Welcome to the Cottage at The Tipsy Butler B&B - a newly built two-bedroom retreat designed for guests seeking a more private and independent stay while still enjoying the shared amenities and charm of our historic property.
Completed in 2025 and opened for guests in 2026 by owners Annie and Alicia, the Cottage blends coastal comfort with midcentury modern design, thrifted finds, and thoughtfully curated artwork. Perfect for couples, traveling professionals, small families, or longer Maine getaways, the space offers all the comforts of home just a few minutes' walk from the twin villages of Damariscotta and Newcastle.
The first floor features a fully equipped kitchen and dining area with everything needed to prepare meals during your stay. The bright open-concept living area is filled with natural light and includes an oversized couch - perfect for relaxing after a day exploring the coast! A half bath with full washer and dryer makes extended stays easy and convenient.
Upstairs, the Cottage offers two comfortable queen with coastal decor and local art. The full bathroom includes a double vanity and spacious shower overlooking the property's front lawn. An east-facing bonus room provides the perfect spot for morning coffee and sunrise views, or working from home if you must!

About the host
Your host
We're Annie and Alicia, owners of the Tipsy Butler B&B in Newcastle, Maine. Our shared experiences in sailing, outdoor education, marine science and nonprofit leadership have all shaped our approach to hospitality (and life!). And our dreams of owning a business together came true when we purchased the Tipsy Butler in March of 2026. We live onsite in an apartment in the main inn building (next to the Cottage) with our 20-lb terrier/whippet mix, Hobie and our flock of chickens.
Why they chose this property
We both grew up on the coast of Maine, and we love it here! We want to connect our guests to the very best of what midcoast Maine has to offer and welcome them into the heart of our community. Damariscotta/Newcastle is a special place, and the Pemaquid peninsula offers so many opportunities to get into the outdoors, enjoy culture and the arts, eat incredible seafood, shop fantastic locally-made gifts and crafts, and build friendships that will last a lifetime.

The Cottage is a beautiful and cozy getaway, and we're so excited to share it with our guests. Cottage guests have access to all of our B&B's shared amenities like our wood-fired cedar sauna and clawfoot tub cold plunge, expansive lawns, porch and balcony, and indoor shared rooms. Walk just a few minutes into town to enjoy shops, restaurants, and access to the world-renowned Damariscotta River, home to over 12 oyster farms that produce about 70% of Maine's farmed shellfish.
