About this property

Cool 3-BR, 2-Bath home with AC and dock in Balmoral Moultonborough

Wonderful, quiet, magical home on dirt road cul-de-sac in Balmoral Association in Moultonboro. Home has 3 bedrooms, 2 full baths, full length deck, 30 ft dock on Shannon brook with direct access to Winnipesaukee. Flat yard, no neighbors beyond the brook and no one out front of the house. Very quiet.
Main floor has open concept kitchen, DR and LR. Upstairs master (queen and futon - futon not so comfy) has slider out to deck and view of back yard and stream. Downstairs has 2nd and 3rd bedrooms and second full bath, and washer dryer. Window ACs upstairs where it can get hot, house stays nice and cool downstairs.
You can listen to the loons calling from the bay, you can hear the Shannon brook waterfall (about 5 iron away) after a rain. You can even see any fireworks on the beach from the deck.
Balmoral has a wonderful 600 foot beach, facing west, with lots of parking, volleyball and bocce courts, and a boat launch for owners and renters. The beach is fantastic for all ages. The association also has tennis courts, pickleball courts, and a kids playground - all around the corner from the house.

Sorry, but absolutely no pets.

If you have a boat, please bring! You should be able to get a max 24-26 ft boat up the stream.

There's tons to do in the lakes region. Hiking, biking, boating, jet skis, kayaking, restaurants, pubs. theatre, plus the NH banking pavilion is across the lake, Close by is golf, (Ridgewood CC), mini-golf, hiking.

Why they chose this property

I bought in 2002 not really knowing much about lake Winni nor Balmoral. I've enjoyed every minute of living here - everyone is nice, beach is fun and lake is gorgeous.

What makes this property unique

You can hear loons out in the bay at night or mornings. You can hear the shannon brook waterfall after a rain. Blue herin, turtles, geese, ducks, beavers, fish, river otters roam the brook. The moon often is right off the back deck. There are tons of stars at night, with typical wonderful sleeping weather. It's a different lake Winni experience than most.
Cul-de-sac dirt road, almost no one comes down the street. No one across the brook and no one across the street in front - want quiet? Need privacy?
Yet, wonderful association benefits include way close is the 600 ft faces west association beach that is great, with a boat launch, volleyball and bocce courts. Even closer are pickleball, tennis, and basketball courts, along with playground.
We have a dock on the brook which can house up to 26 ft boat, but also jet skis, kayaks, paddleboards, etc. - or a fab spot to read, sun yourself, etc.
Add in all the lakes region fun - restaurants, hiking, golf, mini golf, etc and you can have as busy or as quiet an experience as you want.
This place is somehow very special.
