The Space:
A spacious, comfortable home in the central Springfield neighbourhood, made for larger groups and families - and with a lovely Rotorua twist: it's warmed throughout by natural thermal heating, with individual heaters in every room, so it stays cosy right through winter. Out the back there's a thermally heated plunge pool to enjoy year-round, plus a patio and BBQ for relaxed evenings outside. The ground floor has an open-plan kitchen, dining and living area that opens onto the deck and garden through French doors, and there are five bedrooms spread over two levels, so there's plenty of room to spread out. It's an easy, central base with everything close by - Te Puia is just up the road and town is only a few minutes away.

A car is the easiest way to get around, with an internal-access garage and off-street parking. By car, Te Puia is just 2 minutes away, the city centre around 7, the Redwoods about 9, Skyline roughly 11, and Rotorua Airport about 13. Central Rotorua's restaurants and attractions are all close by.

Susan was very welcoming and helpful with lots of information sent out prior to our stay! It was the perfect location to get into the city centre in a few minutes. Very spacious, clean and tidy!
Warm, comfortable and close to town and activities
There was plenty of room for the whole family. It was nice and warm as we went in winter. The kitchen was lovely and had everything tou needed. If we were going to stay longer having the drying room would have come in handy. Plenty of parking and secure

This place was great for myself and my 4 teenage kids. It had lots of space to spread out and relax. Some of the appliances are getting a little tired, but they did the job. Kids enjoyed the thermal pool.

We really enjoyed arriving to a lovely warm house after a wet,cold trip.The rooms were very spacious and we had everything we needed. This house is great for an extended family. There were a couple of issues when we first arrived but they were dealt with very promptly. We would be happy to recommend it.
Great location & clean tidy property - great service from the people looking after it who sorted a fridge issue immediately. The "plunge pool" is a very shallow hot pool - not so good for cooling down as I had expected - but the lakes are perfect for that!Would happily come stay again :)
Well located Bach, plenty of space. Clean and bright. Well supplied with 'essentials' and included linen towels were good quality. Plunge pool is small and needs a coat of paint, but was clean and fun to use with the kids. The property itself is in need of some minor maintenance here and there, but was more than adequate for our needs. Generally recommended for larger families.
Ideal accommodation for us. We were attending a conference.Comfortable and clean. Had a few issues with electrics.Thermally heated but older house, older wiring. Some power points did not work. Heating and fridge went off. Found fuse had gone. Perhaps owner can look into this. We will stay here again.

We are two families (5 kids) that love to head to Rotorua each year. Upon arrival we find that the hot spa is not working and unlikely to be able to be fixed during our stay. Being one of the reasons for booking this property we were pretty disappointed. Susan and her team were brilliant. We moved to a new property the next day. (Which I would love to review and we will try to head there each year from now on).
I can't thank the team enough for such great communication and helping us continue our Rotorua holiday tradition with 5 very happy and occupied children - even though they have returned a little like prunes from all their hot tubbing ;0.
Communications were fantastic, the house was ultra-warm thanks to the geo-thermal heating. Incredibly comfortable beds/pillows in each room and fantastic linen. The hot pool was used a lot by our team.
One of our team members is a lighter sleeper so the noise from road traffic and the geo-thermal system kept her awake but everyone else slept well.

Cool house, needs some maintenance here and there.
A bit disappointed that we weren't told about the plunge pool being broken, cold water only.
Also radiator heaters weren't going, no hot airing room to dry clothes, had to use oil heaters.
Also a broken dog door on one of the bunk rooms.
Beds are very comfy, cool set up.
Handy area.
Kitchen was well stocked with dishes etc.
Clean and tidy.

Thanks for your feedback Lani. As you're aware, the thermal bore which supplies heat to the radiators and the pool went down for a period. A new bore has been drilled and the system is now back up and running. We also had the dog door removed and replaced it with a solid pane of glass so everything will be up and running as normal for your next stay. Thanks Jason
Our stay was great, nice place with plenty of room for us all, the pool was an added bonus! Unfortunately the internet wasn’t working during our stay but it was a fault with the network so nothing the owners could do about it
We had a great time staying here with our 2 grown up children and their partners and our 2 younger children. Plenty of room for everyone and even enjoyed friends visiting and staying for dinner. This would also be brilliant for 2 families. Would be good to maybe have a large outdoor table setting to entertain in Summer outside and if there was a pool table or table tennis table in garage it would have been even better. The plunge pool was a lot smaller than we had thought it would be from the pictures but still was lovely.
