The whole group will be comfortable in this spacious and unique space.
This is the Unit 2 of this duplex and is a true gem, seamlessly combining the rustic allure of its century-old roots with a fresh, funky twist on barn-style living. Completely renovated in 2024, this space radiates modern elegance while preserving its rich history and character.
Part of the renowned `Valleywood Acres Inn and Cottages,` this property offers the best of both worlds – a serene escape surrounded by 18 acres of natural beauty, complete with over 6 acre private lake, the picturesque Esopus creek, perfect for outdoor adventures and quality family time.

- It`s the Catskill Mountains and there is wildlife. Bugs, coyotes and such are part of the experience. Please don`t place garbage outside unless it is in the trash bins provided.
-NO PARTIES OR EVENTS unless have consent from the owners
- NO SMOKING and no recreational or illegal drug use whatsoever on the property
- PETS are Allowed with permission. Please advise the owners before showing up with your dog. It must be leashed at all times outside, not be left alone and must not be on the furniture. Any damage caused to the property will be recovered from the guests. No exceptions.
- Please DON`T REARRANGE FURNITURE. It scratches the floor and it delays the cleaning crew (They are not furniture movers!). If the cleaning crew has to spend time putting furniture back, you will be charged a surcharge of $50
- Please treat our home and amenities with the same respect you would your own
- Please DRIVE SLOWLY and carefully on the access road and watch for playing kids
- Any evidence of smoke in the home after check out will be subject to a $1000 fine and any guests found to be partaking in illegal drug use while still inhabiting the home will be removed immediately, no refund will be issued and possible legal ramifications will ensue
- Please respect the neighbors and their property boundaries.
- Please respect the quiet times and keep the noise levels to minimum after 10:00 PM.
- Repeated noise complaints will result in removal from property with no refund
- Please notify us of any extra house guests as they must be approved before staying- you may be charged an additional fee or, depending on the circumstances, we will enforce a removal from the property for all guests immediately without a refund
- As with many Lake Houses here the lake side of the Valleywood Acres Inn and Cottages is not fenced. The edges are well marked. Adults and Children MUST be careful not to go close to the Lake`s edge as there are no railings
- There is plenty of space in front of and by the side for kids and adults to play!
- As usual, PLEASE KEEP CONSTANT SUPERVISION OF YOUR LITTLE ONES - and maybe the not so little ones too ;) as you are near the water. The lake and creek are not fenced and we do not provide lifeguards.
- Report damages and anything in non-working condition
- Please no food or drink in the bedrooms, guests will be liable to compensate host for any stains
- PLEASE USE MAKE-UP REMOVER TOWELETTES PROVIDED AND NOT THE TOWELS. It ruins them and will have to be replaced. If the cleaning team reports damaged/ruined towels we will deduct the cost from your security deposit
- It is self check in and out with a smart code that will be given a few days prior to your booking.
- Guests are required to lock all windows and doors before they depart
- No extra guests permitted unless approved through hosts.
