This complex consists of 12 apartments of 1 and 2 bedrooms. It is distributed in 5 levels with key less pad control entry to the building; it offers a private shared pool on the roof top equipped with a cooking grill. With its unbeatable location, this unit is exactly in downtown PDC, 3 blocks away from 5th Avenida. Some of the best restaurants and Quinta Alegria shopping mall are 5 minutes away; Wal-Mart is only at a short walking distance and the ADO bus station is just around the corner.
The space This loft style apartment consists of 2 bedrooms, 2 baths and a loft. Each bedroom and the loft have their own queen bed.
The apartment has porcelain floors, A/C in each bedroom and living room; fully equipped kitchen and bathrooms. From the swimming pool located on the complex's roof top you can even see the Caribbean Sea!!
In Playa del Carmen location is everything, the loft is right in the action but at the same time far enough from the noise of the hustle and bustle. The Caribbean Sea is 10 minutes within walking distance; you will find this privileged location has everything close by: boutiques, cafes, salons, restaurants, supermarkets, the best entertainment Playa has to offer at your fingertips.
For the comfort and enjoyment of all guests (including yourself) we ask that you read through the listing entirely, including the house rules and the "other things to note" section if you have not done so already
We will assume you have read through all of this information by the time you check-in and if you have any questions we will gladly answer them as soon as possible.
It is very important that you check the entire property when you arrive and in case you find something damaged or broken let us know immediately so we can take it out of the inventory or fix it as soon as possible, if something it's broken or damaged and you don't report it on time it will be charged against your security deposit. Our concierge receives reports 24/7 by email or WhatsApp and unless it is an emergency we will be attending your needs during working hours Monday to Saturday from 9 am to 6 pm. Holidays and Sundays office and maintenance services are closed. Please help us to provide you the service you deserve during your stay, we will be on top of all your needs as long as you let us know the issues on time.
There will be no refunds for unused services and in no circumstances will refund ever exceed amount paid. Trip cancellation insurance is strongly recommended and can be obtained through your local travel agency.
IMPORTANT ELECTRICITY (HYDRO) POLICY On weekly rentals (7 nights) you have 150 kW of electricity included, for 14 nights 250 and for 21 nights you have 350 kW. For 28 nights or more you don't have kW included and electricity must be paid in full at a cost of $.034 cents US per Kw. On Holiday Season (December 17th until Jan 7th the minimum stay is 7 nights, you can stay less nights but the total of nights paid must be 7) THE ELECTRICITY EXCEED MUST BE PAID IN CASH AT CHECK OUT. FOR RENTALS FROM 28 NIGHTS AND MORE A SECURITY DEPOSIT IN CASH OF $300 US MUST BE SUBMITTED AT CHECK IN.
IT IS ALSO REQUIRED TO SHOW US YOUR ID AT CHECK IN, WE NEED TO HAVE A PICTURE ID FOR OUR FILES. ALL YOUR PRIVATE INFORMATION IS SECURED AND WILL NOT BE SHARED WITH ANYONE.
We are not responsible for external service providers issues; water utility services, electric company, gas company, pool cleaners, common areas services and Internet and/or cable company may have technical problems that cause failures; in that case no refunds or free nights will be provided. We will do everything in our reach to fix the problems and have them solved in less than 24 hours if possible after you report it to us. NO PARTIES, LOUD MUSIC OR NOISE ARE ALLOWED AFTER 10 PM INSIDE THE CONDOS AND IN COMMON AREAS; PENALTIES ($100 US) CAN BE APPLIED. NO SMOKING IN THE CONDOS EITHER. NO EXTRA PEOPLE MORE THAN REGISTERED AT CHECK IN CAN STAY OVER NIGHT IN THE PROPERTY.
HOUSE MANUAL The concierge will send you an email a few days prior your arrival to provide you the check in instructions and map location, please check your spam folder in case the email gets is there. In case that you arrive late night (after 9 pm) the concierge will provide you with instructions to get in and leave the keys in a lock box.
ADDITIONAL RULES Please take good care of everything in the property. If somethings gets broken or damaged, please report them intermediately to the Concierge. Do not sit on the furniture and beds with wet suits or suntan; this cleaning cost may be charged against your security deposit. ($100 US). If you have children that could still have accidents on the bed at night, please take provisions and/or necessary precautions to protect the mattresses. Please do not eat or drink on sofas or beds. Please do not use towels as floor mats or to take the oil/suntan off skin. When using the air conditioner close the windows and doors to maintain an ideal temperature so the compressor doesn't overwork; THE IDEAL TEMPERATURE TO AVOID EXCESS ELECTRICITY IS 24 OR 25 DEGREES PER EQUIPMENT . Please do not smoke inside apartment. Do not light candles inside or without supervision. Please don't hang towels in the balconies, the complex penalizes for this. If you wash linens and towels please do not mix colors and whites. Ask to the concierge where to put the garbage, do not take garbage outside the apartment; usually there are bins in the parking lot areas outside property.

The condo is very bright and modern.
It has all the amenities needed.
On the negative site the elevator did
not work most of the time, and that sometime especialy at night we had a very noisy motor like sound inside the condo that was very loud. We had difficulty to sleep and had no idea where it came from we could ear it also in the stairway.

Hello Lise, I apologize for the motor sound. I was not aware that you had that problem, maybe it was because the elevator was not functioning properly and it was making that sound? The building administrator shut down the elevator and ordered new parts, most probably the sound will go away once the elevator is fixed, we're hoping to receive the part this week. The elevator problem is a common area that I don't have much control of, but we tried to address it as fast as we could. The part was ordered but the manufacturer is in Spain, that's the reason for the delay to get it fixed. Either way, I apologize that you had that problem at night; we will fix it and correct it. We hope you enjoyed the apartment and all the amenities provided.

This condo is clean and comfy. Great location close to the action5th Ave but far enough away for some peace and quiet. Also close to Mega and El Fogon for great tacos.

We stayed two weeks in the apartment and I would highly recommend it for a vacation to Playa del Carmen. The owner was great to communicate with and the local manager was very helpful. Location is great if you want to be close to everything yet away from the noise and business of 5th Ave. The two best grocery stores in PDC are a short walk away which is super convenient. The apartment was well stocked with everything you need to cook with and enjoy meals. Thank you Fabian!

Hello, I traveled to Playa del Carmen many years ago and fell in love with the place! This town has everything you may be looking for and for all ages. I will do my best to give you all the help and advice you need to make your vacation more enjoyable.
Why they chose this property
This property is about location! The alternate ADO bus station is just around the corner; Coco Bongo, Palazzo and many bars are just a couple of blocks away. The famous 5th ave is 3 blocks away and you will find the Quinta Alegria Mall on 12th ave where many shops are located and some of the best restaurants Playa has to offer. The ferry is a 10 minute walk where you can go to Cozumel and you will be on the island in 35 minutes; Walmart is a couple of blocks away or if you prefer, you can just go downstairs where a Circle K is just next door to grab some groceries or drinks. There are ice creams shops, Starbucks, Mexican restaurants, sushi, salad restaurants, everything you need withing walking distance, no need for a car!
