Orchard Barn is luxurious self catering accommodation, situated just off the South Downs in an area of outstanding natural beauty. Orchard Barn is just a few miles from the historic city of Chichester and many attractions including the Goodwood Estate with its Horse Racing, Festival of Speed and the Revival, the historic Dock yard at Portsmouth and the Isle of Wight to name a few. Orchard Barn is a beautiful converted Sussex flint barn with unique views of the downs and the surrounding area. There are many walks right on your doorstep and some challenging cycle rides for the more adventurous. Outside the barn are two patios with garden tables and chairs and a gas BBQ. There is under-floor heating throughout the ground floor of the barn. The hot water is heated by solar panels and we have also installed a rainwater harvester which is used to flush the toilets. The garden is fenced so it is safe for small children and dogs to roam.

We have just had a fantastic weekend with friends at Orchard Barn. The property was spotlessly clean on arrival and had everything that we needed. All the bedrooms were well appointed and the beds very comfortable.Sally the host was really helpful before and during our stay.We would thoroughly recommend!
Would highly recommend Orchard Barn. Beautiful location with so many wonderful walks on the doorstep. The house was huge with so much space whilst being really welcoming - and well insulated/cosy! Really well kitted out kitchen. Very comfortable beds and sofas. And the luxury of a private bathroom for every bedroom. Everyone loved our stay and left relaxed and refreshed.
The barn was outstanding in cleanliness, space and equipment. The garden was beautiful, daisies everywhere. Lovely walks for our two dogs. Sally our hostess was very welcoming and was available anytime should we have needed anything. A wonderful week in a fabulous barn in a beautiful location. Would highly recommend.
We had a really great week here. We thought the house was bigger than it appears in the photos and was very comfortable and well equipped. Check in was straight forward - we found the property easily and the owners (who live next door) popped in to check we were ok. There are plenty of beautiful South Downs walks and cycle rides directly from the property or within a 30 minute car journey.
We loved our 9 day stay in the converted barn. Sally was easy to communicate with and helpful. The barn is spacious and comfortable with room to relax both indoor and outside. Hikes through the fields and glimpses of wildlife at dusk were also highlights. We would definitely stay there again!
This place is just perfect for a family get together. It is well equipped and spacious.

Lovely property, clean, comfortable and spacious. Not in easy walking distance of a pub or shop but that was exactly what we wanted so 5 stars. Host was very helpful and on hand but not in any way intrusive.
This property is great ,very big and impressive . four ensuite bedrooms and an extra toilet . This is the best we have rented in 20 years of holidays .lovely host living next door . It is out of the way in the middle of the countryside but worth it . highly reccomended

Beautiful top quality holiday property
A wonderful weekend in this stunning barn conversion. The owners have thought of everything and it is a perfect place for a family get together. So many thoughtful extras - feels like home from home. There's lots of space, beautiful furnishings, quality beds and it's spotlessly clean. Such a gorgeous location - feels like the middle of nowhere but really accessible. We loved it and highly recommend it.
Orchard Barn is a gem of a property. With a family group of 6 adults and 2 children we had great space to roam, a beautiful garden and everything we could possibly want in terms of amenities and equipment. Beautifully presented and spotlessly clean.
Sally is a helpful and friendly host and we felt well informed and nicely cosseted.
A lovely family jubilee weekend away at this super accomodation. Orchard Barn is spacious, comfortable, spotlessly clean and extremely well equipped. We had ample space for 7 adults and a dog and thoroughly enjoyed the tranquil setting whilst being within a range of places to visit. The approach roads are narrow but we managed fine and there are numerous footpaths all about for exploring the Sussex countryside. We would most definitely return.

Fabulous place
This barn conversion is fabulous! Extremely spacious, yet cosy, high spec well thought out, spotlessly clean, well equipped, enclosed garden for young children and pets. We had our two small pooches with us and they loved sniffing around the garden and we were happy that they were safe. The kitchen has everything you would need and more. The beds are huge and comfy with crisp white sheets. Sleeps 8 people and more than enough room for everyone in the Living area and kitchen. We were there for Glorious Goodwood for the first time (which was also wonderful) and we have booked Orchard Barn again for same week next year already. The owners live next door and are perfectly lovely and helpful should you need them, otherwise you wouldn't know you had neighbours. Very tranquil, peaceful location and not far to Portsmouth, Brighton and everywhere in between. Great food at the White Horse, Chilgrove about 5 miles away. The wifi connection is very good for iPad users and there's a landline should you need it as phone coverage is iffy. You will not regret staying at Orchard Barn.
Large roomy house with everything you could need for a family holiday. A quiet bedroom for the baby. Loads of dining space and a huge kitchen with everything you could want. Had a lunch party for 14 in the garden with matching chairs. Sally, the host lives next door and was on hand for any problems. Could not recommend it more for a holiday at any time of the year.
We had a week at the Orchard House with my in-laws. My mother in law is in a wheelchair and the wet bathroom with shower was amazing and there was a lot of room to move her around in the house.
The house is beautiful and we did several walks to take advantage of the great weather. There is tons of space for everyone to have some private times and lots of places to gather as a family. The kitchen is magnificently appointed and a dream to cook in. We will definitely stay again. And it’s wonderful for wheelchair users. Thanks.
Our group of friends really enjoyed staying in this property. As a group we like walking and visiting historical sites. The ability to have walks right from our doorstep and easy access to National Trust and other places of interest ticked all our boxes. We appreciate the effort the hosts have put into making this such a good place to stay on holiday.

This is a great barn with a huge amount of living space as well as an enormous kitchen. We were a group of 6 but even with another 2 people, the barn is very spacious. It was immaculate when we arrived, the kitchen is well equipped and we had a fabulous stay. Unfortunately the weather wasn't great during our stay but we managed a couple of local walks and a pub lunch. I would highly recommend this and would be more than happy to go back!

A lovely bolt hole, with country walks and trails. But close to Portsmouth Royal Naval Dockyard, Chichester. There are some lovely sights to see and days out to enjoy. Location is perfect. The property has everything you need, ensuite bathrooms and Wi-Fi. Home from home.
The barn is beautiful and full of character. It was a great place to stay and very spacious for our group of 8.

The bedrooms are very comfortable with beautiful bed linen and ensuite bathrooms.
The only suggestion that I have is that it would be a good idea if the two bedrooms with baths only, to have shower attachments.
Our party was 3 generations - 7 adults 1 babe and a hound we had a chilled long weekend at Orchard Barn, plenty of room for all to have together time and quiet away from it all time. Garden safe for both the toddler and the dog - the more amongst us enjoyed running the local roads/trails and boot camps in the garden. The cottage facilities are brilliant the kitchen very well equipped. Bedrooms spacious and comfortable - all ensuite 2 upstairs with baths and the 2 downstairs with showers - one a full wetroom. Definitely one of our best cottage bookings we have had over our many years of holidays in the UK.

The host popped round to ensure everything was satisfactory. The property was very roomy and comfortable. The two downstairs en-suite bedrooms make this an ideal let for a family with older or disabled members. The gardens are secure and sunny with plenty of outdoor furniture.
