Fully surrounded by the hills, the property is completely fenced and has an independent entrance enjoying total privacy. The annexe and the pergola are well furnished with sofas, armchairs, tables, chairs, a wood-fired oven and barbeque making it the ideal place where to eat all together. The villa is actually ideal for large families or groups of friends who want to relax in the large park surrounding the villa, by the swimming pool or using the SPA wellness center located in the estate.
External Area and Swimming Pool In the centre of the garden there is the swimming pool measuring 16 x 8m and 1.2m deep, furnished with sunbeds, deck chairs and umbrellas. A large annexe is used as a dining room with a fully-equipped kitchen and a terrace covered with a pergola with wooden tables and chairs with also a wood-fired oven and a barbeque to prepare meals and eat all together outdoors. The tennis court and the lake can be reached on a pathway on the estate (shared with the guests in the other villa).Interior Villa Berta has been recently restored keeping its original charm with excellent fixtures and fittings, old wooden beams, terracotta floors and stone fireplaces in the halls. The villa is divided in two apartments, one on the ground floor and one on the first floor. (Apartment 1): Situated on the ground floor it has a living room with a dining room, kitchen with fireplace, TV, DVD player, 1 double bedroom with extra single bed, 1 bathroom with bath and shower, 1 double bedroom with bathroom with shower, 1 bedroom with twin beds with bathroom with shower. (Apartment 2): Situated on the first floor of the villa it has a living room with dining room, kitchen with fireplace and TV, 2 double bedrooms one of which has a bathroom with shower, 1 bedroom with twin beds, 1 bathroom with shower. (Annexe 1): It is on the ground floor and has a kitchen, 1 double bedroom with extra single bed, 1 bathroom with shower. (Annexe 2): It is on the ground floor and has a living room with a dining room with 2 single sofa beds, a kitchen, 1 double bedroom, 1 bathroom with shower. (Shared annexe): Always belonging to the villa even this annexe is in the garden and all on the ground floor and has a living room, kitchen with dining room, WC and a large solarium terrace.
Location The house is on an estate spread over about 66 hectares amongst woods and cultivated fields in the Casentino area, rich in history, such as the sanctuaries of La Verna and Camaldoli.
Facilities The villa is provided with wi-fi Internet connection, central heating, car park on the property, and a SPA wellness center located in the estate.
Services Included in the price: bathroom, bedroom and kitchen linen (with weekly change), beach towels for the pool, Internet connection, wood for barbeques, daily cleaning of the pool and garden, maintenance of the tennis equipment, electricity, water and gas consumption, tennis court and use of the lake for fishing with the guests’ own equipment, the use of the organic kitchen garden on the property, nature itineraries on foot. If requested, and to be paid for on location, it is possible to have cookery courses organised, dinners, weddings, a maid, a baby sitter, use of the SPA wellness center (only available with advance booking) with Jacuzzi, indoor salt water pool, chromotherapy shower, sauna.
Important information Check in has to be between 3.00pm and 8.00pm. Check out by 9 am. The swimming pool is open from 01/04 to 01/11. The SPA can be used up to a maximum of 8 people from 2.30pm to 6.30pm. Access is allowed to people over 16 years of age.Activities and Attractions There are many activities you can do on the property: tennis, hiking in the woods, cycling, fishing, well-being itineraries, but it is also an ideal starting point for excursions in search of gastronomy and typical products or of all the small villages and monasteries of the Casentino such as the Vallombrosa Abbey, the holy Hermitage of Camaldoli and the Sanctuary of La Verna. You can go on a large number of excursions in the Parco del Casentino and the cities of Arezzo and Florence are within easy reach. The accommodation grounds were gorgeous and well maintained. The barbecue and pizza oven were excellent and were cleaned daily. However, the accommodation is a bit tired. There were leaks in the roof of the kitchen and the boiler in one of accommodations failed twice leaving the bathroom with no hot water. The host was quick to respond to queries and arranged padel courts for us.We used the heating on 4 days as the weather was inclement but found it very expensive. We were charged 295 Euros.Make sure you read the booking conditions.The pool was in a gorgeous setting but was too cold to use in April.Check out at 9 am seemed very early and cleaning staff arrived earlier than that.
