About this property
YOUR COUNTRY HOUSE in Palatine with garden, terrace, nature and tranquillity
We have lovingly and sustainably renovated and modernised the former farmhouse and turned it into a pearl in the Palatinate Forest. The external sandstone staircase leads up to the living areas, which are located above the former stables that now house the building services.
The spacious living and dining area is combined with the open-plan kitchen to form one room, warm and antique wooden plank flooring gives the living room a cosy feel, the kitchen is tiled in a chequerboard pattern. A 100-year-old, renovated decorative stove with a small window provides cosy warmth in cold weather. The modern, harmonious dining area invites you to enjoy long conversations over a good glass of wine, but you can also watch TV from here. The self-built kitchen is perfectly equipped with a dishwasher, fridge/freezer, 4-ring hob with oven, microwave and coffee capsule machine, and the crockery is so well stocked that amateur chefs can indulge their passion. The breakfast counter with bar stools and a view of the garden is also ideal for a quick breakfast, accompanied by music from the old FM receiver.
The brand-new bathroom is located on the upper floor, with a luxurious shower, WC, hand basin and towel warmer.
In the first bedroom, the double bed is under a skylight and offers a view of the stars. This room leads to the second room, which can either be converted into another bedroom with the new folding sofa bed or used as a cosy reading, work or retreat room.
Behind the house on the hillside is the approx. 400 square metre garden with a hillside terrace overlooking the village and perfect for sundowners.
You can park your car in our car park directly in front of the house, where there is also another large terrace that can be used.
The house is the penultimate house in a street on the edge of the village, right on the edge of the forest. There is no through traffic and very little neighbouring traffic. After a few metres you are in the Palatinate Forest and can hike on well-signposted hiking trails to neighbouring villages or avoid all the people.
Free climbers and bouldering enthusiasts can drive a few kilometres to the nearest sandstone cliffs, while mountain bikers can either make their own way or use the signposted trails nearby. There are even take-off points for paragliders in nearby Dernbach, Weyher or Orensfels.
For us, the best time in the Palatinate is from April to October with warm temperatures and exuberant nature. But from March onwards there are many sunny and warm days that invite you to escape the winter and in autumn hikers love the area for its chestnuts and mushrooms, and of course for the ripe and colourful vineyards.
Eußerthal was founded as a monastery and the beautiful church and a few buildings from the monastery still stand. History buffs can discover dozens of castles and ruins in the area, and children in particular will enjoy these hiking destinations. In culinary terms, the Palatinate is one of the top regions in Germany and the price-performance ratio is very balanced. There are restaurants in Eußerthal and the nearest large supermarket is 5 kilometres away in Annweiler.
Within a maximum radius of 30 minutes you can reach Annweiler with the imperial fortress of Trifels Castle, the beautiful town of Landau with its weekly market, zoo, Laola leisure pool, more than 200 excellent wineries on the Southern Wine Route, Hauenstein with its shoe museum and many outlet stores, the wellness world of the Felsenland-Bad in Dahn, the Teufelstisch, Jungfernsprung and other unique sandstone formations, Neustadt/Wstr with Hambach Castle, the Villa Ludwigshöhe of the former Bavarian king in Edenkoben and many castles and romantic, mysterious castle ruins in the surrounding area. In less than 60 minutes you can reach Speyer with its cathedral and technology museum, Karlsruhe, Saarbrücken, the Zweibrücken outlet centre and Heidelberg. And so much more, we will be happy to give you tips.
