SLEEP 25 in BEDS. NEW FOR 2025: remodeled kitchen, new kitchen Island w/seating, all new appliances including beverage center. New outdoor hardscaping and landscaping. NEW PICTURES JUST ADDED. 3 Porpoise Pl is located in downtown Cape Porpoise, an ideal location for family reunions, or similar gatherings in Kennebunkport, such as EAT AROUND TOWN, CHRISTMAS PRELUDE, and of course SUMMER VACATION,
LUPINE LODGE has 10 bedrooms, plus a den with a king sized sofa sleeper with doors that close for privacy. Downstairs there are two bedrooms with King sized beds, one with a Queen, and one bedroom with a single and bunk beds. There are two full baths and two powder rooms on the first floor. Upstairs Lupine lodge has 6 more bedrooms, two with King beds, two with Queen Beds (the Queen bedrooms have private bath ensuites with showers), one with twin bunk beds and a single bed, and the last with a Full sized bunk bed (Bottom is a FULL, top isa twin and there is an additional twin bed. There are four more full baths upstairs. So, this totals 6 full baths and 2 powder rooms.
Downstairs there is a massive 40 foot Great Room with two fireplaces, two screened porches and a large deck. Lupine Lodge has a new remodeled kitchen with new stainless appliances (as of May 2025) and granite countertops. IT also has a large kitchen island with extra seating. Lupine has an oversized Weber gas grill on one of its decks with a direct gas feed so you will never run out of fuel! On this deck is a table with chairs that can seat 10, and a commercial picnic table that can seat 10-12, In addition, the screened porch which leads to the deck and patio has a large table with bench an that can seat another 8. So outside you can seat at least 26 next to one another as you dine. There is also another screened porch off the large Great Room with plenty of lounge seating.

And while located in the very heart of Cape a Porpoise within two blocks of town center, the house is surrounded by woods and natural Maine habitat. Walk behind the house on your own path to Bradbury’s market or the Church on the Cape. Or walk two blocks on the sidewalk to the ever popular Wayfarer Restaurant, the Captains restaurant for great seafood and home made desserts, or Cape Porpoise kitchen for morning pastries and coffee, take out sandwiches for your beach picnic, or take out prepared foods for dinner. Nunan’s Lobster is 4 blocks away and the Cape Porpoise Ice Cream shop is a dangerous 3 blocks from Porpoise Place. Or head up the street 2 blocks to Langsford Road Lobster and wait while they cook the freshly caught lobster you just picked out. If you are up for a half mile walk or bike ride you can head up Pier Road, enjoying beautiful views of CP Harbor, until you arrive at the working fishing/lobstering pier where you can watch the fishermen in action, sit out on the benches and view Goat Island Lighthouse, listen to the melodious fog horn, launch a kayak or indulge in the three renowned eateries–upscale Ultramar, with gorgeous views of the harbor, Casa 77, a very popular bar with lots of sports and other memorabilia, including autographs all over the walls of some of sport’s most acclaimed…and of course, George and Barbara Bush, or Cape Porpoise Chowder House where your food is made to order and brought out to you to eat while watching the boats and harbor.
If you want to head to the beach, you can buy your weekly pass at the Kiosks near Goose Rocks Beach or Kennebunk Beach, or in Kennebunkport Town Office. lf you want more beaches-- 3 miles in the other direction is Kennebunk, Gooch’s & Mother’s beaches. And if the restaurants and shops in Cape Porpoise aren’t enough, drive less less than 3 miles to highly acclaimed Earth restaurant at Hidden Pond (reservations up weeks in advance so keep that in mind), the Tides at Tides Beach Club. And don't forget about DOCK SQUARE, Kennebunkport's bustling village just 2 miles away. book With its numerous restaurants, shops, rental boats and site seeing, it is a perennial favorite.

Remove personal items, remove leftover food and drinks and take out the rubbish

Put linens in pillowcase and leave in bedroom where you used them
Put used towels in tub of bathroom where used. If you can place beach towels (NO SAND) in washer and start it before you leave.
Stack dishwasher and start it before you leave.
Failure to complete these may result in a negative review from the host.

Former "Corporate America", I retired after 30 years and started designing, building and renting seasonal beach homes in Cape Porpoise village. I employ ONLY local people to help provide work for many who could not otherwise afford to stay in the Village that we all cherish. In my former life, we moved 12 times for my job, and I traveled extensively all over the world. From this I learned what I liked and didn't like staying "away from my home". I designed Lupine Lodge and Chickadee with those learnings in mind, trying to anticipate needs. I am sure I will get feedback about what to change or add etc, and I will always continue to try to improve.
Why they chose this property
A little house in town on over 1.5 acres came up for sale. The house was not up to code and could not be altered in size or location, and needed considerable work to make it clean and safe. So, the house came down and I created a private road--Porpoise Place off of Langsford Road. That private road now leads to two private driveways--one to Chickadee Cottage and one to Lupine Lodge. Both sit far back on the lot and overlook forever wild. Yet, 1-3 blocks away are 4 restaurants, a fish house, a market, an ice cream store, the library, an art gallery, and a wonderful gift shop--Farm + Table, etc. You can walk 1/2 mile to the Pier where here are 3 more restaurants, a working lobster pier and a gorgeous view of the ocean and Goat Island Lighthouse.
And in a 2-4 mile drive you have access to the most popular Kennebunk beaches--Goose Rocks, Kennebunk Beach, Mother's Beach, Gooch's beach, Colony beach.
