Welcome to Cold Water Ranch! A beautiful and peaceful farmhouse where cool mountain waters flow year round. This historic home has been thoughtfully renovated while maintaining its original charm. It is easy to relax here, with a morning coffee and yoga on the balcony, to an evening bath overlooking the hillside. The exterior transforms at night, surrounded by warm lights and natures symphony, it’s the perfect place to unwind after a day spent at Lassen Park, Burney Falls, or Mount Shasta.
The farmhouse has 4 bedrooms that offer an elevated feather-free sleeping experience. Each bedroom includes: Egyptian cotton sheets, a mini split for heating and cooling, portable fan and heater in closet, full length mirror, hangers, luggage racks and a chair/ottoman.
1. First floor room with one queen, one full bed (sleeps 3 total) and a Baby Bjorn travel crib in the closet. Shares a hallway bathroom. 2. First floor room with two twin beds (sleeps 2 total). Shares a hallway bathroom. 3. Second floor room with one queen bed (sleeps 2 total). Has an ensuite bathroom with a shower and clawfoot bathtub. 4. Second floor room with one queen bed (sleeps 2 total). Has an ensuite bathroom with a shower and clawfoot bathtub.
The farmhouse has 2 living spaces:
First floor is an open concept area with a living space that includes a 70 inch television (streaming only via Roku) and two comfortable Lazy Boy couches. Three tables (6 seat, 4 seat and 2 seat) in addition to a fully stocked kitchen, coffee bar, and in unit laundry (gentle/dye free pods included). Additionally, 2 6ft foldable tables and 8 banquet chairs are located in the closet of room 1.
Second floor has an open area in between the bedrooms that offers a dedicated work space, where the door can be closed, complete with a printer and office supplies. The home has reliable high-speed Starlink internet with 100MBS download speeds. A 4 seat table with a large variety of board games and puzzles, plus a gorgeous balcony to enjoy a morning sun salutation flow (2 yoga mats included).
Complimentary items include: a variety of organic K-Cup coffee’s, tea and hot chocolate, individually packaged cream and sugar, spa quality Farmhouse Fresh shampoo, conditioner, lotion, hand and body wash, cotton swab vanity kits, laundry and dishwasher pods, wood and fire starts for the fireplace, and a first aid kit.
The fully stocked kitchen offers: 2 refrigerators and 2 ovens, a wine fridge, dishwasher (pods included), a gas cooking range, microwave, Instapot, Crockpot, Kitchenaid, air fryer, toaster, blender, nespresso, drip coffee makers for whole bean & ground coffee, cutting boards, knives, pots, pans, dutch ovens, wine glasses and drinking glasses, plates, bowls, cutlery, parchment paper, foil, paper towel, coffee filters, oil, salt & pepper, cookbooks, cleaning spray, mop, broom, dish towels, oven mitts, dish soap, and a sponge.
For children, there is a Baby Bjorn pack and play, a 4moms baby bathtub, board books, a toddler balance bike, an activity cube, in addition to child plates, cutlery, a Bumbo floor seat with a tray and a Dr. Browns Bottle Sterilizer and Dryer.
Exterior offerings: a freshly renovated garden space, a front porch with 2 rocking chairs, a large deck with 3 adirondack chairs, a 6 seat patio table with umbrella, a balcony with a bistro table and 2 chairs, a Big Green Egg Grill and picnic table (located in garden), and a garden shed deck with a 4 seat table.
Guests have access to the home, backyard, garden and the deck around the garden shed. Please enjoy any of the fruit on the trees in the garden, favorites are the apples in the fall and persimmons in winter.
As this is a working ranch, you may see individuals and vehicles behind the gates and in the field.
Being in the mountains, there is limited cell phone service. The best signal can be had on the front porch. Please utilize wifi-calling to ensure you do not miss a phone call. High speed internet access from Starlink is available.
Safety is of the utmost importance. There is a small stream that runs through the backyard under the deck, the side yard, under the garden deck, and out behind the sitting area, with several pathways to cross over. Do not leave children or dogs unattended outside, and be sure to watch your step.
As many animals have been through the farmhouse over the decades, it has seen its fair share of everything. However, in its current state, only dogs are welcome to stay, in addition to service animals. No dogs on the bed or furniture and dogs cannot be left unattended in the home or outside. The backyard is not fully fenced, please keep dogs on a leash at all times.
Guests have access to the home, backyard, garden and the deck around the garden shed. The yellow garden shed and brown storage building are locked. Please do not open or cross any gates that say “Private Property” on them.
To comply with Shasta County guidelines, the maximum number of guests are as follows:
Overnight: 9 Adults + Children Daytime: 20 Guests
Per Shasta County: the [overnight] occupancy shall be limited to a maximum of three guests, excluding children under sixteen years of age, per bedroom available to rent.

To comply with Shasta County guidelines, the quiet hours are as follows: Monday - Friday: 10 PM - 7 AM Weekends & Holidays: 10 PM - 9 AM

What makes this property unique
Welcome to Cold Water Ranch, where crisp and cool mountain waters flow through the property year round! Formerly called the "Old Wengler Place," this homestead dates back to the 1800's, and has seen a lot over its history. Babies were born here, livestock have been brought in during winter nights, and the original farmhouse and barn burned down in two separate events in the 1950's. Acquired by my family in 2016, it was the home of my wedding and part of a multi year renovation process to make it the beautiful destination that it is today. I am delighted to welcome you here and I wish you a wonderful stay!
