ATLANTIC OCEAN SUITES is steps from the beach and minutes walking to the center of town, the pier and the Palace Playland! AOS features one or two bedroom suites each with 1 bathroom, a full kitchen and a living/dining area. ATLANTIC OCEAN SUITES has a heated, indoor salt-water pool with an adjacent patio. The pool is open from Memorial Day through Labor Day. The pool is accessible via a lift for those with difficulty navigating the steps. Amenities available include grills, beach umbrellas and chairs, boogie and skim boards and assorted beach toys for young children.

ATLANTIC OCEAN SUITES is happy to offer you mobile access to your suite and the pool.

ATLANTIC OCEAN SUITES has 2 mobile pay Maytag washer/dryer combo machines in the office for your use during office hours.
SAND CASTLE SUITE #1 is our ADA compliant suite.

SAND CASTLE SUITES feature large bay windows facing the beach. From your dining room table, that comfortably seats 6, you can enjoy a relaxing breakfast while the sun rises in the distance.
The living room area features upholstered furniture in soft hues that blend with the blues, greens and sand-colors of a beach locale. The hi-definition LED TV is available with cable service. Local artists have contributed the artwork on the walls, depicting historical Old Orchard Beach or beach scenes.
The master bedroom has a queen size bed facing a bay window. The second bedroom has a twin-over-full bunk bed that can easily accommodate 3 guests. If additional sleeping space is needed, the sofa opens to a queen sleeper. Please note: the entire property is non smoking and pets are not allowed.

The bathroom has a large walk-in shower with a seat. The vanity is oversized with plenty of storage for each guest's toiletries. The first floor SAND CASTLE SUITE is an ADA compliant unit for our guests who may need these accommodations.

Excellent stay, will be booking again in the future!

Upon arrival, staff was very friendly and helpful and got us settled in. When we were shown around the suite the pictures don't do it justice, it is even more spacious then it looks and staff clearly does a great job with upkeep and cleanliness. Location was also a great surprise being a closer walk to the beach and downtown then I had thought. The parking seemed limited if your party had more then one vehicle but staff helped us find a spot right away. Great stay for our family of 5 and will look to book again in the future.

Atlantic Ocean Suites is the latest chapter in a family owned business that has been providing beachfront lodging in Old Orchard Beach for three generations.

Our great aunt, Ethel Erlick, purchased the rooming house known as 'The Brown Street House', in the 1940s. Auntie Ethel loved The Brown Street House and Old Orchard Beach. She greeted every guest with a smile and made everyone feel like family. Our family has spent many wonderful summers in Old Orchard Beach enjoying the beach and the nearby town. Some of our most cherished memories were made here.

Since its early days as a rooming house, The Brown Street House has gone through many changes. We are proud to return the property to its roots as an upscale all suites motel. To be able to provide everything you need to make Old Orchard Beach your home away from home, we have renamed and rebuilt The Brown Street House from the ground up. It is a pleasure to be able to offer our guests the type of hospitality Auntie Ethel would have provided. We offer your family all of the comforts of home while on vacation.

As we take Atlantic Ocean Suites into the future, we hope to be the first choice for your family. Old Orchard Beach is a great family resort town with much to offer. We are located steps from the beach, and just a few blocks North of Palace Playland and the pier. We invite you to come and take advantage of all that Atlantic Ocean Suites and Old Orchard Beach have to offer.
