This protection plan is $30 for all stays under 29 nights, and is included in the cost of your booking. Please note, guest screening is also required for any bookings made through VRBO or direct. *RENTAL AGREEMENT - We require the booking guest to digitally sign a rental agreement outlining all house rules once booking is confirmed.

*MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property.

*PARTIES - All gatherings must be limited to 12, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED.

*PETS - We do allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 fee for one pet or $125 for two that is collected once the booking is confirmed and paid in full. (Guests are required to pick up after their pet, host provides dog bag stations. Taxes are collected in addition to the fee) The yard is not fenced, but the neighborhood is perfect for walking! There is a $500 fine for any unauthorized pets.

*SMOKING: Is not permitted inside the home, a $250 additional cleaning fee will be assessed if smoking occurs inside the home.

*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.
