Indulge in the charm of this Bass Lake lakefront property that feels like a summer camp! The property comes complete with a private boat dock, offering direct access to the water. Utilize the spacious dock to secure your boat or simply unwind and enjoy the lake`s serenity, with easy access for swimming. Savor outdoor cooking experiences with the propane BBQ, all while enjoying stunning lake views. This property has 4 cabin structures with 3 fully stocked kitchens provides everything you need to prepare delicious meals, including pots, pans, dishes, and essential kitchenware.
* The Lewis cabin features two queen bedrooms, ensuring comfortable sleeping arrangements. The large master bedroom also serves as a living area, complete with a sofa and smart TV for entertainment, plus a convertible queen bed stored in the TV cabinet. Upstairs, the bunk room loft offers four twin beds, perfect for the kids. For your convenience, the home is equipped with a washer and dryer.
* The Wren Cabin is a great hang out spot with large smart TV, bar with barstools, guest bath, and pull out sofa for 2.
* The Tolkien Cabin has 3 bedrooms, sleeps 7 and has a TV and living area.
* The Fox cabin is a studio with queen bed and full bathroom and smart TV.
All cabins have access to fast and reliable WiFi

Lake Safety Disclaimer:
This property includes direct access to Bass Lake. By booking, guests acknowledge that use of the lake and surrounding areas is at their own risk. The lake may have unpredictable currents and conditions. Children must be supervised at all times. No lifeguard is on duty. The property owner is not responsible for any injuries, accidents, or losses that may occur in or around the lake.

Pet Rules:
*Pets must not be left unattended in the home at any time
*Pets are charged a $20 per pet per night fee, plus a refundable $150 pet deposit after booking.
* Any damage from your pet will be at the cost of the guest and will be charged from the pet deposit.
*Guest must pick up all pet waste and must not leave pet to roam the house unsupervised. A $50 fee will be charged if pet waste is not picked up. Pets are not allowed on the furniture and an additional cleaning fee may apply if there is excessive dog hair, stains or damage to furniture.
*Pet deposit will be returned within 2 weeks of departure as long as rules are followed and damages are not found.
*Pets must be kept on a leash in all public areas (i.e. the driveway) at all times
*Pet deposit is forfeit if any pet rules are not followed

*Dock/Lake Access: there is a private dock Feel free to take chairs and umbrellas and hangout on the dock. Bring your lake toys and you can jump off and play in the water. PLEASE note, the dock is close to the open water and can get very rough. Please take the time to safely and securely tie up your boat. We are not responsible for damage in the event that your boat hits the dock.
Also, there is a population of geese that sometimes leave droppings on the dock. A broom should be located at the end of the dock to assist you in cleaning up if you wish to spend time at the end of the dock.
*If you want to launch a boat you can do so at the public boat launch for free on the opposite side of the lake or pay a fee at Bass Lake Water Sports (located at the Pines Resort) nearby.
*Please do not try to open locked doors or wonder onto the neighbors property.
* Early check-in and late check-out must be arranged in advance and will come with a charge. The Housekeeping company pays their staff by the hour, whether they are cleaning or waiting for guests to leave. In general they charge a fee of $25 per hour to alter the check in or check out time. Ask about mid stay cleans for an extra fee.
*Day visitors are not allowed so every person on the property at any time must be on your reservation. Absolutely no parties!

We are local hosts and live about 30 minutes away in case of emergencies. We are always quick to respond via the message function on the booking platform.

You will need a car to get around but take the time to walk around in the Pines Village area, you won`t be disappointed! If you are planning to go to Yosemite, you can look into the YARTS bus to avoid the issue of limited parking in Yosemite.

Bring your boat or kayak to use in the provided boat slip. The slip generally stays in the water at the end of the summer. Please note that water levels are not guaranteed and slip use is dependent on water level.

While we try to keep salt, pepper and oil stocked for your convenience, it is not guaranteed.

Chains and 4 wheel drive are strongly encouraged in the winter months and may be required if there is snow in the forecast.

Pack-n-play must be requested in advance.

Please note: some roads from the East, such as Tioga Pass and Glacier Point are seasonal and are closed October through June.

PLEASE NOTE: We have service providers (Gardner, pest control etc) who may be outside on the property during daytime hours, from time to time.

You will receive a fee request after booking to cover housekeeping expenses. The housekeeping company charges $50 for checkouts on any of these holidays.

PLEASE NOTE: We do not alter our cancellation policy for instances of rain, snow, smoke from fires, illness or family crisis, failure to get national park reservations or closures to the national park. Please purchase your travel insurance accordingly.

After booking, you will be asked to agree to a rental agreement which restates the policies detailed in this listing.

Lost and Found: All lost and found items will be kept for up to 7 days. Shipping cost and staff time to mail it back will be charged to the guest. The minimum fee to ship an item starts at $50 and may increase depending on shipping cost.
* Quiet time is 10PM-8AM
* Parking for 5 vehicles are included, any vehicle beyond 5 is $25 per night, arranged in advance (based on a availability), undisclosed vehicles are $50 per night for the duration of your ENTIRE reservation.
* Any guest not disclosed in advance of check in will be charged at double the nightly guest charge (plus taxes, $93.66 per night) for the duration of your ENTIRE reservation.
* We charge for INFANTS, please ensure you have included them as `children` on your reservation, or you will receive a fee request after booking to correct the reservation.
* No refunds for outages beyond hosts control, ex.WiFi, water electric, etc.
* Smoking anywhere on or in the property will incur a minimum $100 fee. Please smoke at the street or off site.
*Please see pet rules if you intend to bring a pet, undisclosed pets will incur a charge of $500
