disappointment. It had room for everyone to sleep, but tight for all of us to hang out together in one space.

- The pictures of our beloved beach home are a true representation of the furnishings of the home. The size of the home is clearly stated on the listing, as is the fact that it's a duplex.
- The storage crate is our 'Owner's Closet', it contains a few must-have items for when we use the house ourselves. We chose to keep our belongings in here so that guests have plenty of room for their own clothing and possessions. The box is tucked under the staircase and out of the way.
- While the location of our home offers great beach access, the salt air is extremely hard on the outdoor furniture and the outside of the building. We are constantly working to keep the furniture looking nice and in good condition for guests' use.
- As is standard in the vacation rental industry, we provides a starter amount of toiletries and other essentials, and once that amount is out, it's typical for the guest to purchase more supplies. We're sorry that you found this not to your liking.
- We apologize that noisy neighbors made your stay less enjoyable. In the future, feel free to reach out to your guest contact and we can talk to them about the noise. Thanks for the feedback, and we hope you had a great time in Orange Beach!
This place is great for large families and less than 1 minute to beach. Close to groceries and shopping is a big help. We loved the bunk room for all of our kids ( 6 of them) and the two adult bedrooms were great too. Overall this is a must as it is affordable, close to everything, and very welcoming. A++

The house was a nice size for a large group. We liked the design of the bathrooms. We took our family of 13. Did not know about the 18 stairs to enter the building at the time of booking and that could be a problem for some. We felt the traffic was too bad to walk to the beach so we drove each day. The washer needs to be replaced or repaired. It does not spin properly. Upstairs was hot and had to use fans all the time, but we were told not to change the thermostat. But, overall I give it a good rating.

Great place to stay
House was clean, roomy, and had plenty of pots and pans as well as cooking utensils (we like to cook and save money).
We had a great time here and really enjoyed hanging out playing card games in the evening at the kitchen table (had plenty of room for 8 people).
This house has plenty of beds and chairs. I was very pleased with the place! I only wish it had a pool.
The neighborhood was quiet, peaceful and close to the beach!!
As soon as we checked in we noticed that the upstairs bathroom was clogged. We called the property manager and she said nothing can be done and to wait until next day. Next day plumber didn’t arrive until 11am and as he worked upstairs the roof started flooding into the livingroom and kitchen. After we frantically moved our stuff out of the way, we were told the plumber (inexperienced guy) can’t fix the issue. We called vrbo, owner, evolve multiple times (5 hours worth of attempts) and got to no solution. No relocation, no new plumber, no refund. VRBO kept forwarding our calls to travel Care who simply would disconnect the calls. Worst customer service experience ever. New plumber showed up 2 days later And threw his hands in the air stating the entire piping system needs to be redone and he can’t fix the issue.
16 people, one house, 1 shower and 2 toilets. You do the math!! It was absolutely terrible. We requested multiple times that we be shifted to seperate hotel rooms but no one offered any solutions.
We all had to wait 3 hours each day just to shower. Show up late to our scheduled activities. Some kids and adults took cold showers.
We would never recommend staying in this house. The property is in very condition. The bedding is poor, the doors feel sticky and dirty. The list goes on and on

Pros - the location was spot on! You are central to public access beach, grocery stores, restaurants, and shopping. The house had a lot of room and a lot of beds.
Cons - the house was dirty. Found previous renters trash, clothes, toys, and hair ties on the ground and under beds, and the dishwasher was full of dirty dishes. Some blankets weren’t washed either. Particularly on the top bunks. A/C is locked and managed wirelessly. We messaged but got no response back. It is not a traditional duplex. We expected the noise level of town house. But it’s all one house with a locked door between the two sides. With that being said, noise from the other renters was louder than expected. The main bunk room backs up to that shared wall and you can literally hear them talking. We rolled with it, but be aware it’s louder than you would think because it wasn’t designed to be a true duplex with sound barriers.
When we arrived to the property there was piles of trash stacked at the front door, blood on the door jam, rice all over the table, lots of knats, not enough towels to accommodate, beer cans all in the yard and at the bottom part of the porch, and no trash bags in the trash cans. We had to clean the house bc it was full of sand. I called the property manager she did send someone out with more towels but did not offer our money back for the poor cleaning service.
Very nice house and property, very clean and smelt great when we arrived! A lot of space for our family, we will most definitely stay here in the future!

We loved Orange Beach
Location is great! 1 minute drive or 15 minute walk to cotton bayou beach access. The white sand beach is beautiful there.
Upon arrival there were lots of little things that disappointed us off the bat because you are paying over $400/night to stay here. There were lots of small black ants on a windowsill, ALL the vents were very dirty, and ALL the ceiling fans were filthy dusty. The microwave is very rusted inside. The patio furniture is very old and cant lean back in them. The kitchen chairs are very very heavy and louf when you love them. There is an old pull out couch but it is broken and not usable. We sprayed bug spray all over window sill and got rid of ants. All blinds had thick layer of dust all over them . We had to put blankets over the window blinds just because amount of dust. Finally there was no wifi. It gives you directions to wifi but password was incorrect. We contacted owners by email and they told us correct password and it logged on but never had internet connection. It always said connected, no Internet. Contacted owners back again and they had no answer . Crazy we had to pay a such high cleaning fee when there is no way they are having any type of professional company cleaning the place. It has alot of parking and this unit is a duplex so u share outside property with other residents but didnt bother us at all.
Besides those issues we still had a great time. We went to beach all the time it was do close. Also has golfing close, we played up in Foley at Club One. MANY, many good restaurants like Cactus Cantina, Docs Seafood, Florabama Ole River Grill, Tacky Jack's, and The Wharf is very close as well and has great food, beef jerky,ferris wheel, shops, and ziplining there. Wal mart is close by and Souvenir City as well. Gulf shores took about 20 minutes to get to and Florabama took 10 minutes.
The trip would of been perfect if the wifi worked and house was cleaned property. I would still give 4 stars just bc of location not for cleanliness . Master bedroom is downstairs with a master bath, queen bed and bunkbed, also has 1/2 bath downstairs . Up stairs there is one full guest bath and 2 bedrooms , one with a queen bed and bunkbedand other with 3 bunkbeds..
I booked both sides of this property for a large group . I booked in August for our May Trip. In October I began trying to get a hold of the property manager/owner. I had questions about the layout of the house, the area under the house, grills/picnic tables, and the max capacity. I messaged them through the Home Away app and got an auto response that they don’t use the messaging system, so I had to call some generic number. I never could get a hold of a real person. At some point I think I found an email address, still to no avail. After a few months, I just gave up. We had three extra people who wanted to go with us and other owners have always said they didn’t mind, so I went ahead and brought them, since I was unable to get a hold of anyone.
The day we’re supposed to check-in, the property manager texts me to tell me that the upstairs bathroom in one of the properties isn’t working - they have a plumber on site and hope to have it fixed today, but the plumber may still be there when we arrive. She’s apologetic and I tell her that we understand stuff happens and not to worry if the plumber is still finishing up when we arrive. We get there and the maintenance guy is still unable to fix the problem, so the 17 of us on that side shared one shower that night and the next morning.
While we’re eating breakfast the next morning, the property manager shows up. Rather than apologizing for the bathroom debacle, she wants to know how many people we have staying and gets very upset when I tell her about the additional three people, despite the fact that I made numerous attempts to contact them.
The only other thing I’ll note is the shower heads... they definitely need to be replaced.
The property was pretty nice especially for the price and it’s a good setup for larger groups, but communication is definitely not a strong suit - especially compared to many of the other properties I’ve stayed at.

Hi Cole, We are sorry to hear that some aspects of your stay fell short of expectations, but we were surprised to receive some of your feedback. You are correct that guests cannot reach the host through HomeAway's messenger app, but we are available 7 days a week to support our guests and do not have any records of a call or message from your group. The homeowner, however, did speak to one of the adults in your party a week before your arrival to discuss the layout of the duplex. If you had mentioned that the number of guests with you greatly exceeded the maximum occupancy of both properties, the owner would have explained that the occupancy limits are set by and strictly enforced by the city. We understand that the owner did not ask anyone to leave, but you let them know that you were able to move some of your group to another property that you had also rented on the beach. There were issues with one of the showers for the first night of your stay, but you still had access to the other 3 showers in the duplex while the owner had the problem quickly resolved. As you can see from other guest feedback, the owner always strives to provide truly 5-star experiences at their vacation home, and we are looking forward to helping them continue to do so! My only real complaint would be that the kitchen could use some stuff...I cooked a lot and found myself having to buy basic things that should be in every kitchen... maybe time to inventory and reevaluate...I left a few for the next guys😁
