Holidaying with family or friends, we have places that are next door to each other to allow bigger groups to holiday together. A fantastic location on the water front and based in Wroxham / Hoveton, the heart of the Norfolk Broads. The Broads has so much to offer– rent a motor launch for a day, sailing, rowing using a dinghy we supply, fishing, great wildlife, many nature reserves for observing the unique wetland wildlife and exploring the many special places to see in East Anglia. Within walking distance you have great shops, a choice of pubs and restaurants. Travel a bit further and you have Castles, theme parks, Great Yarmouth with its many attractions. Sunset Haven is a holiday home in a superb position, just off the main River Bure, in the heart of Wroxham, Broadlands' liveliest village. With 3 bedrooms, 2 bathroom, kitchen lounge with eating area it will very comfortably sleeps up to 5 people. This is an ideal holiday retreat in the Norfolk Broads and an excellent location for sailing, fishing and bird watching. Modern and furnished to a high standard of comfort, this charming holiday home is a perfect retreat at any time of the year and guests benefit from the use of a rowing dinghy. Now with WiFi Broadband Internet access. Wroxham and Hoveton are divided by the River Bure, with the two villages generally referred to as Wroxham. It is one of the Norfolk Broads largest boat hire centres where you can enjoy river trips, hire a boat, enjoy some fishing, sailing, golf, cycling or walking with nature trails to follow. Sandy beaches can be found just twelve miles away and the City of Norwich with its beautiful cathedral, castle, museum, theatre and superb shopping is just eight miles. The village of Wroxham is home to Wroxham Barns, the Bure Valley Railway and Roys - the largest village store in the country. Here you will find riverside pubs, restaurants and shops that are just a short stroll from Waterside Retreat. The area of Wroxham is actually made up of two villages - Wroxham and Hoveton, split by a low bridge that spans the River Bure. Wroxham is often referred to as the 'Capital of the Norfolk Broads' and is an ideal location to stay at for a variety of reasons: There are plentiful places to eat and drink locally! Wroxham boasts Roys store which claims to the “largest village store in the Country”. Here you will find all your grocery needs with many products being sourced locally as well as a large department store – plenty of retail opportunities to indulge in and only a 5 minute walk. Within a 15 minute drive you could be at one of the glorious sandy Norfolk beaches or if city life is more your thing, then you could be in historic Norwich with a wealth of shopping opportunities and tourist attractions. The Broads is well known for its’ fishing activity – you should expect to find perch, pike, bream, rudd, eel and tench in the waters here. Fishing (subject to season and licence) can be enjoyed from the decking at all our properties. We would obviously be remiss if we didn’t mention the joy of just being out on the water. Within a couple of minutes walk from each property, it is easy to hire a boat by the hour, half day, day or longer. If you fancy a boat trip but without you being the Captain, there are a number of organised boat trips which leave from the centre of Wroxham or from nearby Horning.

Lovely property. Well equipped with everything needed. Lovely location although car park flooded duebto high tides upstream. Lack of recycling was disappointing. Fishing was goid but lots of small ones!

Thank you for your review and good to hear that you liked Sunset Haven.
There was exceptional rain during your stay and the river was 10-15cm higher than usual. Therefore, it is taking longer for the water to run off from the land. It has now mostly gone and only a small puddle remains.
We agree that we would like to offer recycling. As we are classed as a business it is not straight forward. We are dependant on the local council to offer a service that allows us to do.
We hope to see you again.
Really enjoyed our stay, the property is exactly as advertised. Location was fab, quiet and private yet only minutes from the town. Well supplied with cooking utensils, crockery, cutlery etc. Suggested improvements, maybe a welcome tray, milk, tea, coffee, sugar

Our week stay at this property was lovely. The house has everything you need and the view from the back is amazing. Shame it was out of season for river fishing, or I would have been having a go. Excellent host and all round property. 10/10.

Three of us and a little dog stayed at the property: We were so pleased that it really was as photographed with sweet swans and ducks visiting off the deck and boats passing by. A short, easy walk to Roy’s supermarket provided all we needed for our visit. So happy we chose this home and we would highly recommend it.
Really beautiful location plenty of shops nearby and goes distance to travel out every day. The only thing that ruined it was. It never stopped raining for three days. Totally recommend you book this cottage

Before our arrival, Paul rang to say that the car parking area was flooded due to heavy rainfall. The road was also flooded. This wasn't a problem for us as we arrived in daylight and could see where to go. Wellingtons were a necpacking essential. The house was so clean and has been well looked after. No problems at all. We thoroughly enjoyed our stay and can recommend Sunset haven.

This property is very well equipped, with everything you could need, probably almost as much as you have in your own home. It is very peaceful and so, very relaxing. There is a nice patio right on the water to enjoy fine weather evenings or meals. You can also choose to dine inside, still with the lovely view of the waterway, and watch the boats going past. The bedrooms are well appointed with large flat screen T.V's as well as the flat screen T.V. in the lounge and a comfortable flame effect fire for the cooler evenings. The shower room is very modern and very good. The property was extremely clean and tidy and we would love to book again at some stage in the future.

It was nice good location but there was problem with bedding stuffs. No extra blanket or pillow was provided . Not enough cleaning stuff as hand wash, kitchen towel . Parking is very tight as the small wooden pool make it really harder to park in and out.

Damage, rules broken and extra cleaning made this a very poor experience for our cleaning and maintenance team and has cost money to fix the damage.
Every guest accepts our rules as part of the booking process and these rules are there for the safety of our guests and to protect the cottage.
Our cleaners saw and photographed 12 people (7 adults and 5 children) coming out of the cottage. This cottage has beds for 5 people (the maximum allowed). We suspect this was why this guest commented that there were no extra blankets or pillows, as it was warm spring weather, so not cold.
Our cottages are there for the enjoyment of our guests and sometimes a small number of day-visitors. Our rules state “The property cannot under any circumstances be used for parties or group gatherings other than for the Hirer & their holiday group.” Having 12 people stay for a weekend is a clear breach of our rules. Guest at some of our other cottages reported the extra people, as they were at times loud and causing a disturbance.
On arrival the holiday leader got the front passenger arch wheel of his car stuck on one of the white posts outside the cottage. Causing damage to his car and also causing damage to the post, the gravel pathway and destroying a plant box. This was not reported to us by our guest. Another rule. We only found out as a guest at another of our cottages photographed it and let us know.
I called this guest a couple of days after their stay to discuss this and see if he wanted to give feedback or advise of any damage. He didn’t! I then discussed with him the overoccupancy and damage caused which initially he denied and then accepted.
If you have read this far, I want you to know this is the first negative review of a guest in over 15 years. We have a great team who look after our places who take pride in their work and like to hear when people enjoy their stay. We have a very high number of returning guests, some who have been coming back for 10+ years. However, these guests will not be returning.
Overall the stay was good, house/cottage was clean and tidy, view out the back a little limited, couldn't see the main river but had boats passing occasionally from local boat yard, did a little fishing from the varander caught 2 or 3 each time so that was good.
Not much of a view from the front but access into Wroxham was great just 2/3 minute walk.
Thought 4 0 clock entry was a little mean and late especially as the cleaners were waiting to come into the property at nine am on day of departure.
Knowone met us on arrival and didn't see anyone until the cleaners on the last day.
Thought there should be more instruction on how to use the equipment (especially the shower, took 3 times before got it working properly) As a suggestion I thought there should have been a night light on the upper stairs and landing as it was pitch black over night.

Why they chose this property
Wroxham is home to the Bure Valley Railway, Wroxham Barns and Roys, "the biggest village store in the world". Day boat hire and sailing tuition as well as a quality golf course are all also close by. It is also just seven miles from Norwich, with the sandy beaches of the East coast within a twenty minute drive where seals can be spotted close to the shore. Within easy walking distance, visitors will find riverside pubs and restaurants, shops and day boat hire whilst sandy beaches, nature trails, golf courses, craft barns and National Trust properties are all under 15 miles. Norwich, a charming cathedral and university city, boasts galleries, museums, excellent shopping, cinemas, theatres and a castle (12 miles).
