We enjoyed our stay near Fairplay. The house was very adequate for our group of 10. There were a few items that would have made it a more comfortable stay. The huge west facing windows had a beautiful view, but they also let the sun's rays heat up the house. There should have been screens for every window to be able to cool the house at night. The windows were also in need of a good cleaning. The grill did not work, which made dinner plans a lot more expensive.
This house was the perfect location to get you with family and spend a short time together. There was more than enough space for our family to spread out and enjoy privacy when needed. The game room and outside grounds provided enough entertainment for the youngest members in our group. The kitchen could use some new pots and pans as the ones provided are definitely worn. I understand that wear and tear is always something to consider when renting a home, but I was concerned about being able to cook a proper meal with damaging the cookware more for the next guest.
Over all we had agreat stay and are so glad we found this home with such a spectacular view to be with our family.
Hello. We had 5 in our group, picked this cabin to play music in which was a good choice as there were no neighbors to bother. The cabin is situated in the aspens which is nice. Couple of suggestions: keep the propane filled for guests, we had to do an exchange, the cabin faces west which is beautiful but also hot from 2-7(in sept) we spent a lot of time on the back porch which was about 20 degrees cooler, would be tricky to add blinds(maybe impossible), time to put some money into this cabin (paint, fix the water pressure, wifi didnt work, decor,etc) a hot tub would be cool and maybe an extention of the back deck. But overall we had a great time. Alma and Fairplay are minutes away for groceries, beer, etc.

Not Great - Left 2 Days Early
The pictures online are accurate regarding layout and basic structures, but the property has a lot more wear and tear than what is reflected in the photos. Like prior travelers, I did not find the house to be very clean or inviting. Lots of grime/dust that has accumulated over the years, and the property is dated and sparsely decorated. There was a battery out on the smoke detector, and it beeped loudly my entire stay. Its location on the vaulted ceiling meant that I couldn't change it. I also did not feel very safe - there are no deadbolts on the main entry doors, and the master bedroom is on the ground level with a large window right next to the bed. The house is right next to the road, and someone driving by at night can easily see into the house via the large windows. Another major problem was that the large great room windows mean that the main floor gets very, very hot - even when it is cool outside. The sun glare was so intense I could not work on my laptop on the main floor from 3pm - 6pm (October). After 2 days, I just wasn't enjoying my stay and left with 2 nights remaining on my reservation. I informed the property manager and Evolve of my departure and the concerns I had about the property. A week later, I get a notification that the owner was assessing a pet fee for having my dog with me (it's pet friendly). That just seemed in poor taste and rude, given that I had to depart the property earlier than planned because it was unsatisfactory (and no refund for either my cleaning fee or unused days). I've stayed at much better rental homes in the area for a similar price point - guests can do better.

"I am so sorry to hear that you were not pleased with the home.
- We work diligently to constantly update items in the home that need attention. As we have only owned the home for 2 years, I can guarantee that everything is relatively new and the entire main floor was remodeled less than 2 years ago.
- We have updated batteries in all the smoke alarms, have a large ladder on-premise, and also have left the contact info for someone who was able to come and resolve the issue.
- There is a deadbolt on the main door. I am sorry if you missed it or were unable to use it.
- You are correct that the master bedroom is on the ground floor with a window. That is not something we can change in this home. We also feel that the location above the road is very secure and private as only 3 other homes along the road pass by the house. I understand that you did not feel as safe as you would have liked in the home in the woods and we will work to add an additional lock to the front door.
- We understand that there is a lot of sun that comes into the home during the afternoon. While most guests enjoy the warmth from the passive solar, some do not. We do have 5 windows on the main level that allow for proper airflow without having to open any doors.
- While we are a pet-friendly home, we do require a pet fee to be paid, which it was not. This would not have been an issue, but when you departed there were several places throughout the home where dog poop was left on the carpets with no attempt to clean it up. We were charged by our cleaner to deep clean the carpets and unfortunately had to pass along that cost.
We thank you for your honest review and will do everything possible to remedy the issues you addressed that are feasible."
We loved this home. The spaciousness, the views, the accommodations. It had everything we needed and was comfortable for us all. Will definitely be coming back.

Mountain retreat
The house was so nice and had all the amenities and supplies one could need for living in a house. The beds were comfortable and the bedding and pillows were great. We especially loved the big wrap-around deck and mountain view. The house was very clean. Just a couple of drawbacks. 1) VRBO letter did not give the correct wi-fi password so we were frantic trying to get in touch with other family members flying in or expected later. 2) Two different ways to get to the house from HWY 9: However, the way closest to Alma was blocked off with a chain so we had to drive almost all the way to Fairplay to get to the house. No "biggie", just a little inconvenient. 3) Though the kitchen was stocked with lots of specialty appliances and plenty of dishes and flatware, etc. could have used a couple ordinary saucepans - 1 small and 1 medium. Loved that there were a multitude of spices on hand in the cupboards and lots of condiments in the fridge. Tons of towels were available. We liked that there was a basket of toys for the 5 year old in our party. It was a perfect place to stay over a long mountain weekend.
This house has everything you could possibly need from cooking supplies to outside gear-nothjng was missed here! Location & view is amazing! Great size-loved the living room seating around the fireplace and large farm table! My only hesitation in giving it 5 stars is cleanliness. It was good but a bit rough around the edges! I would still recommend and feel lucky that we had the opportunity to stay here.
The property was wonderful. The house contact was very helpful. The only complaint I have would be that the bed pillows were uncomfortable but that is more a preference. They were like a feather pillow....like I said totally preference.

Moths, soap scum & used toothpick flossers
I want to preface this review by saying that we had a very nice, relaxing time on our trip. The cabin was very nice. Unfortunately there were a few issues that we just couldn't over look. First, it is the middle of summer and this cabin faces the setting sun. Those amazing windows shown in the pics give amazing views, but also heat up the great room drastically. The best way to cool down the room is to open up the two sliding glass doors, the only problem with doing so, is that it allows dozens of moths into the cabin. One night we counted 29 moths inside, and moth carcasses all over the floor. Of course this could have been avoided had the owners installed screens on the doors. Not that it would have eliminated them completely, but would have helped immensely.
The second issue was discovered the morning after we arrived when we went to use some of the dishes. Almost every glass, plate or utensil we grabbed was covered in a white layer of soap scum. When we looked in the dish washer it too had a thick coating of soap scum. This has clearly been an issue for quite some time but for some reason had not been addressed.
From there we discovered numerous other things, like used toothpick flossers and dead moths in the tooth brush holders in the bathrooms, clumps of hair in the shower drains, soap caked on one of the soap dispensers, a thick layer of dust on the landing wood and ash from the fireplace on the hearth. It was clear that the cleaning crew did nothing more than change out the linens and wipe down the counters. Considering we are in the middle of COVID-19 and Evolve touts increased cleaning standards, the issues we found are more than a little concerning.
We have contacted Evolve and asked to be reimbursed for our cleaning fee but have yet to hear back.
Lastly, if you prefer decent pillows I would highly recommend you bring you own, as the pillows at this cabin are likely the cheapest synthetic filling possible.

- Unfortunately, you traveled during one of the largest Miller Moth outbreaks Colorado has seen in about 10 years. We have been working to keep them out of the house (and installed screen doors that have since been damaged) but they are unfortunately very persistent this year.
- It appears that the guests before you used dish soap (instead of dishwasher soap) in the dishwasher that caused many problems, including soap scum on everything. The dishwasher is actually new this year and had no issues prior to this summer. We have deep cleaned all dishes and the dishwasher to ensure that the problem is taken care of.
We understand that this impacted your stay and are happy to work with you to find an outcome to remedy the situation. Evolve will be in touch shortly." Thanks again!
Our stay in the cabin was excellent! The cabin was very spacious and had plenty of room for a large family or a couple of small families. The amenities were delightful and location was great as it was as remote as can be despite being near sparsely populated areas. We had total privacy and had breath taking views of snow capped mountains in the distance. Our teenaged children had fun playing the foosball table. The furnishings were comfortable and the scented candles added a pleasant mountain scent.
My group and I loved this house. It was very clean, spacious and cozy and with a great view! The living room and dinning room was perfect for our group of 8. We were very happy with our stay. I would recommend this home to other families.

Met all of our expectations with plenty of room!!
The cabin had the perfect amount of space for our families needs. Full bathroom on each level of the cabin. The kitchen has plenty of dishes for a large group. The views off the deck are amazing. We were able to rent skis from Fairplay and ski Breck and Keystone. Kids had fun sledding down the driveway while adults enjoyed the fireplace.
This property was amazing! It had everything we needed and location was great, just a short drive to Breckenridge!! My family and I will definitely be visiting again!!!

We enjoyed the view from living room, loved listening to music on the sonos speakers, and using the tablet. The house comfortably fit our group of eight adults.
We met another family for a 4 day getaway together in this cabin. With 4 adults and 7 children, we had plenty of space and absolutely everything we needed. We all agreed that we had never stayed in a better equipped cabin. The views were amazing, and the cabin was beautiful. None of us wanted to leave!!! Thank you for a great stay!
Our first visit to Fairplay Colorado was crowned by the Ponderosa Lodge we stayed at with our family of 13 and two dogs. We basically used the cabin as a base camp and went on daily adventures around Fairplay, Breckenridge, Frisco, Colorado. The amenities were plentiful in the Lodge providing us with anything and everything we needed for a most comfortable stay.
On top of the convenience of the physical location, the comforts of home provided by this cabin, the hosts had applied the care and concern of outfitting the lodge with extras such as board games, foosball table and wonderful entertainment and audio systems. Due to all this comfort, we experienced one of the best family vacations yet, and plan on returning in the not too distant future.

Tough to decide on this one.
It's safe to say that our family is more conflicted on this property than any other we've ever stayed at through VRBO/Home Away. On one hand, you simply can't beat the view from the huge front windows, and deck--simply spectacular. There are other positives too, from the brand new leather sectional, to the great Sonos system, new gas grill, and lots of room.
Unfortunately it's the small things that really dragged the experience down for us. First was the general lack of cleanliness. I don't know who the owner is contracting with for cleaning services, but they should be fired immediately. Here are some of the issues we encountered:
- Most dishes, glassware and silverware in the cupboards and drawers were covered with tiny pieces of dried food. This meant you couldn't trust anything you pulled out to use without examining and usually re-washing it by hand. Having used their dishwasher while we were there, I think that's the problem. Even though we thoroughly rinsed everything prior to using it, most items still ended up with food residue.
- The top of the refrigerator was covered with frosting and candy sprinkles from a previous tenant. Maybe they only have short people on their cleaning crew?
- A child's pacifier was found under one of the beds.
- Owner's don't have you strip the down comforters from the bed, so they presumably seldom get washed. Our kids found hairs and other evidence of previous use.
- Stains on some of the bedskirts indicated they probably hadn't ever been washed.
- Grease film on vent hood and tea kettle.
Beyond cleanliness, there were other annoying things that made us assume the owners weren't paying attention:
- The refrigerator is badly out of level, so the front door constantly swings open and bangs against the wall directly next to it. Since the paint is worn away where contact occurs, I'm guessing this has been a problem for a long time.
- None of the sliding glass doors or upstairs bedroom windows have screens. The wall of west facing doors and windows allows for great views, but even on a 65-degree day, the inside temperature quickly climbed into the mid 80s, and we couldn't open the sliding doors or windows to cool off without letting in flies and mosquitoes. The sliding doors didn't have shades or curtains of any kind.
- The vent filter above the stove is still barely attached (from a previous review).
- Downstairs bedroom shade doesn't work.
- Foosball table has broken pieces.
I don't think we'll return.

We are glad you were able to appreciate the views and details we have put into the house with everything in it being less than a year old. I understand that things get broken quickly on short term rentals and we have worked quickly to fix the issues you mentioned. We understand that the dishwasher was not cleaning dishes well enough and we have already replaced it with a new dishwasher. There should not be any issues with cleanliness moving forward. We also wanted to let you know that we have installed screen doors on the sliding glass doors to prevent bugs from coming in when it is warm outside. We have also confirmed that the other windows on the main floor have screens in order to provide a nice cross breeze on hot days. They had been ripped and had to be fixed. We have replaced the broken men on the foosball table as well. I understand that a few items were not as expected, and we always work hard to provide what we have promised, if not more. As soon as we are aware of an issue we fix it. Thank you again for your recommendations. If you give us another try, you will find that all your concerns have been addressed, fixed and improved for future guests."

Great house, fairly close to activities
The house was a great place to stay! It has a wonderful view and was very clean. The rooms are laid out well and we especially liked the master bedroom downstairs, allowed us to "get away" from everyone! The hosts were extremely thoughtful, having tubs of things we may have forgotten and plenty of the small "extras" that make going to the store much cheaper. Overall, for a family get-away, this was one of our best. Thanks for having such a great place and sharing it!

Gorgeous home with incredible views!
We spent a snowy weekend here with two families, and even with 4 small kids running around, the house didn’t feel crowded at all. It has a fantastic open floor plan and lots of games, books, and toys to keep the kids occupied. The owners have thought of everything, and the house was super clean and comfortable. The views of the mountains are incredible and we can’t wait to return to this house in the summer to hike some fourteeners!

You get what you pay for.
We enjoyed our stay however there are some things that could have been improved. It could have been cleaner and there could have been more towels available. A few things broke on the house that were from previous tennates. We opened the dish washer and the cabinet door feel off like it was leaning against it to even stay on. Then we had a chef cook for us one night and the vent above the stove fell off and hit her. The location wasn’t good for us considering everything we did was in Breckenridge and we weren’t aware it was a 45 min drive every time we wanted to go. The good thing about this house is the owner. He is her friendly, helpful and you could tell he genuinely cared to help us and about trying to make our stay as good as possible. But is you’re just going for a quick ski trip and won’t be at the house much anyways it’s a great place. The fire place is nice, it’s very spacious and the WiFi worked great once we got it up and running. Don’t know if we will be staying again only because of the location but if everything was fixed in the house and it was cleaned really good I would definitely recommend it.

Beautiful home.
The owners did a wonderful job in remodeling this home. There were only 4 of us but the home has plenty of room for several more. The upstairs bedrooms we didn't even use. The only problem we encountered was when we arrived the home was at 55 degrees. It probably would not have seemed so bad but it was 7 degrees outside. After contacting property manager he came out to check it and told us to give it 30 min. Parts of the house were getting warm but kitchen and living area still 55 degrees when we woke up the next morning. After calling property manager again it was promptly fixed that next day and we did not have any problems after that. The home has beautiful views and I would love to visit again in the summer time with all the Aspen trees.

Great weekend getaway
It was an amazing weekend away in the mountains, lots of space, and the kitchen is fully loaded from spices to waffle makers. Would highly recommend and would definitely come back if available.
