Guests must select one of the following options after booking via our Guest App:

- $450 refundable security deposit, or

- $45 nonrefundable damage waiver

This process is handled off-platform and is required for all reservations.



The $45 Damage Protection Program covers accidental damage up to $450. This does not cover smoke remediation cleaning, lost fobs, parking tags, or garage openers, which are $200 per lost item.

To comply with legal requirements and maintain property security, guests may be asked to:

✔️ Complete a criminal background screening if required by ownership or management

Verification information is used exclusively for screening and security purposes.

A signed rental usage agreement is required before arrival.

⏰ Within 1 hour for same-day reservations

Failure to complete verification within the required timeframe may result in reservation cancellation.

Check-in instructions may not be released until verification has been completed.

💲 Smoking violations incur a $500 fee.

🎉 Parties, events, and unauthorized gatherings are not permitted.

📹 Exterior security cameras are in use.

📡 Noise monitoring technology is installed.

🚔 Serious rule violations may involve local law enforcement.

Applicable violation fees include:

💲 $100 per unauthorized guest

🐾 Pets are not allowed inside the apartment.

🧴 Monthly pest control service is performed once each month on a Thursday. Guests must provide access if service is scheduled during their stay.

🚗 Parking is limited to one vehicle per reservation.



🧺 Additional Policies

✨ Every stay includes professional cleaning and inspection before arrival.

🧹 Excessive cleaning after departure may result in additional charges.

Replacement fees:

🏊 Pool wristband — $50

📬 Mail delivery is unavailable because of building security policies.

⏰ Approved early check-in and late check-out requests are billed at $20 per hour and must be arranged at least 24 hours before arrival or departure.

⚠️ Unauthorized late departures are charged $100 per hour.



🏢 Community Amenities

Shared facilities—including the swimming pool, fitness center, elevators, grilling areas, and outdoor spaces—are operated and maintained by community management.

Occasionally, maintenance, repairs, operational updates, or temporary closures may affect availability without advance notice. While we're happy to report any issues, uninterrupted access to community amenities cannot be guaranteed.



🛠️ Maintenance Access

From time to time, building management or maintenance personnel may require entry for inspections, emergency repairs, preventative maintenance, or building-related service.

These visits are coordinated by building management.

Declining required access may result in a $100 rescheduling fee.



🪑 Furnishing Notice

Furniture placement, decorative accents, and certain design details may vary slightly from listing photos while maintaining the same overall quality, style, comfort, and guest experience.
