Old meets Modern in this lower level/garden apt w/ a light filled bedroom in the Duboce Triangle neighborhood.
Short walk to Mission (access to 16th & Mission bart), Hayes Valley & the Castro. Local Cafes & brunch spots just down the block.
This unit sits at the back of the apartment building so you won`t have any street noise, it over looks the nicely groomed back yard you`ll share with the upstairs neighbors. The bedroom is on the small & cozy side but has a comfortable queen bed and a pretty large closet right outside the bedroom door. The living room is very roomy and bright and the kitchen is just right for two people with an extra chair in the living room in case you have a guest.
There is a Smart TV with Apps to log into all your favorite shows.
Sit on the back deck and enjoy some sun (or fog depending on the day).
Guests are required to sign a lease separate from Airbnb.
There is a $200 Management Fee that is charged with the booking. This covers any utilities that go over $150 per month. If the bill does not go over $150 per month during your stay, this money will be refunded upon check out.
The entire apartment, which is at the basement level, in the back of the building. You`ll need to pass by the laundry area to get to your peaceful getaway.
The backyard is shared, please do not use the BBQ/Grill, it`s my neighbors, thank you.

If your stay is over 6 weeks, you`ll need a required cleaning every six weeks, we will include one complimentary cleaning but you will need to pay for the rest.
Please keep noise to a minimum after 10pm. No loud music or parties. No smoking on the back deck or in the back yard, you must go to the street curb to smoke.
This is a lower level, basement apartment. You`ll go through a basement room that contains the washer and dryer before getting to this sanctuary.
Please do not move furniture around.
Let us know right away if something breaks, I`d like to keep everyone safe from harm.
Sorry but due to heavy cleaning schedules, we cannot accommodate early check ins, late check outs, or luggage holds.
Laundry: You`ll need quarters for the laundry
Right outside the kitchen window is the building recycling, trash and compost bins so you will hear people out there periodically.
-No parties or events of any kind are allowed here
-Out of respect for our Neighbors: Quiet Hours are between 10pm - 8am
-No shoes inside (flip flops, slippers, socks are fine)
-No smoking of any kind is permitted anywhere on the premises (go to the front curb outside or at least 15 feet from any dwelling)
-Turn off lights, TV, heater, & stove when not in use
-The property shall not be used by more than the number of adults and children listed in your reservation.
-No pets without our knowledge. We accept pets on a case by case basis, and require a $50 pet fee and $500 deposit. Message me for other pet restrictions.
-Conserve water, California is currently in a drought
-Recycle & Compost if there are receptacles in the unit
-Please consume or take all leftover food. Extra food beckons little critters and bugs!
-No commercial photography or filming is permitted on the property.
-Please only deposit toilet paper in the toilets please, SF has small pipes (no baby/adult wipes, floss, tampons, etc...).
-Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.
-A late check-out fee will be applied for check-outs as this will affect our cleaning team and following guests.

-During your stay of 30 days or more. If utilities (water, trash, electricity & gas) go over a total of $150, you will be requested to pay the difference if it is excessive. You can avoid high charges by turning off lights, heaters, electronics and the stove when not in use. During the winter, San Franciscans wear layers of clothing to avoid high electric bills.
-Please be aware of your energy usage, especially during peak hours which are between 4-9pm each day. Run the dishwasher, washer and dryer (if applicable) during non peak hours. We appreciate guests helping to conserve energy.
