When you stay at Above The Trees, you'll spend most of the time enjoying the deck! Our house is built on stilts and towers by the tree line. The deck offers a hot tub, a dining table, and a Smart TV!



Inside, you'll be greeted by our open concept living space and kitchen area. This is entire space is flooded with natural light and modern decor. The living room has seating, an electric fireplace, and access to the patio! The kitchen is fully stocked to whip up a meal or just a good cup of coffee. Up the stairs, in our loft you will find our net seating that hangs over the living room!



After a long day on the trails, settle into one of our three bedrooms:

(1) Our first bedroom is complete with a Queen-size bed, a Smart TV, dresser, and a nearby bathroom.

(2) Our second bedroom has a Queen-size bed, a Smart TV, closet, and a nearby bathroom.

(3) The loft upstairs has two Twin bunk beds to sleep 4 guests, a Smart TV, and the net seating hangout space!



Guest Access:

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.



The Neighborhood:

Bentonville is home to Northwest Arkansas' premier mountain bike trails, restaurants, and museums.



Getting Around:

Walk, drive, or easily ride your bike to access all the amenities downtown Bentonville has to offer!



Other Things to Note:

House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000.

- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary.

- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
