2BR in desirable 55+ Golf community close to the Gulf beaches & Tampa

Snowbirds welcome! **Minimum 3 month rental, one renter must be 55+** 45 minutes to Tampa, 10 minute drive to Sun Coast beach. Cleaned and disinfected after each renter per CDC guidelines, owner keeps property unoccupied minimum of 1 week between renters. Remote/keyless check-in and check-out.

Great 2BR 2BA open floor plan ~2000 sq ft with enclosed Florida room and a covered screened patio. Split bedroom/bath plan for privacy and guests! Master bedroom has King-size Sleep Number bed for perfect-for-you firmness, and bedroom 2 has a King bed. *BR 3/den is used as Owner storage and is not usable by tenants.* Master and 2nd BR have great walk-in closets.

Home was Completely remodeled in 2021. Beautiful white Shaker cabinets and Quartz countertops are throughout, with light-up mirrors in the bathrooms, new stainless appliances, and new washer/dryer. Monthly cost includes bi-weekly cleaning services (dust/sweep/vacuum/mop everywhere, clean kitchen and baths).

75” TV in living room, 42" tv's in Master, BR2 and Florida Room. The Master, LR and FL room TVs come with standard cable. WiFi throughout home. Second BR TV requires renter to use own streaming service.

Screened in sunroom on back is a special retreat for hanging out or renters are welcome to use the grill and eat el fresco while taking in the nice weather.

Gated secure community. Use of owner's golf cart inside the community is available but renter pays HOA fee for temporary transfer. Community offers heated pool and spa, gym, tennis and pickle ball courts and Performing Arts Center hosts music and other shows regularly.

Small dogs and cats are welcome (dog-owners are required to clean up after their pets throughout Heritage Pines, even on own property). Post-rental cleaning fee of $250 is required for all rentals.

Also must visit clubhouse to get HP ID’s made and purchase barcode sticker for car.

Less than an hour to beautiful Clearwater Beach, though Hudson and Spring Hill have their own great beach areas and plenty to explore. Tampa is 45 minutes away, and Disney and other Orlando parks are 2 hours.

Monthly rent includes lawn & pest care, standard utilities (water, water softener service, electric, trash & recycles), basic cable, internet, and monthly HOA fees.

The house was very spacious and well located. The sun room and large lanai were especially comfortable. The master bedroom with king size bed was especially comfortable, and the walk in shower was super for my handicapped wife. We found the (owners) Theresa very accommodating and responded immediately to resolve several small concerns. The added touch of supplying a golf cart with the house was especially helpful in this large gated community. Heritage Pines is a wonderfully kept gated community with one of the best club houses I've ever seen. The golf course is top notch. The club house as a huge restaurant with good menu and reasonably priced. We ate there twice a week on special event nights. Also a very friendly bar. Activities at the club house are non-stop. The auditorium has live shows and the pool is massive. All in all an enjoyable stay. We would definitely rent again

Excellent home and wonderful owners!

This house is perfect, comfortable and clean with everything we needed.. The owners were so kind with very easy check in and excellent communication. My parents live down the street which made it very easy to maximize our time with my parents and still have a comfortable sleeping arrangement for everyone. Would definitely come back!

Intro to Florida

My wife and I had a wonderful 5 months in our rental house. The only reason for a 4 star review of the check-in process is the front desk had a new person working there when we arrived and she was slow. Not a reflection on the owners. The neighborhood was nice, the neighbors were friendly, and I enjoyed the use of the golf cart. I was welcomed into 2 men’s golf leagues where I made several friends. The community was safe and we did a lot of walking. Unfortunately, the gym, dining room, bar, and function room closed down due to the Covid19 virus. The pool and the golf course remained open and were greatly enjoyed, with necessary restrictions. Repairs to the garage door and golf cart were addressed immediately by the owners. (Thank you!) Our cat loved to watch the birds from the lanai.

The Gulf Coast boasts soft white sandy beaches and plenty of opportunities to get outside and enjoy nature! Whether you enjoy kayaking with the manatees or a round of golf or just bird-watching, there's plenty to do. Heritage Pines hosts musical events every month in the Performing Arts Center and the Community Center offers lots of opportunities to play your favorite games with other adults or learn new ones. You might want to head out to the pool or spa and enjoy the music on Saturday afternoon, or take advantage of a bus trip into Tampa to one of the casinos now and then. Whatever interests you, there's a good chance you can find it here or nearby!

What makes this property unique

This community has great amenities! We love the privacy of the individual home coupled with the community flavor. The Performing Arts Center has music or other shows on a regular basis and the restaurant hosts standard dining options as well as special events. The restaurant and bar offer options for dining on site, but there are plenty of restaurants nearby too!
