This was a beautiful house in a wonderful setting with horses grazing outside. There were toys for kids, a nice kitchen, comfortable beds, great living space, and easy access to local attractions. The host was so responsive.

This was our second stay. The area is quiet, as well as beautiful. The home is accommodating and big enough for a larger family. The host is very responsive and very easy to deal with. I highly recommend this place.
The house and property was perfect getaway for my sisters and mom and I to reconnect. My mom always dreamed of visiting Kentucky. To provide her an experience of staying among horses, feeding them, and loving on them was invaluable. The host was amazing and super flexible. We will definitely go back and stay again.

Great location in Horse country!! The house was in need of some attention. The front glass door was falling off and wouldn’t close, the outside entry stairs are in disrepair and need to be redone, and the master bath facet was really leaking.

Beautiful horse country scenery!
This is an older home that has been remodeled and is situated in a beautiful area near Lexington. The view out the windows is just like you imagine Kentucky horse country to be! We found it very convenient for our travels to the horse farms and distilleries, yet out of the hub bub of the City. The layout is a little different since it's an older home, but it works ok. The larger bed is upstairs and the bathroom is downstairs, so be prepared for getting your exercise. Emily is just starting to rent this out, so she's working on the details, but very hospitable. Also Wifi was not available for our visit, so be prepared to use your phone data.

We stayed 4/16-4/21/2026. This house needs work. Listing photos are old! I’m listing issues due to length constraints:No front door light/exterior lighting Uneven front steps, no railing, pavers are treacherous, had to pull my mom (79y/o) couldn’t get in/outHot water for 2 quick showers then ice cold. Owner’s response: It can usually handle two showers at a time then needs a couple hours to refill and heat… I have thought about getting a new heater but unfortunately anything "new" these days seems to only last a year or two and holds up worse than the older models. Darned if you do darned if you dont! Listing differences: Couch pictured not same. This one was a giant square u had to crawl across to sit down. Impossible to sit normally on. No CalKing, no fire pit, no beach towels for hot tub, 2nd bedroom cluttered w/toys, no horse treats left, NOT a fenced yard. Expired food in fridge, one old used kitchen sponge, bed pillows were old, wall peeling from leaking faucet in bathroom. The horses: not as pictured…mini had muzzle on face and horse had halter with long, large rope attached that never came off, they were in small fenced area (we think 24/7) never in barn, filthy water tub, basically ignored. It was sad. Suggestions: iron/ironing board, fix steps, add exterior light, vacuum floors, new pillows, additional towels/washcloths, new couch, provide place to put suitcases on instead of floor, new hot water tank!I could go on but at character limit

This review is being assessed by VRBO and Expedia for multiple false and defamatory claims. Unfortunately it has become increasingly difficult to flag false or misleading reviews. In 9 years of hosting this home, we have never experienced negative claims made such as these.
This guest was incensed that 4 people could not shower simultaneously and back to back without losing hot water. While this home does comfortably sleep 8 people, it is still a home vacation rental with one hot water heater.
There are no plumbing, stair, or safetly related issues whatsoever in this home.
The property is FULLY fenced.
The master bedroom has a Kluft Cal King mattress, it measures 84" x 72."
Our horses are our pride and joy. They are loved and cared for daily. Many horses in the bluegrass region are sensitive to the high sugar content in early spring grass, including our beloved mini, LD. He frequently exhibits symptoms of pain and laminitis if he isn't muzzled for a few weeks in early spring. He still eats and drinks plenty, but this allows us to let him stay outside in the pastures (where he and all the horses prefer to be) while reducing his high-sugar grass intake.
Thoroughbreds thrive on this nutrient dense grass which is why this area is the thoroughbred breeding capital of the world. But other breeds and varieties can greatly struggle with it.
Velvet, our little filly sharing a pasture with LD, is just learning "the ropes." She is just a baby and timid about being caught, haltered, and led sometimes. Letting her wear her halter and lead for longer periods is common practise among breeding and training farms. It helps get them used to it while having no pressure.
We are always happy to answer guest questions, and offer interactions with the horses during guest stays.
We have always had high marks for cleanliness, and regularly replace towels, sheets, pillows, etc. as needed. Beach towels for hot tub are stored in the open shelving in laundry room.
We did get a new Kova pit couch. It is lovely and very comfortable. Unfortunately this guest could not figure out how to slide the center ottoman which slides out easily. I will update the listing photo of the couch!

The house was very clean and had the amenities we needed for our stay.
The property was exactly what we expected and was surrounded by beautiful horse farms as far as you could drive.
Would definitely return if we were in this area again.
The farm stay was pleasant and relaxing. The horses were friendly and there was a chicken that loved people. There was lots of space and the beds were very comfortable. Taking a walk down the road to see the other farms in the area was beautiful during our spring stay. We planned to make many of our meals on location and the kitchen was mostly stocked. We purchased a drain stopper and needed to use a bathroom hand towel for the kitchen. We also left some new handsoap for the next guest.
This is a beautiful home with nice views and all the amenities including fresh eggs every day. Great communication and very flexible throughout our long stay.
House was really well kept, clean and host was fantastic. Lovely rolling hills area if you prefer to be a bit further away from the city but close enough to get there with ease.
