The Space:

This modern studio condo on the 4th floor is the perfect getaway for up to three guests, offering stylish interiors, convenient amenities, and a prime location in Playa del Carmen's new downtown area. Situated just steps from the beach, it features a private balcony with partial ocean views and overlooks a lush green area, creating a serene escape. The Menesse Sea Tower offers rooftop amenities and is perfectly positioned in a quiet neighborhood, away from the hustle and bustle of busy downtown, yet still within easy reach of trendy restaurants, inviting cafes, and boutique shops. Living and Sleeping Area

This open studio features a king-size bed with fresh linens and a comfortable sofa that converts into a single bed, perfect for a third guest. Natural light streams in through large sliding glass doors that lead to the private balcony with partial ocean views. Relax in the living space and enjoy your favorite shows on the Roku-enabled smart TV.



Kitchenette

The well-equipped kitchenette is ideal for simple meal preparation, featuring a refrigerator, microwave, stove, toaster, blender, and coffee maker. All cookware, utensils, and basic supplies like salt, pepper, and coffee filters are provided for your convenience.

Parking

Limited underground parking is available on a first-come, first-serve basis. The two surrounding blocks have parquimetro-paid parking, but free street parking can be found within a short walk farther out.

The Neighborhood:

Located in Playa del Carmen’s Luis Donaldo Colosio neighborhood, this studio is steps from Coco Beach and a short stroll to Playa Mamitas. Nearby, enjoy Que Huevos for breakfast, Negroamaro for Italian, and El Pirata for fresh seafood. Grocery stores like Soriana are close, and Quinta Avenida offers shopping and entertainment. Relax by the beach or explore the vibrant city life nearby.



Getting Around:

The nearest airport, CUN (Cancún International Airport), is approximately 34 miles away. Driving from the airport takes around 45–60 minutes depending on traffic. Rental cars are a great option, with limited underground parking (first-come, first-serve) and free street parking available near the property.



For public transportation, buses and colectivos (shared shuttles) are accessible within a short walk, providing affordable and convenient routes to nearby destinations like Tulum, Playa del Carmen’s main bus station, and other surrounding areas. Taxis are also readily available for local trips.



If you prefer driving, the property is located near major roadways, offering quick access to beaches, cenotes, and nearby attractions such as Fifth Avenue and Xcaret Park.



Other Things to Note:

- Travelers must be at least 21 years of age or older to book.

- Guests will be asked to sign a Rental Agreement upon booking confirmation.

- No more guests than those listed on the reservation are allowed.

- Guests will be required to present an official ID at check-in or during the stay.

- No smoking of any kind inside the home! Drug use and illegal activity on the premises are also strictly prohibited. Failure to comply results in a $300 fine.

- No parties, events, or excessive noise after 10 pm. Please respect the neighbors.

- Cleaning service is available at an extra cost. Let us know in advance to book it.

- Electricity is included for short-term stays (2-27 nights). Please help save energy by keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $5 MXN (pesos) fee per KW. The meter will be checked on the day of arrival and again on departure. Please be conscientious of what you consume and always turn off lights and the AC before leaving as it consumes the most.

- If you need a cot or pack an play, we can provide one for an extra fee previous notice given.

- Guests are responsible for damages that occur or extra cleaning costs as a result of their stay.

- Depending on the booking site to make the reservation, a security deposit might be required that is refunded after check-out, provided all terms are met.

- There are outdoor security cameras strictly for security and safety reasons.

- Pets or any kind of animal are not allowed.

- Pool and common area rules and hours must be respected.

- The property is located in a brand-new building, and the builder is still finishing the final details. As a result, some noise may still be heard during the daytime while construction work is being completed.



Interaction with Guests:

This is a self-check-in property using a door code to enter the building and a code to access the lockbox at the condo to retrieve the keys. The codes will be sent to you before your arrival.
