Nicely appointed home with rustic, mountain friendly decor perfectly located to enjoy all of the activities and breathtaking expansive mountain (from the living room and front/North and Northwest) views that Grand County and Rocky Mountain National Park have to offer.
Located between Winter Park and Grand Lake. Down the road from Hot Sulphur Springs and further yonder is Williams Fork Reservoir. Devils Thumb Ranch is about 10 minutes away with amazing cross country trails, a wonderful spa and restaurants for you to enjoy. Situated literally in the heart of Grand County allowing boundless amenities all within approximately 20 to 45 minutes. 2 minutes from our driveway to Sol Vista Ski Basin or the Headwaters Golf Course. Further yonder is about 30 minutes is Monarch Lake. There is no shortage of fun and adventure in any direction you choose to venture.
Staying close to this home away from home there is a convenient City Market just at the bottom of the hill, which includes a Starbucks, McDonald's, Liquor store and Subway, so you shall not be far from all the comforts of home.
Winter Fun: Enjoy Family Friendly Sol Vista Ski area (Magnificent Colorado Skiing without the long lines and known as the best place to learn to ski) just two minutes away or enjoy Winter Park and Mary Jane skiing just 25 minutes away. Acres and Acres of Cross Country skiing available at Sol Vista, Snow Mountain Ranch (ten Minutes), and Devil's Thumb (20 minutes). Other winter wonderland activities include snowmobiling, sledding, tubing, sleigh rides, dog sleds, ice fishing, hot springs, and more.
Fall and Summer: Colorado's Mountain Bike Capital. A Golfer's paradise with four amazing golf courses to choose from, (Headwaters at Sol Vista - 18 hole, Grand Elk - 18 holes, Grand Lake - 18 holes, and the Fairways at Pole Creek - 27 holes). Hunting, Hiking, Horseback riding, Hot Air Balloon Rides, River/Lake Fishing, Alpine Slide, Climbing Wall, Hot Springs, Swimming, Rafting, Kayaking, boating, water-sports abound, the changing of the Aspens (you gotta see that)... the list goes on and on.
The house enjoys a king bed in the main floor master and the two bedrooms on the second level offer a queen in one bedroom and bunkbed plus twin with a trundle under the twin bed in the other upstairs bedroom. Sofa also converts to a full sleeper.

HOA NOTES REQUIRED: Trailers, campers, RV's, boats, cannot be parked on the property for more than 24 hours. All vehicles must be parked in driveway overnight. ATV's, dirt bikes, snow mobiles and any other off road motorized vehicles are not to be driven on community roads and properties. No loud outdoor noise between 10pm and 8am daily. Outdoor lights should be turned off by 10pm. Guests must adhere to all county fire bans. Fireworks are NEVER permitted. There is no firepit and will be $100 charge per cigarette butt found upon guest check-out due to wild fire dangers.
County license allows no more than 6 vehicles of any kind on the property.

Thank you for allowing us to stay at your home. It was very comfortable and clean. We were happy to be able to grill steaks and enjoy the hot tub after snowshoeing.
We enjoyed our stay at Granby. House was clean and spacious for our family. Awesome views from the hot tub. We will stay here again when we are in the area next time.
The house was nice and met our needs, just couple things to note.1. the fridge was full of food when we arrived, so we had to throw it out to make room for our food.2. We had planned on leaving early in the morning until we realized we had to wash & dry the bedding and towels. If we rent the house again, we would probably bring our own bedding and towels so we can leave earler.3. It would have been nice to have either salt or sand to put on patches of ice at the entry.

Hi Gary, thanks for your feedback.
I do need to point out that you made no attempt to contact us at all during your stay, as a matter of fact we request that you reply to the booking confirmation to ensure you have read the materials regarding this property - you were not expected to wash and dry the sheets unless you made a special election in reply to the booking confirmation. So I think there may have been some confusion there - thank you for washing and drying the sheets though.
Additionally, guests buy groceries and ADD them to the staples that are kept in the fridge - of course I do not know if you threw away all of the staples or not but I think it would be hard to completely fill a side-by-side fridge but I'll take your word here - again, since there was no prior communication to go off of.
Additionally, there is salt in a plastic container in the garage, as most mountain homes need to keep a good stock of that around - I am sorry you didn't find that - again, communication would have been paramount there.

On our arrival the driveway was not thoroughly plowed and there was ice buildup on the front steps and sidewalk. The absence of a handrail made entry treacherous.The home was quite cozy but there were far too many personal decor items, it appeared cluttered.The living room fireplace was inoperable and a big disappointment. The oversized dining room table made it difficult to navigate. The indoor parking was a plus! The setting/neighborhood was pleasant and quiet. It was easy to access recreational activities.

Thank you for sharing your thoughts. It is unfortunate that you maybe didn't read all of the information about this property - it is in a Colorado Mountain community and it is a dirt driveway - we have never had any complaint as most understand they cannot plow all the way down or they drag our dirt and gravel. Additionally, it is stated in the guest information that there are no services available up there, in the mountains, who shovel walkways, it is made clear that only guests staying there are responsible for the deck, porch, etc. Further, our property has to PASS an annual inspection, so there are no violations for handrails. Perhaps a local hotel would have been a better choice for you as they have asphalt - or in the future maybe ask the owner about the driveway to be sure it is more like a city situation I suppose.
As for the decor - I think if you read through the reviews you are the first to complain as most really appreciate the antiques and natural horse settings that are in the property - by the way - it is a PERSONAL second home that you elected to rent.
You were the first to notify us that the GAS fireplace was not functioning properly, even communicated with us directly to NOT attempt to have it serviced during your stay. It is also a small amenity, you were not charged extra in anyway for the gas fireplace.
The oversize dining table is to allow for sufficient seating for the larger parties that rent.
Overall I think your expectations reveal more about you and the type of property you might be looking for in the future, as your personal subjective view does not really align with our majority of 10/10 reviews for this very popular mountain home. Best of luck in your future travels.

This property was conveniently located for the activotes we wanted to participate in. The host was very communicative about the house and access, etc. The kitchen was well set up with all the essentials and the hot tub was an added bonus! We loved being able to travel with our dog and had good space to walk her around the yard/property.
We had a great stay at this property and would definitely stay again. The house and location were perfect. It had everything we needed and it was really nice to be able to bring the dog. The beds were comfortable, hot tub was great and kitchen was well appointed.
The house looks even better in person than the pictures! Clean, good neighborhood/location, nice views, big hot tub, had everything we needed for our weekend in the mountains.

Hello, we are John and Sharon, we have 5 children (currently (2022 ranging in age from 23 to 40), 6 grands (a 11 yr old, two 7 yr old's (born to different parents), 4 year old twins, and the newest born June 2021), 2 dogs (Shar-pei's and Pit-mix -all rescues), and 1 box tortoise found in our garage one morning about 5 years ago.
Why they chose this property
We purchased the Granby home back when our kids still thought it was cool to hang out with us. They learned to ski or snowboard and we had a lot of fun tubing at various places around the sub-division as well at the Fraser Tubing hill. Our goal was to create this wonderful time and memories with our kids while they were still young. While our kids still love us they have moved on to their own growing families. So now we get to enjoy the property (occasionally) just to relax and our now adult children, with children can enjoy it on occasion too. We hope that you and your families will enjoy making mountain memories too!
What makes this property unique
It is incredibly relaxing, no matter what time of year. We put a lot of effort into creating a warm homey and inviting atmosphere that ourselves and our guests could appreciate. We wanted to combine a rustic feel with a touch of luxury and comforts of home. There are properties that are far more rustic, and properties that are on the higher end of the luxury scale, we wanted to combine both with country charm in this home. Grand County is a four season vacation spot and we love being able to take advantage of each season. We love being able to share the experience with our valued guests and hope you feel it is your home away from home too.
