The View, Canyon, and Privacy

Our 2014 home sits on the edge of a canyon that provides solitude, wildlife, and a pleasant view across the ½ mile wide canyon. It’s on a cul-de-sac with several nearby entrances (within blocks) into the San Juan National Forest for immediate hiking, biking, snow shoeing, and cross country skiing. Our cul-de-sac is almost attached to one of the San Juan National Forest entrances with no streets in between ours and the forest.

Downtown Convenience

It's about 5 blocks on very low/no slope roads (hard packed dirt) out of the subdivision to the main paved road thereafter. Pagosa Springs is a town of two main centers- the original down town and the newer developed area of shops & restaurants. The house is 3.5 miles to the newer developed district and 8.5 miles to the original down town.

Whether summer or winter, it takes about 5 minutes to get to the “new” downtown or 10 minutes to the “original” down town area.

The Main Room

The main room is a wall of 6 large windows overlooking the canyon. It's designed to make you feel like you're sitting in the canyon.

The Mighty Sun

When the sun rises the east side of the canyon the house sits on lights up bright. The high quality shades in the main room are light colored and tone down the glare real well without darkening the room too much. The shades in all of the bedrooms are tan colored but they have the black out feature so it gets quite dark when you're ready to go to sleep. When the sun sets it lights up the west side of the canyon for a really pleasant effect.

Modern Architecture

It's hip, modern architecture at 2 stories with 9' ceilings, a granite kitchen, 31 windows for an open feel. The 1st floor has the MB bedroom/shower and a hallway ½ bath room for easy day time usage, the main living/dining room, and a gas fire place. The 2nd floor has 2 guest bedrooms, a full bath, a large "music" room and an exterior balcony. The backyard rock patio faces west over the canyon. All appliances are new and the kitchen is fully stocked.

Local Knowledge

We don't live there so what we know we gather on our own vacations along with what we learn from our local friends. We ask them lots of questions. There is a guide book that details all of the things we discover, however that happens, so that you may benefit from it. The idea being to reduce as much time wondering what/how to do something as possible. The book grows annually.

Sleeping arrangements

The master bedroom has a king size bed.
Guest bedroom #1 upstairs has a queen size bed. Underneath it is a full size futon that can be used on top of the sleeper couch, or by itself.
Guest bedroom #2 upstairs also has queen size bed.
The "music" room upstairs has 300 square feet of extra space.
The mattresses are in excellent shape. I've had back trouble in my time, I know mattress importance.

Short term Property Damage protection

In a nutshell, it costs $59 and it insures up to $1,500 of damage. To me it's a no brainer for both your party and mine. There's a catch. New policy states you have an option to buy it or not. BUY IT. If you don't choose to buy the application automatically charges your card $1,500, which you eventually get back, but let's not tie your card up with this extreme amount.

Rental Agreement

Some people have asked about a rental agreement to sign. There is a rental agreement but you don't sign it with a pen and send it back to me. Instead, the rental agreement is available to you off the VRBO site and you agree to it electronically when you pay.

Downhill skiing- Wolf Creek in 30 minutes or Durango resort in 70 minutes. Cross country/snow shoeing from as close as the front door. There are lots of other excellent options for these within a few miles. There is also a new tubing park nearby and outdoor skating options.

There is an extra room on the 2nd story above the garage. It has a 36" TV and 5 large windows. It also has a Yamaha digital piano (88 weighted keys), a Yamaha FG401 acoustic guitar, and bongos for those (like me) less musically skilled.

1) About 60% of the property falls into a canyon- the main living room is 15' from it.
2) Within blocks of the San Juan National Forest. There's a cool panoramic ledge
6 blocks from the front door.
3) 2 car garage (admittedly a tight fit for 2 cars as total width = 20 feet).
4) Our subdivision, Twin Creeks, gets its name from two cool canyons that
intersect and our house sits on one, within blocks of the other.
5) Central heat but also, central air conditioning.
6) A 2nd story family room above the garage that has its own 36” TV area,
sleeper sofa, and 5 large windows for excellent views/air flow.
7) 4 different areas for personnel space- a) main living room b) 2nd story
family room c) 2nd story balcony d) backyard deck/patio with speakers.
8) Hot water on demand system.
9) Ceiling fans in every room.
10) Various recreational equipment you may borrow in the garage, such as
3 mountain bikes, 3 tennis\racquetball rackets, basketball, baseball
gloves, helmets, 2 sets of name brand golf clubs and a football that
helps you throw like Joe Montana until you suddenly realize you actually
resemble John Banana.

A Caveat

The house sits about 10 – 15 feet from the canyon ledge. You assume full responsibility for managing all risks inherent to this canyon. So far everyone has found it to be a non issue and very safe. It has a gradual 30% slope down into the canyon, but if it is a concern email me and I will email you additional pictures that I email you. These should be sufficient for you to make a decision. I took the thumbnail picture of the house from below this canyon by carefully walking under it, so it's not that steep. An adult could walk to the canyon floor in 10 minutes.

My Mother purchased this lot in 1977 on a whim while living in Houston, Texas. She never had the chance to pursue her dream to build here so in 2014 we did it for her. I think she would approve.

My wife and two teenage daughters live in Austin, Texas. We love to be active and the San Juan National Forest challenges us to be as active as we want. For us, this area is perfect because it is cool, open, mountainous, and peaceful. Then you have Pagosa Springs- a town that offers a great vibe for escaping one's busy routine.

If our policies are slightly off for you, ask us, we're flexible.

Why they chose this property

I suppose mother Helen chose it for us. Once we visited Pagosa Springs we decided this is where we would build to escape the hot climate we live in. It's on a cul de sac next to the San Juan National Forest. It offers a variety of outdoor activities both in summer and winter and since the lot boundaries drop directly into the canyon, privacy is guaranteed.

What makes this property unique

It's just so close to the forest, next to a fantastic canyon, so quiet, yet minutes from down town with the primary highway (HW 160) 2 miles away.

You almost feel like you're living in this canyon. The architect grew up in the area and lives there today. So did the builder. The house is contemporary, hip, and designed to fit in with the environment. The canyon is the house- it provides space, peace, wildlife, wind, an overall relaxing feel.
