The Space:

The house has all the essentials to help you have an enjoyable, relaxing stay:

- 4 bedrooms with three King beds and one Queen bed!

- Smart TV in the living room, login to stream any of your favorites!

- Board games for family fun during your stay!

- Towels and linens, including beach towels.

- Great place for families! *High chair and pack n' play located on site.*

- For the business professionals, this house has a workspace to accommodate your needs.

- Cleaning supplies as requested, ample supply of paper towels and toilet paper.

- Beautiful shaded and fenced backyard, with grass and chairs to relax!

- Laundry Area w/ washer + dryer



We have a smart thermostat in place in this unit and do limit temperatures to the following ranges to reduce our environmental impact:

Summer - 70 to 85 degrees F

Winter - 60 to 75 degrees F

If this is outside of your comfort zone then this unit may not be a good fit for you.



The Neighborhood:

This beautiful gem is ideally situated one block from the beach and near top Northeast Florida destinations. Bike or walk to the prestigious Ponte Vedra Inn & Club or drive twelve minutes to TPC Sawgrass. The Mayo Clinic is a convenient eight-minute drive away. Access EverBank Stadium, Daily’s Place, and Vystar Memorial Arena with ease. A scenic thirty-minute drive brings you to historic St. Augustine. Nearby, find Whole Foods, Publix, Starbucks, and Target for all your needs. The South Beach Park and Sunshine Playground are less than a mile away, offering easy access for kids to enjoy new adventures and make friends.



Getting Around:

Jax Beach is perfect for walking, riding your bike for driving. In the event that you would like to leave the area a rental car is highly recommended since public transportation in Jacksonville is minimal.

Please contact us prior to booking if you would like to review the rental agreement.



We charge an extra fee for guests above 8. When making your reservation, please input the correct guest count. After booking, we will confirm the guest count with you. If you need to increase your guest count to more than 8, this will result in a corresponding price increase. We verify guest counts via external cameras on our properties. If we notice a higher guest count than reported, we reserve the right to charge additional fees at double the standard rate before check-in.



Additional Fee Guidelines:

• Extra Guests: $45 per guest/night after 8 guests (e.g., 9 guests would be $45/night extra, and 10 guests would be $90/night additional).



• Early Check-Ins and Late Check-Outs:

- 1 hr or less early arrival or late departure: $100

- 1-2 hr early arrival/late departure: $200

- 2-3 hr early arrival/late departure: $300

- 3+ hr early arrival/late departure: $400 or the cost of an additional night’s stay, whichever is more



Pet Policy - NO PETS - Service animals are allowed.



DO NOT USE-

fire pit in the back yard or fireplace second floor.



Guests DO NOT have access to the garage.



Please DO NOT use E bike in the bedroom closet on the third floor.



Please DO NOT touch or move items labeled display only.



For guests requiring a pack 'n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.



There is a propane grill and propane tank. Guests are responsible for refilling the tank when it runs out.



We have a minimum 7-day stay requirement for local guests. To request an exception, please inquire through your booking platform. Exceptions are made at our discretion.



Gatherings or parties of any kind are strictly forbidden at this property. Hosting a gathering, party, or event at this property will result in a $1000 fee.



Smoking is strictly forbidden anywhere on the property, both indoors and outdoors. Cigar or cigarette butts of any kind on the property or evidence of smoking  (ash, empty cigarette packs, etc.) will result in a $500 cleaning fee in addition to the regular cleaning fee.
