Oceanfront Studio with resort amenities
Studio Northeast Corner Oceanfront condo, unit 201 Renaissance Tower in the Myrtle Beach Resort-Spring brought a beautiful update to the unit! Easy walk up and down to the second floor or take the elevator. The resort features Lazy River, bucket dump, mushroom shower, kiddy pool, 6 pools (1 indoor, 1 indoor/outdoor, 4 outdoor), 5 whirlpools, steam rooms, saunas, 2 playgrounds, tennis, pickleball, basketball, volleyball, shuffleboard, bocce, cabana bar, snack bars, game room, and more.
Our oceanfront studio condo has a lot of natural lighting and is an open floor plan with only the commode and shower being enclosed. It does sleep 6 but 2 adults/4 children or 4 adults/2 children would be most comfortable. It has a queen bed, queen sleeper sofa and the 2 bunks. It has a fully stocked kitchen with everything you should need. Linens are supplied. There is a laundry room just below on the 1st floor of the building.
2 minute walk to the beach!
Once you enter our beautiful resort, you are able to use every amenity of any part of the resort property. All 6 pools, 5 hot tubs, 3 exercise rooms etc. Just oceanfront is the Quarter Deck Beachside bar/grill where you can enjoy good food and various entertainment offered depending on the day.

The Myrtle Beach Resort has everything you need to enjoy a week or more without leaving the resort if you do not want to! It is close to everything if you do want to venture out and explore the area!
Plenty of parking onsite. During peak times, you may want to take the stairs once you are moved in to avoid the wait on the elevators, but being on the 2nd floor it is closer to the pool, deli, bar and beach anyway!
Please note this is a non smoking unit including the balconies as are all the buildings within the resort as well as a no animal resort. Service animals must be preregistered and the proper paperwork filled 1 month ahead of arrival.
We offer discounted rates for snow bird couples from November 1st- March 31st. Please message to discuss!
Daily rates are available from the day after Labor Day to Memorial Day with a 2 night minimum and cleaning fee and 3 night minimum stay from Memorial Day-Labor Day.
No animals of any kind, service animals must be pre registered a minimum of 3 weeks prior to arrival using the resort service animal request form.
No smoking of any kind in condo or buildings within resort and or on balconies. Only in designated areas outside on property.

This rental agreement is between you (the “Guest” or “Tenant”) and Martz Properties, LLC, and the owner of the LLC Desiree Steffen that manages this unit.

The Myrtle Beach Resort resides in south Myrtle Beach, SC., a gated beach front/ownership community. This unit is located in the oceanfront Renaissance Tower building. This condo is only steps to/from the beach.
This is a non-smoking condo NON- SMOKING BUILDING. The Renaissance Tower is a non-smoking building and no smoking or vaping is allowed throughout the building, balconies and common areas. Smoking is only permitted in designated areas on the Renaissance Tower property. There is no smoking or vaping in the pool area or recreational areas and only personal music is allowed. Anyone caught smoking or vaping on Renaissance Tower property outside the designated areas, is subject to a fine of $50 for the first offense and $100 for subsequent offenses which will be charged to the Homeowners account.
This is a No pet resort: Renaissance Tower HPR and the Myrtle Beach Resort have a NO PET POLICY. No animals or pets of any kind shall be kept in any Unit or on association property unless they are qualified service animals under the ADA guidelines. Therapy or comfort animals are not qualified service animals under the ADA guidelines. Therapy animals must be pre-registered before being allowed on Renaissance Tower Property as follows: (1) An application with supporting documents must be obtained from the Management Company for Renaissance Tower Horizontal Property Regime and completed 10 days prior to entry and submitted together with; (2) A Prescription obtained from a psychiatrist or behavior specialist ; (3) A certificate of Successful animal training by a Registered Training School; (4) A certificate from a Veterinarian that the animal had rabies Vaccine and Distemper Vaccine; and (5) Signed confirmation on a form obtained from Management Company, completed and signed by the owner of the therapy animal. A therapy animal MUST BE pre-approved by the aforesaid Management Company prior to entry to property. If the therapy animal HAS NOT BEEN APPROVED and found on property, the therapy animal owner shall be asked to remove the therapy animal from the premises by 5 pm the following day and the Homeowner is subject to a fine in the sum of $100 per day until the unauthorized animal is removed. If a therapy animal is approved, the animal must always be carried or crated while in the Renaissance Tower building property and on a leash outside the building. The animal waste must be picked up and carried away by owner. If the animal becomes a nuisance by barking, waste not picked up by therapy animal owner or other nuisance to other Homeowners/guests in the building or on Renaissance Tower property, or does not adhere to these rules and regulations, it will be removed as aforesaid and all fines applied to Owner.
Security Deposit
Security Deposit is the first $250 of your booking amount but no Damage Deposit is charged during the on-line booking process, your credit card will be held on-file for this purpose. (See Credit Card Authorization).
Payment Terms
A first payment is due upon booking and will be deposited upon receipt/confirmation of reservation. And a second or final payment for the remaining balance is due 60 days before arrival.
Credit Card Authorization
Guest understands and consents to the use of the credit card provided without original signature on the charge slip, that a photocopy or fax of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after the Check-out date. Charges may include: check out procedures not adhered to, unauthorized long distance telephone charges, damages to linens/furniture etc. beyond normal wear and tear; stained linens, missing items, smoke smell remediation or resort fines.
Damages
Any damage noticed upon arrival should be reported to us immediately. If damage is not reported, your credit card may be charged for the cost of the repair or replacement. In lieu of a security deposit, we will keep your credit card on file. You are responsible for any and all damages that occur to the property or its contents by you or any other member of your group, individually or collectively, while you are the registered occupant of the property. We will capture an amount from your credit card to cover the estimated cost of the repairs or to replace missing or damaged items. The amount captured will be an estimate and may be more than the actual cost of repairs or clean-up. We will provide a statement of the damages and the cost of the repairs after they have been completed. If there is a refund due it will be returned to the credit card after all repairs have been made. Damaged/missing linen charges $25.00 plus additional costs of $25.00 sheet set; $6.00/bath towels; $3.00/hand towel/kitchen towels; $2.00/wash cloth or pillow case. If the cleaning company detects any evidence of smoking in the home, you will be charged $500.00. No exceptions to this!
PLEASE BE SURE TO READ THE CHECK- OUT PROCEDURES AT THE BOTTOM OF THIS PAGE. The following provisions should be met:
No damage is done to the condo or the contents including linens.
No items are removed from the condo or are missing upon the inventory check. All towels, pillows and linens are to remain in the condo.
All condo and resort rules are followed.
No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
All garbage, debris, and discards are placed in their proper containers outside the unit and soiled dishes are placed in the dishwasher, cleaned and put away. Condo is left in a neat condition.
Reservations are not cancelled (see Cancellation Policy below)
NO PETS. NO SMOKING. OCCUPANCY IS NOT EXCEEDED.
Age Requirements
We will NOT rent to vacationing students or singles under 23 years of age unless accompanied by an adult guardian or parent. No chaperoned groups. VIOLATION OF THIS PROVISION SUBJECTS TENANT TO SIGNIFICANT PENALTIES WHICH ARE NECESSARY TO PROTECT Martz Properties LLC BECAUSE OF THE FACT THAT THIS LEASE IS A SHORT TERM SUMMER VACATION RENTAL.
Cancellation Policy
Cancellations that are made more than (90) days prior to the Check-in date will forfeit a cancellation charge of 25% of the full payment charged to your credit card to cover our transaction fees. Cancellations that are made between (60-90) days of the Check-in date will forfeit the full first payment of $250.00. No refunds will be given less than (60) days prior to arrival. Cancellations, late arrivals, early departure, or no shows, do not warrant refunds. (see Trip Insurance)
Check-In time
Check in time is 3:00 pm EST. Occasionally the property manager/cleaning staff may need additional time in order to ready the condo for your stay. We ask for your patience and suggest you have alternate plans available in the event additional time is needed. Please do not interrupt or delay the property manager/cleaning staff if they are at the condo. Restrooms are accessible down stairs on the first floor and many other locations throughout the resort.
