Holiday apartment on the Eichberg <br>After a day outdoors - be it a hike to the Kampenwand or a bike ride around Lake Chiemsee - you return to a place that simply does you good. The spacious apartment on the Eichberg not only offers plenty of space inside, but also outside: a covered terrace of over 60 m2 with an alpine panorama. Here you can start or end the day relaxed - with coffee, barbecue, sunbathing or just with a good book in your hand. <br>The apartment is located on the garden floor of a brand new two-family house. The house has 42cm thick outer walls, a 24m³ rainwater cistern for toilet flushing and garden irrigation and a 24kWp PV system with 24 kWh storage and heat pump. All controlled by a central energy management system to keep the ecological footprint as low as possible. However, this also means that the rooms can be heated to a maximum of 23°C in winter (if you want to protect the environment, set a maximum of 21-22°C). <br>Everything is barrier-free with parking directly in front of the house and furnished with attention to detail in a cosy country house style. On around 135 m2 of living space there are two bedrooms with comfortable double beds, a very spacious living-dining area with cooking island and a modern kitchen, which also offers ambitious hobby cooks everything - including Thermomix. To make coffee you can either use the filter coffee machine or the CoffeeB coffee system. <br>The surrounding area invites you to activities all year round. Hiking and cycling trails start right from the front door through meadows, forests and hilly foothills of the Alps. If you like it even more sporty, you will also find more challenging mountain tours nearby. Lake Chiemsee with its swimming spots, boat rentals and islands worth seeing is only a few minutes away by car/bike. In winter, cross-country ski trails are within easy reach, and the nearest ski lift is only about 10 kilometres away - ideal for a day of skiing in the mountains. <br>The bathroom has a rain shower as well as an infrared sun shower to warm up. A separate toilet provides additional comfort. Technically, the apartment is well equipped: smart home system (Loxone), central ventilation system with heat recovery and pollen filter, colour lighting, speaker system, free high-speed Wi-Fi, extra-large smart TV - everything is available to make your stay pleasant. <br>The floor is made of wood-look tiles that are very robust, but can feel subjectively cool despite underfloor heating. We recommend the use of slippers. <br>For children, there is space to romp around either in the garden, which can be shared, or on the natural adventure playground or toboggan hill a few minutes' walk away, or for older children also on the football field there. If you are on the road by bike, you will find a secure shelter and charging facilities for eBikes directly at the house. <br>The quiet location on the outskirts of the resort of Grabenstätt, with direct access to nature and a magnificent Alpine panorama, makes the holiday apartment on the Eichberg an ideal starting point for sporting leisure activities - and at the same time a place to arrive and let go. <br>Please note that smoking is prohibited in the apartment and on the entire property.<br> The apartment is located on the garden floor of a sustainably designed two-family house newly built in 2025.
