Accessible seclusion: holiday apartment with saltwater pool and wood-fired sauna
Quercia · up to 4 guests · 1 bedroom · 3 beds · 1 bathroom
Quercia (oak, for 2–4 people) is a split-level apartment over two floors, 67 m². On the ground floor, facing west, is the living room with a fireplace and futon sofa bed, with the kitchen-living room next door; upstairs the bathroom and the large bedroom with its carpenter-built beam bed. Serpolla is an Umbrian farmhouse with high beamed ceilings and terracotta floors, warmed by our wood-fired central heating. The furnishings are simple and of high quality: solid-wood furniture, mattresses of pure natural latex, walls in a light clay finish. Sustainability matters to us — old fruit crates and fishing boats have become bedside tables, and old roof beams have become beds. The apartment is yours alone; the terraces, pool and sauna you share with us and our guests. In the garden you'll find shady spots, hammocks, swings, a slackline, the large saltwater pool for swimming and our wood-fired barrel sauna. The wild thyme growing all around gave the farm its name: Serpolla. Getting here: by train to Perugia or Terontola-Cortona (easily reached from Rome or Florence airports too) — we're glad to collect you or arrange a transfer. The last 4 km are a gravel road (a "strada bianca") and passable without four-wheel drive. We'll help with the transfer or send you detailed directions in advance.
LA SERPOLLA AGRITURISMO UMBRIA Deep in the woods of Umbria, close to the Tuscan border, our farmhouse sits at about 500 metres, surrounded by olive groves, streams and forest. Serpolla was built in 1362 as a monastic hermitage and spans 65 hectares. Our water comes from a nearby spring, our electricity from the sun, and our winter heat from wood cut on the land. Wild thyme grows everywhere here — it gave the farm its name: La Serpolla.
STAYING AT THE AGRITURISMO Four apartments in a traditional Umbrian farmhouse: solid wooden beams, terracotta floors, thick stone walls that keep it cool in summer and warm in winter. The interiors are simple and refined — solid wood furniture, natural rubber mattresses, walls finished in breathable clay paint. Outside, large terraces face south, east and west; gardens with hammocks and swings, a saltwater pool and a wood-fired sauna. Yes, there is Wi-Fi, but no television.
GREPPEPPE AND THE SURROUNDING AREA Greppeppe means "hilly land" — and it lives up to its name. The nearest village, Pietrafitta, is 11 km away. Serpolla borders the Monte Peglia UNESCO Biosphere Reserve. The view across the valley has barely changed in centuries: the hamlet of Greppolieschetto to the west, Montegiove castle to the south. No neighbours for miles — just untouched landscape.
SLOW TRAVEL AND EXCURSIONS La Serpolla is a genuine hideaway — remote yet reachable, under wide skies and deep quiet. Its network of trails, laid out by the Monti del Trasimeno mountain community, invites walking or mountain biking through wild herb-scented countryside (Greppolieschetto 10 km, Montegiove 8.5 km, La Scarzuola 9.9 km). Within day-trip reach: Perugia, Città della Pieve (40 min), Orvieto, Assisi, Cortona, Montepulciano (70 min), Florence and Rome (about 2 hours each), Lake Trasimeno (50 min), the Marmore Falls (85 min). We're happy to arrange visits and excursions: wineries, saffron cultivation, pasta and cooking classes, pottery, truffle hunting, beekeeping, craft beer tastings, chocolate workshops.
CELEBRATIONS AND EVENTS The apartments can also be booked together, comfortably sleeping up to 18 guests. The terraces, pool and gardens make a wonderful setting for celebrations — we're happy to arrange catering, entertainment and more, with additional accommodation 2–4 km away for larger groups. Weddings have already been held beneath our entwined oaks.
UMBRIA AND FARMING LIFE Umbria — wild, wooded, a little more austere than its Tuscan neighbour. At its heart lie Perugia, Lake Trasimeno, the Monti Sibillini National Park, and the Monte Peglia Biosphere Reserve, home to La Serpolla. Life here moves slowly, warmly and unhurried. La Serpolla is farmed entirely organically. Beyond our olive groves, most of the land is forest, future home to our goats and chickens. Our farm family includes cats Eli and Miro, Maremma sheepdog Gioia, and her calm companion Gino. In the woods you may spot deer, hares, badgers, wild boar, porcupines and wildcats — and at night, wolves sometimes howl in the hills.
LA AZIENDA Serpolla is farmed to strictly organic principles, and we are now working towards certification. Between our 580 olive trees we let a permanent, species-rich sward grow, and we do not irrigate – living roots are what hold moisture in the soil. All around we gather thyme, oregano, wild fennel and more; from these herbs and from our oil we make infused oils that hold the scent, and the wondrous healing power, of these hills. On the old terraces, long since overgrown, a forest garden is slowly taking shape: goats to hold back the scrub, truffle oaks, ribbons of lavender along the contour lines, and saffron in the bright alleys between the olive trees. Some of our trees will need a decade to give a meaningful harvest – that seems to us the right measure of time.
