ABOUT THIS PROPERTY: This spacious 1 Bedroom flat with Sauna represents great value for money. Located in the middle of Thredbo Village, an easy level walk to the ski lifts, bus stop, shops, bars & restaurants
LOCATION: Central Thredbo Village.
FACILITIES: This budget property features underfloor heating, a bathroom with a separate toilet. There is also a sauna. The new kitchenette includes a fridge, dishwasher, sink, stove, oven, microwave, kettle, toaster and a rice cooker. There are plenty of plates, pans, cutlery & cookware. There are no laundry facillities or drying room per-se, however, the 'annex area' off the main room is a great place to dry wet ski clothes and it has a dehumidifier which does a neat job. This is a budget property but well maintained and very functional. There are 2 TVs, a DVD/CD. The bedroom TV is a dumb monitor meaning you need to BYOD to plug into it.
BEDS & BEDROOMS: Bedroom: Queen bed + Single bed; Living Room: Fold out sofa bed.
NOTE: Made up beds & towels is not included & costs extra if you do not wish to BYO – please check with us. If its BYO then it means 2 sheets per bed, a pillowcase and towel each, bathmat(s) and tea towels. We always provide doonas, pillows, mattress protectors. We do have emergency linen if you book at the last minute and cleaners can't make up beds in time.
PARKING: There is no onsite parking. But you can unload quickly out front and then move your car to one of Thredbo's huge long term carparks. You can get the free shuttle bus back (the carpark is only 400 metres away from where you are staying). Few people ever need to use their car once they have arrived.
SECURITY BOND: Before check in we require a $500 security bond - this is usually a credit card pre-authorisation (not a charge). Its possible to do this via HomeAway(Stayz) but they will charge your card and then later refund it which is not the right way to do it.

Having stayed in Thredbo in January over the last 40 years, this is one of the best, affordable places to stay centrally in Thredbo if you're on a budget. It's a unique little place, with some unique features to get used to, but for one or two people, it's perfect if you're more interested in being out in Thredbo and the mountains, rather than looking at them from inside.
Excellent location, good size space for our family of four, great area for drying snow gear, sauna is a nice extra, we had a few small issues one being the hot water stopping during our showers and then having to turn off water and back on to restart hot water, we also had some water ingress from between the join in the concrete which we had to mop up morning and afternoon when the rain was heavy in the village. Heating was great, if anything it was a little too hot but we just opened the windows to counter this.

Thanks for your feedback.
Its instant gas hot water so it can never run out. Hot water issue should only have been in the shower. There were instructions for that shower including a short note about the hot water. Shower has sets of massage jets and various other settings. The plumbing can make the cold water take over if the hot is not turned on first and run for a bit. I'll get the cleaner to check where the note/instructions went.
Water egress is a known issue on that street in Thredbo where lodges are built into the slopes before modern waterproofing technology was invented. We have a system of dehumidifiers in there as well as a drainage channel for the outlet. It is only a significant issue when it rains a lot in the village. It did not rain that much as its winter, but after cleaner noticed the wet floor in that ante-room the handyman worked out one of the drainage channels was blocked. Apologies for this, it is now fixed.
We have also turned the underfloor heating down a notch.

Good location, good price.
It suited our most of our needs, location and budget. A few small issues: Platform queen bed hard for less agile and older people due to climbing in and out. Toilet space very small (especially if you are tall). Wasn't able to get the the sauna to heat up even though light was on.
On the good side. Loved the shower with the 3 ways (above shower, handle shower and massage jets). Location was excellent. Having 2 fridges was very convenient. Budget wise it was good. We would go there again.

I wish you had elaborated on why you only gave this property 2 stars?
You never called or messaged to report any issues.
We could have attended to any problem. We may have even upgraded you to better apartment out of goodwill depending upon the circumstances.
Noting this is a budget property and possibly the cheapest place in Thredbo and should be rated with this in mind.
I'm not sure if you had any issues(?) or if you are confusing the rating system(?). It's meant to be rated based on what could be reasonably be expected from the listing not where, for example, 5-stars means a 5-star hotel.
