Located in a quiet court, “Summers Inn” is not only close to the beach, but also just a short walk from the shops, supermarkets, cafes and restaurants in busy, bustling central Cowes. Some of the many features of this lovely home are detailed below:
Indoor Areas
This single-storey home (with 3-4 stairs to access the front door) has a large open-plan Kitchen/Dining/Living room (with two plasma TV’s, both with DVD players and a coonara-style wood heater), leading onto a shady outdoor Deck area. There are five spacious bedrooms; the master has a WIR and an en-suite (with shower and toilet) and two other Batnrooms (each with a shower & toilet), plus a fully equipped Laundry (with washing machine and clothes dryer).
Outdoor Areas
Outdoor living is catered for as well, with a shady deck opening off the living room. This outdoor space is equipped with a gas BBQ and an outdoor setting. There’s a double carport plus driveway so plenty of space for car and boat parking.
Kitchen
The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, toaster, kettle, etc. plus a sink, fridge, dishwasher, electric oven and cook top.
Heating/Cooling Systems
The home is equipped with a reverse-cycle split system unit in the living area and separate heaters in each bedroom, electric blankets on all beds (bar top bunks), 5 ceiling fans (one each in the two living rooms and bedrooms 1, 2 and 3) and 3 stand-alone fans. Additionally, there is a coonara-style wood heater, complete with fireguard and wood supplied.
Bedding Configuration
This home has 9 beds, accommodating up to 13 guests:
Bedroom 1: One Queen bed Bedroom 2: One Queen bed Bedroom 3: One Queen bed Bedroom 4: One set of Tri-bunks Bedroom 5: Two sets of Single bunks
Please note: The Tri-bunks have a double bed base with a single bed above it.
Linen
It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.
Peak Periods
Please note that during the peak summer period and other peak times, check in times are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.
Functions, Celebrations and Schoolies
Please note that the home is not suitable for celebrations, parties, or large events. The home also does not take bookings over Schoolies, irrespective of whether school-leavers are part of the official Schoolies Program. All bookings are subject to approval, pending Guest verification process. Local council restrictions are in place for this property, and compliance is mandatory.

The location of the house is perfect! We had an extended family of 13 stay here and the house and backyard space was larger than expected going from the photos online! Great place for a large group

Stairs on entry
We were disappointed there were 4 stars to get to entry, and another 2 steps inside, we had 2 disabled girls with us, and this was not mentioned anywhere! House outside was unkept, bins full and lawns were long, and yard untidy, dusty/dirty furniture and outside area, so that they were unusable.
The house was a little better, but quite dirty on inspection, lights didn’t work, tv remote stuck together with sticky tape, just seemed unloved, and needed some time spent giving house a spruce up. House was comfortable enough. A few appliances didn’t work, but we got by.
I don’t mean to be picky, but the house and yard needs some love

Hi Cheryl, sorry you were disappointed in the stairs. Just to confirm, the very front (main) photo shows the steps leading up to the front deck - so it's certainly not something we don't show.
Plenty of space for us all and easy walking distance to town.
We enjoyed our 3 night stay. There was plenty of room for the seven of us and it was an easy walk into town. The football oval and skate park located at the end of the street was great for the kids. Any queries I had were answered promptly.

This was a spacious family house.
We loved staying here as was a spacious home for families. As we had small children an enclosed back yard would have been good as was all open. I would advise guests to take there own pillows as all the pillows were very old. We found alot of cobwebs and spiders in most rooms especially behind the beds. The blind in the tribunk room didn't stay down so had to weight it down. Would be a good idea when guests are arriving to do a quick clean and dust. We found the location great and having the footy oval and play ground close was also handy. We enjoyed our weekend and would come back again.

Great for big families
We really loved staying here. The house was a good size for our group (6 adults and 5 children). The only issues we encountered were the wonky bunk beds which we felt were unsafe in the room with two sets of bunks in it. Firstly, the top bunks were unusable as they had no rails or ladders and secondly one of the bunks had so much movement that we felt we couldn't put a child in it. We overcame that problem however, and as there were only 11 of us, we still each had a bed. The only other real issue was the hot water service which ran out very quickly. Other than that, the house is in a great location, easy walking distance to Cowes, the football oval and park are just across the road and there is a lovely beach walking distance away. All in all, we had a great time and we would return for sure.

Hi Lara, Glad to hear you had a good time - and thanks for your feedback. We'll check out the bunk beds to make sure all is ok. Just in regards to the hot water, there are instructions where you can press a boost button if you use all the hot water, to heat it up again quickly. Thanks again, and you'd be welcome back of course.

Spacious Property and Close to everything
Very easy to deal with team from Phillip Island Holiday Homes...always contactable and very polite...property is quite spacious...within close proximity to everything Cowes has to offer...we did not use the BBQ or the backyard given the time of year of our visit...have brought to the attention of the property manager the need to get the Tri bunk as well as the single bunks fixed...they were so wobbly, one set of parents who took the room with the Tri bunk had very disturbed sleep for the two nights because of this...the kids on the single bunks did not mind the wobbling too much..although trying to get up onto the top bunks was difficult...and oh...the single bunks did not have ladders to access the top bunks.
Also, the hot water kept running out and we found this out by surprise...maybe because this was the first time for us staying on the Island...a boost button located in the Main switch box outside in the carport had to be pushed and took about an hour for warm water and up to two hours for hot water to be available again...
Despite these small things, overall the stay was very nice and we would gladly rent through the team at Phillip Island Holiday Home again because Joel and Bernadette were so polite and helpful...did I mentioned silt contactable...anytime...weekday or weekend and during business hours or after hours..

Hello Al, Thanks for all your feed back. The bunks will be tightened and the sign for the hot water will be shifted so guests can see it a little easier. So glad you enjoyed yourselves.

Thanks for taking the time to note down your thoughts. The home is well set up for large groups isn't it? As with our discussions, the home does in fact have additional blankets and the heater does work. We've checked and confirmed this. We went out of our way to assist these guests when they locked themselves out late one evening, so puzzled to see a review that doesn't reflect the state of the home and the amenities that are included..
