New Spacious 4 Bdr Home On The Guadalupe W/ Private River Entrance

Villas of River Road are located on the Guadalupe River, 20 minutes from downtown New Braunfels on River Road between the second and third crossings. Enjoy the scenic cliff-side and beautiful 100 plus feet of Direct river access right out your front door! Tube rental and shuttle service is provided next door. You can enter the river here and exit at a variety of places up and down the river and be returned to the property. This location is perfect for playing in the river or just relaxing as you watch others float in the river below. Also if you enjoy live music, the property is short drive to River Road Ice House, & Gruene Hall. If you are a lover of antiques, the home is less than 10 minutes from the towns of New Braunfels and Gruene, which provide antique shops as well as many unique shops where artisans sell their wares. The home is also close to great BBQ as well as several outlet malls. If you get tired of playing in the river, 'Schlitterbahn', a wonderful water park is located in New Braunfels.

The new Disposable Container Law in New Braunfels does not apply to our section of the Guadalupe River. Ban applies to the Guadalupe River within the City Limits of New Braunfels.

This is a newly constructed luxurious 4br/3bath. Open kitchen/dining/living room with many amenities. Full kitchen with dishes, all appliances and cookware provided. Flat screen HD TV.

Boating, water-skiing and sailing can be found 10 minutes away at Canyon Lake. The drive up River Road to the lake is notably one of the most scenic areas in Texas. Watch for deer, turkeys and other wildlife along the way!

Property was beautiful, beds were comfortable. Description is a bit deceiving though. House is located in a row of houses that share a common river area with all residents. There was only cold water for showering. I informed the owner who suggested checking the breaker (was not the problem). Owner advised he would get it fixed after our stay. There were no washcloths nor dish towels. Owner was responsive in getting some delivered (which had to be washed). The home had not been thoroughly cleaned (as there were used sanitary items left under the bathroom sink). Loud parties go on late at night. The owner has no control over that, but helpful info for older adults or groups with small kids. The river area was trashed (people leaving random trash on shore). Overall, comfortable home with great layout for large group. Owner is responsive to my issues. Home was a little farther out of town than expected. Probably would not stay again based on proximity to other homes, privacy, and location/access to river.

Needs to find new house cleaners!

The house was ok but the cleanliness was horrible! There was a used tampon in the bath cabinet, the countertops were sticky, the toilets had residue in there, they was balls of hair in all the showers, the ceiling fans have cakes of dust on them and the silverware had old food stuck to them. When I texted the property manager he apologized but said they only had 4 hours to clean the house! I’m sorry but that is ridiculous! I had to pay a cleaning fee but feel this is wrong as we had to clean the house up when we got there and when we left! I truly feel we are owed some money back!

Great River Trip House

I shared this house with friends for our annual river trip. It was a really nice, clean house and it was perfect that we could walk right next door to CaPs to float the river. The only complaint that I had was the neighbors (at the campground maybe?) partied every night til 3-4am and the bass literally shook the windows. I’m not sure if it’s like that every weekend but I definitely needed to wear earplugs to be able to sleep.

My wife Kristi and I love to live life to the fullest and we do so through our love for travel, music, cooking and college football. We grew up on opposite ends of the Dallas/Fort Worth area and later met at college. We married shortly after graduation and started taking advantage of every moment to travel the world. We wanted to share our love of travel and music with others and felt that owning a vacation getaway property on the Guadalupe River was a perfect idea. We hope that you enjoy it as much as we do!

Why they chose this property

The Villas of River Road is one of the newest properties on the Guadalupe River. Tucked between 2nd and 3rd crossing, our property has a short 100yd walk to the river with gorgeous views of the 400ft towering cliffs. The moment we set foot on the property, we fell in love with it and knew we found a special place that would be our home away from home. And with the bonus of live music in the area on any given day, we knew it was meant to be.
