The Space:

This home is thoughtfully designed to give your group comfort, privacy, and plenty of room to relax and enjoy your stay.

Upper Floor:

• 3 Bedrooms (1 King, 2 Queens)

• One ensuite bathroom attached to the Master bedroom + one additional full bathroom

• Living Room with Pull-Out Sofa Bed (Sleeps 2) — bedding and a mattress topper are available for $50 if needed

• Fully stocked kitchen & dining area

• Laundry area on the upper floor

• Private patio with outdoor seating



Lower Floor:

• 3 Queen bedrooms

• Game Room / Bedroom 7 featuring a double-over-double bunk bed (Sleeps 4, ideal for kids)

• Fun entertainment space with an arcade console loaded with 500 games and a classic pinball machine

• Second living room, dining area.

• 2 Full bathrooms

• Second laundry area located at the back entrance foyer

• This level has its own private entrance from the backyard and is also connected internally to the rest of the house

With two full living areas, kitchens, multiple bathrooms, and flexible sleeping arrangements, this home is perfect for large families, reunions, and group getaways looking for both space and privacy.



OTHER THINGS TO NOTE:

★ A security deposit of $1,000 is required for all bookings and is charged to your credit card as a hold, one day prior to the check in. The hold is automatically released 15 days after checkout, provided house rules are followed. Please read all the house & Pet rules before booking.

★ A valid photo ID for main guest is required that is responsible for the entire group staying in the unit. IDs must be submitted in the check-in form sent after booking confirmation. Failure to provide identification may result in the cancellation of your reservation without a refund.

★ Please ensure your booking reflects the correct number of guests. Pricing is based on guest count and applies to all visitors.

★ Quiet hours are from 10:00 PM to 8:00 AM. This is a family-friendly neighbourhood and we kindly ask all guests to be respectful of noise levels at all times.

★ Parking is limited and strictly enforced. Please confirm the number of vehicles you will be bringing before arrival.

★ A noise monitoring device is installed on the property to help prevent parties and maintain a peaceful environment. It only measures sound levels, not conversations or recordings.

★ The hot tub and outdoor amenities are for guest enjoyment. Please follow all posted safety instructions and shower before use. Children must be supervised at all times.

★ A crib and high chair are available upon request for an additional $50 each per stay. Please let us know in advance if you would like us to prepare them for your arrival.



HOUSE RULES:

1. Parties, Smoking & Events:

No parties, events, or smoking anywhere on the property. This includes cigarettes, vaping, e-cigarettes, and cannabis (including edibles odors inside the home). NO weddings, celebrations, or gatherings. Unauthorized events will result in eviction, forfeiture of the deposit, and a $500 per-night violation fee

2. Guest Policy:

Please ensure all guests and visitors are included in your reservation. All visitors are considered guests, and pricing is based on the number of registered occupants.

Unauthorized guests, even for one night, may result in a $100 per guest, per night charge for the entire stay.

3. Check-In & Checkout:

Early check-in and late checkout are subject to availability and must be approved in writing. Early check-in: $50 per hour, maximum 2 hours early. Standard checkout: 11:00 AM

If checkout has not occurred by 11:30 AM without approval, a $500 fee or one full nightly rate (whichever is greater) as it may effect our same-day bookings.

4. Accidental Damage :

We understand accidents happen no stress. Please inform us right away if anything is damaged. Most accidental damage is covered. Any damages not covered by insurance will be charged to card on file. Honest communication helps us maintain the home for all guests.

Following are the charges for the replacement cost if beddings are damaged or stained:

Duvet Cover: $300

Fitted sheets: $100

Mattress Protector:$150

5. Waste Disposal :

Proper garbage disposal and sorting is required during your stay.

Guests must ensure all garbage, recycling, and compost are sorted and disposed of correctly.

A Garbage & Recycling Guide will be provided in the digital guide on the day of your check in. Improper disposal may result in a $200 additional cleaning or compliance fee, deducted from the security deposit, as the city may fine or refuse collection if waste is not handled correctly.

6. Supplies: Basic essentials (toilet paper, paper towels, soap, spices) are provided to get you started. Additional supplies are the guest’s responsibility.

7. Additional Charges :If rule violations, extra guest fees, pet fees, or additional charges exceed the security deposit, the remaining balance may be charged to the card on file.

8. Hot Tub : Guests are required to follow all hot tub rules and usage instructions provided in the digital guide.

If the hot tub is left excessively dirty, contaminated, or requires special servicing or water replacement due to misuse, an additional cleaning fee of $200 may be charged to cover professional cleaning and reset costs.



Pet Rules:

1. Furniture Restrictions:

Pets are not allowed on beds or sofa beds. A $200 additional cleaning fee may apply if excessive pet hair is found on bedding or furniture.

2. Outdoor Supervision:

Pets must not be left unattended in the backyard. Please clean up after your pet. A $100 cleaning fee applies if pet waste is found.

3. Indoor Supervision:

Pets must not be left unattended inside the home. If stepping out, please bring a crate and ensure your pet is crated.

4. Noise Control:

Pet noise must be kept to a minimum, especially during quiet hours. Excessive barking or disturbances may result in cancellation without refund.

5. Approved Pets Only:

Only pets approved and added to your booking are permitted. Unauthorized pets will incur a $250 per pet, per night fee for the entire stay.
