Nestled away from the hustle and bustle yet less than 15 mins walk takes you Ayia Napa centre with all its bars and restaurants. 5 min stroll and you're on the beautiful beach at Sandy Bay, a further 5 min stroll along the beach, takes you to the Famous Nissi Beach. 5 min drive to the biggest water park in Cyprus. Or just 5 min walk to a whole host of bars and restaurants that line Nissi Avenue. The villa itself is very modern, light and spacious, the well equipped kitchen is all new and modern. A huge dining table to seat 8 sits in the middle of the large open plan dining area, which then leads to the spacious lounge with Large leather corner sofa unit and armchair, TV and DVD player.(large Selection of DVDs) The bedrooms are spacious and modern. Had a great stay at John's villa and felt very comfortable. The rooms are bright and friendly.
The villa is a bit secluded in a peaceful neighborhood. Perfect for going down. Not far away is the Fruit Market but not far away is the Fruit Market. There you get the most important food and especially lots of fresh vegetables & fruits. Not much further you can get to a beach and other shopping opportunities.
Due to the precise information email in advance, we were well informed and I was kindly even allowed to check in 2 hours earlier and wait for my family in the villa. Thanks for that :)
In general, I experienced John very helpful. He asked me several times to contact him if I need any help without being intrusive.

John’s place was very accurately described on Airbnb, very nice villa and it has a lot of facilities. John was always responsive and helpful and the place made us feel at home.
The location was the only minus we could find as it is not within walking distance during the evening (some of the streets don’t have lights) but even so, it is a short drive by taxi to the center and beach.
All in all, we recomand the place for any groups looking for a good villa in ayia napa

Amazing stay at John’s villa, all of us 6 really enjoyed our holidays that were perfect! The pictures shown from the announce were the same as the reality, the villa was well equipped and clean plus the location was super convenient close to the city center (bars, supermarkets, clubs, beach, …). We definitely recommend spending your holidays there and won’t hesitate to come back if we go to Cyprus!

Excellent villa

Our first villa experience and wow were we were surprised with this villa, with all the equipment you need, from the large bedrooms to ever so spacious downstairs area. There was 5 of us on our holiday and there was more than enough room for all. The outside area is a delight with the pool proving to be a hit with our 3 children, they loved having a pool all to them selves not having to fight for space as you would do in a busy hotel pool. We absolutely enjoyed our time here and are already planning to come back soon. Our experience here was seamless from the initial villa booking, booking mr john the taxi for the transfers, all the way through to arriving in resort. Very much a home from home villa and cannot highly recommend enough.

An excellent holiday! Villa exactly as shown in ads, spotlessly clean, beautiful villa and well equipped. Outside space ample and beautiful with large pool several seating areas and grass! Beautiful plants also! Neighbours also very friendly. Help with issues while we were there addressed immediately by john and his agents! Really helpful and friendly! We would definitely like to stay here again please john!

Had an absolutely brilliant week at this beautiful villa. The pictures don't do it justice. The villa is so spacious and clean. Everything has been thought about to give you a real feel of home. John the owner answered all my questions very promptly and even down to letting us have a late check out was no problem. Our daughter was getting married at nissi beach hotel. It took us around 15 minutes to walk there. It was about a 10 minute walk to the nearest beach. There are plenty of restaurants and shops. It's in a quiet area so you don't get to hear all the noise from the main roads. The only problem we had was we could of done with an extra key as when one of us was in early we had to leave the patio unlocked otherwise we couldnt put the aircon on. But as it's such a quiet area it wasn't a big deal. I would have no problem recommending this villa. Thanks John for a stress free booking.

Perfect holiday villa!

My family (2 adults, 3 children aged 10, 12 and 15) stayed at the villa in August 2018. For us, it was the perfect holiday. The Villa was amazing, it had everything we could have asked (hoped) for. As other reviewers have mentioned, it is in very close proximity to the main Nissi Avenue where all the restaurants/supermarkets are and very close to the Sandy Bay beach, which was lovely, and had good watersports . Anything that wasn't quite walking distance (in 30+ degree heat) was only EUR10 in a taxi (such as the harbour and the waterpark). All the restaurants we tried were of good quality and the staff very friendly. For us though, the pool was the star. It was an excellent size and in shade from about 3pm which was perfect as it meant that the kids could play as long as they wanted and wouldn't get burnt. There are still lots of places for the sun worshippers out there! The roof in particular is a secluded suntrap. In regards to air conditioning, the owner was spot-on when he said that you didn't need it lower than, say 27 degrees. This might seem high, but it works perfectly and means you won't go over your electricity limit. Any lower, and we felt cold in the morning. The house is well looked after. Various people came throughout our holiday to tend the pool and plants, but they were very polite and unintrusive. John, the owner, was great. He provided us with the number of a reliable taxi firm to get us from the airport and was available when needed. It was a pleasure dealing with him. We enjoyed it so much that I am already considering a return trip next year!!

Beautiful villa with a fabulous pool!

Just returned from our first visit to Villa Sunshine but it certainly won't be our last! John (the owner) could not have been more helpful and we settled in really quickly for our relaxing break. The walk into Ayia Napa was fine but I'd suggest hiring a car to get around, particularly if you want to venture a little further. I couldn't recommend the villa enough. Perfect!

Nissi beach which is a beautiful beach is located at 15 minutes to the villa. The sea is just amazing. The owner is serious and welcome on arrival. I recommend for family holidays (Waterworld is in Agia Napa and it is very sympathic).

My wife and I stayed at the villa with our sons who are 22 and 20, our daughter who is 17 and her boyfriend. The location was perfect-only a 10 minute walk for the youngsters to enjoy the nightlife in Ayai Napa but lovely and tranquil for us to relax and enjoy the villa. Everything was spotless and worked as it should and the owner was very helpful with any questions we had. I would recommend a stay at this villa for anyone wishing to visit this area of Cyprus.

Lovely villa in quiet location within walking distance of all amenties

This is a lovely villa, with ample space for our family of 7. The villa has great facilities and the owner kindly provided a travel cot and high chair. The pool area is great with plenty of sunbeds and there is a large table with chairs for outside dining. The inside is well equipped and furnished to a high standard. For us it was the location that made this such an enjoyable holiday, as there is no need to hire a car as you can walk everywhere, The location is a very quiet residential area, so it is hard to believe it is only about a 15 minute walk into the centre of Ayia Napa and all it bars and restaurants. Close to the villa, about 5 minutes walk are supermarkets and restaurants. The beautiful Sandy Beach is about an 8 minute walk, this is a lovely little bay where you can hire sunbeds for the day which we found quiet and peaceful. If you want water sports etc, you can along a walkway to the famous Nissi Beach, a stunning lively beach. The owner John was very helpful from booking right through to returning our deposit. A helpful guide to staying in the villa was provided prior to our stay. This included very helpful information about nearby area, recommendations for restaurants and how to use the various appliances in the villa (washing machine, AC etc.). To sum up we had a lovely time in a well kept equipped villa in a excellent location. We would thoroughly recommend this villa to anyone wanting a holiday in Ayia Napa, but wants to stay just outside all the hustle bustle of the centre but can walk into this area without the hassle of using buses or hiring cars. If we were to return to Ayia Napa we would stay here again.

Another excellent holiday at Villa Sunshine

Just returned from another excellent holiday at Villa Sunshine, our sixth visit in six years. The villa is in a superb location within a short walking distance to local bars and restaurants and 20 minutes into the center of Ayia Napa. The villa has all the comforts of home, which is great when on holiday abroad. Very clean and spacious and whilst close to the center is quiet area so the best of both worlds. I would highly recommend this villa for a an excellent family holiday.

Fantastic Villa Sunshine

Just returned from a two week stay at this lovely spacious villa. The villa offered everything you need for a relaxing holiday and was very much like a home away from home. The property was clean and well maintained. The pool was secluded offering privacy and was cleaned and maintained twice weekly. The villa is in a great location just a short walk from the beach and all the local restaurants. We have been going to Ayia Napa for the last 11 years and feels this is the best accommodation we have stayed in over the years. John the owner was a pleasure to deal with and we hope to return to the villa in years to come. I would highly recommend this villa to anyone seeking a relaxing and fun fill holiday.

Superb villa.

Had a lovely 2weeks at this superb villa in Ayia napa. We were looking for a villa close to Ayia Napa centre so that we wouldn't need a car. This villa is in a great location, about a 20 minute walk into town , but we only got to town twice as there are so many bars and restaurants on the way.the villa is well equipped with everything that is needed for your holiday, is very clean and very spacious. The pool is marvellous and secluded for your privacy. It is a little difficult to find at first but once you are there you won't be disappointed. I can't reccomend this villa enough. Finally , the owner John was a pleasure to deal with from booking a year in advance to coming home. He answered every question I had, and any ( minor problems were solved with no fuss) . Thanx John. If you want a villa that is quiet, secluded , but close enough to the town centre to walk, then don't hesitate, book this one.

Another excellent holiday at Villa Sunshi

We have just returned from another excellent holiday spent at Villa Sunshine. This is our fourth consecutive stay at the villa and we will be returning again next year. The villa is in an ideal location for local bars and restaurants both in Nicci Beach or central Aya Napa whilst still maintaining the tranquility and relaxed atmosphere, so the best of both worlds. The villa is both spotless and comfortable and caters for couples and familes alike. Over the years, John has been been extremely accommodating and hospitable and I would highly recommend this to anyone thinking of spending some time in Aya Napa who prefer the tranquility of a villa instead of a hotel. Thanks again John for another surpurb holiday and already looking forward to next year!

Fantastic location

stayed in Aug 2014 villa was clean and very spacious and had everything we needed and a fantastic pool. It was in a brilliant location near enough to walk to bars and restaurants but away from the busy main street. We hired a car for 2 weeks and the villa was in an ideal location for exploring the island. Would definitely go again.

Fantastic villa

Can't fault johns villa in anyway and undoubtably made the holiday that bit better, pool was brilliant, roof terrace had an amazing view and the kitchen was a good size. The best shop for shopping was the best buy shop that was within walking distance easy, not even 5 minutes and the start of the strip was 10 mins walk away but the houses location is just off the Main Street so your not kept up by the noise of the nightlife. Great Location

We thoroughly enjoyed our vacation in Ayia Napa. This was a perfect time of year to go as it was not too busy. Lots of room on the beaches. Sunshine Villa was just perfect for us. It was clean spacious and modern and such an easy walk to all of the amenities. We loved how close it was to town yet tucked away on a quiet cul de sac. We got to meet the staff. Katie, Steve etc. and they were all very friendly and helpful. We would certainly recommend this lovely Villa to anyone who is considering this type of vacation. Hope we can make it back some day.

Fantastic Location

Ive been to this Villa twice now and both times have been brilliant. The villa itself is super clean, modern and stylish, offering everything you need to feel like your home from home. The pool and patio areas are great and a sun trap but with shaded areas at the side of the villa. 5 minutes on foot to Nissi Avenue, but hidden away in a secluded cul de sac with other similar villas. All I can say is both times Ive been have a great holiday

Hi We are John and Mandy, We bought this Villa in 2005 Brand New after spending a lot of time to pick just the right location. Having taken Ownership in July 2006 It was then tastefully decorated in a modern style, with modern appliances for maximum enjoyment of our holidays. Due to work commitments we have not been able to use the villa as much as we had hoped so in 2009 we began to market it for summer rental. Everyone who has stayed, has really enjoyed the comfort and convenience afforded by the superb location and surroundings. Close enough to town to enjoy all that is on offer but also far enough away to not to be bothered by the noise. We love Cyprus because if you want just a relaxing holiday you can chill by the pool or on the beach, if you want to explore the Island has so much to offer. Why they chose this property

Location! Location! Location! Some friends of ours have a lovely villa in Ayia Thekla (about 5 Miles outside of Ayia Napa) and we went to stay with them, we fell in love with Ayia Napa and they tried to convince me to buy a villa near to them, but From Ayia Thekla there is virtually nothing within walking distance. So I set about trying to find a Villa close to Ayia Napa, there were virtually no new villas being built in this area, by a chance meeting we came across the plot we had our Villa built on. The budget went out of the window because we just had to have it. Location! Location! Location! We are situated in the mid point of Ayia Napa Centre and Nissi Beach..Furnished in a modern style throughout with Air Conditioning in Each Room and Ensuite to Master Bedroom...Large Private pool. The villa is kept to a superb standard. Redecorated annually. That's what it is all about. 5 Minutes walk and your on the Beach..5 Mins walk and your on Nissi avenue, with all of its cosmopolitan Eateries, or 15 Mins walk to Ayia Napa, Centre & The Monestry.

Only 5 mins walk to the wonderful Sandy Bay Beach. 15 mins walk to town centre. 5 Mins drive to Waterworld Waterpark. Its just brilliant for everything. The villa has everything you need its just like a home from home. Chill out in the evening on the spacious roof terrace, whilst taking in the sunset over the sea. Sunbathe by the pool during the day without having to get up at 8 am with your towel to secure a sunbed, as is the way at the large hotels, Eat when you want, Fire up the BBQ. Villa holidays allow you to do what you want when you want to do it. Your Security is a concern for us and the area has a very low crime rate. We have CCTV covering all the external areas of the villa and onto the street. This records 24/7 onto a hard drive and also the cloud.
