Nice working horse ranch.
Overall we had a great stay. It is a very nice property with a great location about 3 miles north of Third Beach. We were attending my daughters wedding and it was great of Amy to work with me on the timeframe of Sunday - Sunday (vice the typical Saturday-Saturday)
Upon checking in at 4 pm, it was a bit uncomfortable because there were still 3 cars in the driveway and they were still finishing up with the cleaning.
I was surprised to learn on arrival that Amy and her son would be staying for the week in a fifth wheel literally 5’ from the deck. I felt that this should have been disclosed. Overall, they tried to be as unobtrusive as possible and never complained even though we had a couple of later nights out on the great deck.
The farm is actively boarding several horses, so there are several visitors a day coming and going down the driveway to the barn.
The farmhouse is old, but charming and a fun place to hang out. The listing says sleeping for 8, but we had 8 and it was tight. There are 2 bedrooms with full / queen beds that are fine for 4, but the 3rd bedroom is very small with a single mattress with a slide out. This may be okay for 2 children, but very uncomfortable for 2 adults! The final sleeping for 2 was in an old pull out sleep sofa in the living room. That “bed” is in my opinion uninhabitable and we thankfully had brought along a blow up mattress, but the final 2 had to sleep in the middle of the living room. There are 3 full bathrooms that were all clean, comfortable and well situated.
There is plenty of parking and the outside deck is comfortable and huge with plenty of seating. There was a nice gas grill that we utilized daily for breakfast and several dinners. The hot tub was great, although it is recessed down low into the deck and difficult for some to get into / out of.
Overall, we had a fantastic time. My two major complaints are the lack of privacy due to owner occupied fifth wheel and very tight sleeping arrangements for 8.
I think it would be okay for 4 adults with 4 children, but uncomfortable for 8 adults as we had.
