Oakley House has been a prominent feature of the Aldeburgh waterfront since it was first built in 1879. This luxury, Grade II listed, seaside villa offers stunning views of the Aldeburgh seafront and provides luxury self-catering accomodation right next to the beach.
Oakley House is set out over three floors and is suitable for large family groups, smaller parties and even couples seeking a romantic holiday escape by the sea. Oakley House provides spacious and well appointed accomodation. The ground floor consists of: a comfortable living room with a wood burning stove; a spacious kitchen/dining room with sea views; a double bedroom overlooking Aldeburgh's landmark Oakley Square; a large utility room and a cloakroom. The first floor provides stunning views of Aldeburgh's beach and seafront from its delightful and spacious drawing room with French doors opening onto a beachfront balcony. This floor also has a spacious Master Bedroom with a king size bed and two luxurious bathrooms with roll top baths and a walk in shower. The second floor is perfect for children, having two delightful smaller bedrooms, one with a bunk bed and the other a single sleigh bed.

Fabulous location. Perfect place to relax and enjoy the sea views. We were a group of 5 adults. We knew a couple of the bedrooms were smaller and that was fine for us. The living space was more important and you can’t fault the sitting room and its views. We would happily return. The town is lovely to wander around with nice shops, restaurants and pubs.
We thoroughly enjoyed our stay in Aldeburgh and the house was ideally located for seeing the town and local area. The beds were comfortable and both the kitchen and first floor sitting room were spacious and had everything our group of six needed. Our host was also very helpful with the few questions we had and responded promptly to our inquiries. We would happily stay again on a future visit.
The kitchen needs stocking up. There are only 7 dinner plates (there were 8 of us), hardly any water glasses and what was there are all missed matchs. No washing up liquid hardly any hand wash and very cheap toilet rolls. TV not working in the downstairs lounge, sofa in downstairs lounge so uncomfortable as springs have gone. TV in upstairs has a line down the middle of it. Upstairs beds very saggy now. Stayed here a few times but noticed the lack of maintenance this time.

Dear Laura,
Thank you for your feedback. We invest significant time, care and financial commitment into maintaining our property, and we take great pride in the standards we uphold. For that reason, it is deeply disappointing when a review does not accurately reflect the condition of the house. Public criticism that is not supported by the facts is both damaging to a small rental business and unfair, particularly when the matters raised could have been resolved immediately during your stay.
To clarify:
Firstly; Seven large dinner plates were set out (normally there are 10, and it appears three may recently have been broken, for which I apologise). However, there are ample additional plates in the cupboards — more than sufficient for 4 adults and 4 children. This did not constitute a shortage, and a simple call would have resolved it straight away.
- Eight mugs were provided — 4 of one design and 4 of another — with a full matching set of 8 also available in the opposite cupboard. Describing this as a “mishmash” is not an accurate representation of the provision available.
- The beds are relatively new, with the main bedroom mattress having been replaced just before Christmas.
- The lounge television has never been advertised as operational. It is disconnected due to unreliable reception overlooking the sea and is housed in a closed cupboard. This is not a maintenance oversight.
- The downstairs sofa has not previously been criticised. As with many furnishings, comfort and style are subjective.
We always encourage guests to raise concerns during their stay - which is why I provide my telephone details so that they can be addressed promptly and professionally either by me or the maintenance team.
Met my uni kids here for a v chilly February break. Nice house fronting beach ( small road directly in front & behind, largish car park to side) nicely and tastefully furnished.
