1. NO SMOKING: Smoking of any kind, including cigarettes, vapes, e-cigs, pipes, etc., is strictly prohibited inside or around the home. Any evidence of smoking (odor, ash, etc.) will result in an automatic $500 damage charge. The same charge applies if cigarette butts are found outside the home. Smoking marijuana in or around the home will incur a $500 fee, and details about the reservation may be reported to the appropriate authorities.
2. NO PARTIES OR EVENTS UNLESS DISCLOSED AT THE TIME OF BOOKING: As this home is situated in a residential area, we kindly request that you respect quiet hours between 11 PM and 6 AM to maintain good relations with our neighbors.
3. PET POLICIES: We welcome dogs (up to 50 lbs) in this home, but unfortunately, cats are not permitted. A $150 per pet fee will be charged. One pet must be charged at the time of booking. If two pets will be occupying the home, please message us and we will request an additional $150 after the booking is confirmed. Please ensure that pets are crated whenever left unattended. Pets are not allowed on furniture or beds, and waste must be promptly cleaned up from the yard.
4. SECURITY: For your safety, our homes are equipped with motion-activated EXTERIOR video cameras. There are no video recording devices located inside the home.
5. WEAPON POLICY: Guests must provide prior notice and obtain consent for any secured weapons before booking. All weapons present must be properly secured. Failure to provide notice or unauthorized possession of weapons may result in the cancellation of the reservation without a refund.
6. POOL: Guests must adhere to all posted rules regarding the safe use of amenities such as the pool, or dock. By booking this property, guests waive any liability claims against the homeowner or any affiliated property management entity related to the use of these amenities, including loss, damage, injury, or death.
Please note that all pools and hot tubs are serviced daily to ensure appropriate chemical balance and to keep the water clean and clear. Our service team will perform maintenance between 8:00 AM and 4:00 PM. They will not announce themselves but will discreetly access the backyard gate to complete their service. While guests cannot forgo this daily maintenance, you may request a preferred time for service or specify times you would like the service team to avoid.
7. RESPONSIBILITY FOR DAMAGE OR LOSS: In the event of damage or theft of linens, furniture, or any other items, guests will be responsible for covering the costs.
8. RENTAL AGREEMENT AND ID VERIFICATION
The primary guest will be required to complete a rental agreement and submit I.D. Verification as a part of the reservation process.
9. PRE-ARRIVAL INSPECTION: Before each guest check-in, we perform a comprehensive video walkthrough of the property. This process serves a dual purpose: first, to meticulously document the home's existing condition and cleanliness, thereby protecting guests from being unfairly blamed or charged for pre-existing damage; and second, to establish a clear baseline that allows us to hold guests accountable for any damages incurred during their stay.
10. FURNITURE: Guests are prohibited from moving any furniture. If any furniture is found to have been relocated after the guest's departure, we reserve the right to charge an additional fee for associated labor.

This was an amazing place to stay. We took our kids and grandkids and we had a great time. The beach was very close and it was great to come back and unwind. Everything was absolutely perfect. Can’t thank the host enough for an awesome place to stay. We really needed the break and this was the best spot. Highly recommend this host and location
It’s hard traveling with a party of 20 and even harder to find a place all 20 people were extremely content with. But this beautiful house made it work. There was no drama around who gets the nicer rooms, as the rooms were all equally nice. The house was clean, spacious and full of natural sunlight. We also very much appreciated the labels on all the switches! We didn’t have to try and figure out which switch went to what (I often struggle with this).The communication with the hosts was good. They were very responsive, quick to answer questions and were flexible with making adjustments as needed.100% would come back!
