Beyond just a three-bedroom villa, Villa Sofia, (also known as The Architect's Stone House) is an immaculately restored 19th century dwelling offering travelers an all-in-one architectural, historical and cultural experience.

***This property is a great choice for travelers who wish to avoid crowded areas and mass tourism. Furthermore, due to the COVID-19 pandemic, we are taking extra precautions to keep the property even more spotlessly clean than before.***

This unconventional property is located in the oldest part of the rustic village of Prines, right in the middle of a cluster of mostly uninhabited archaic stone abodes dating back to the Ottoman and Venetian eras. It is a playful and experimental renovation, merging the characteristics of a 19th century Cretan dwelling with a modern and minimalist aesthetic. Boasting a patio space with a small pool and a spacious veranda overlooking the Leuka Ori mountains, this property is ideal for groups of up to eight people.
If you are a fan of history and architecture, Villa Sofia is definitely a treat. The use of space in this property is phenomenal. The original dimensions and features of a 19th-century dwelling integrate seamlessly with a modern interior. An imposing stone arch, hand-chiseled slabs of stone, iron bars used to secure the windows, and iron rings used to hang tools are brought to the spotlight through the meticulous use of modern building materials. This property offers the experience of living in the very center of a cluster of houses while maintaining total privacy. Every angle and small detail has been carefully thought out to create a sense of integration with the unique setting in which this property is based. Moments, minutes or even hours of total silence, birds chirping every morning, dogs barking in the distance, the neighbor's sheep next door, the occasional sighting of a skunk, a great white owl or a hawk. This property's guests will be exposed to all the stimulus of a typical Greek village as it has existed for many centuries. All in all, Villa Sofia bridges the archaic with the contemporary while refusing to make any compromises.
Even though this villa will make you not want to leave, it is also conveniently located almost at the center of Crete, a few minutes away from the national road and the major driving routes leading to both the northern and the southern beaches of Rethymno. The closest beach is a 10-minute drive away and there are multiple tavernas and a mini-market within a short walking distance. In other words, Villa Sofia is perfectly located for those who wish to explore Rethymno, Chania and parts of western Heracklion.


Spatial description:
The main entrance of the Villa faces north. Upon entering, one views an open area consisting of a living room, a fireplace, and a fully equipped kitchen and dining area that is separated by a stone arc. Part of the living room is a converted space that was originally used as wine press. It now hosts a couch that can turn into a double bed if needed. A second arch and a few steps lead to the rear portion of the ground floor. Here one will find a bedroom with two single beds and ample storage space, a full bathroom, and a small room with a washing machine and storage where cleaning supplies and linens are kept. These rooms are connected via a corridor which leads to a courtyard containing a small swimming pool, adobe oven, barbeque, seating space, and two sunbeds.
A winding wooden staircase connects the ground floor with the second floor of the property. In between the two, a small storage space which used to host large barrels of wine has been converted into a mezzanine serving as a small office.
On the second floor of the property, there are three rooms and a large veranda. The master bedroom hosts a queen-size bed, ample storage space, a small desk and an air conditioning unit. The second bedroom on this floor is a bit unconventional. Upon entering it, one views a desk, a double sofa which can turn into a double bed if needed and a small staircase leading to a small attic space with storage and a full-size bed. This room is definitely a space one and children tend to love it. In between the two bedrooms, there is a small bathroom.
The property's veranda stands a bit higher than the second floor. It is connected to it by a few wooden stairs. The veranda is very spacious. It hosts a large table and a small lounge area with plenty of seating space overlooking the Lefka Ori mountains, neighboring fields, a small forest of oak trees, the archaic stone buildings which surround the property and the ocean in the distance. This area remains partially shaded throughout most of the day. It is one of the most unique aspects of this property, as its multifaceted view embodies the nature of this renovation project. Most guests report that they spent most of their time relaxing in this space.


Villa Sofia is ideal for all-year-long bookings:
The thick stone walls, high-quality building materials and the careful planning of the house make it heat-resistant during the very hot summer months. In fact most guests report using the air conditioning unit scarcely. The courtyard area faces south and the veranda area faces north, which means that you can catch sun and shade at all times of the day. On the other hand, during the relatively colder months of the year, the underground heating pad system (on the first floor), the heating units (on the second floor) can heat the property very efficiently during the winter months. Although the tourist season peaks during the summer months, this property is one of the few receiving interest during the winter season as well. It makes for a great getaway for long-term winter bookings.

Stay at Prines

We had a wonderful week at this property and loved the neighborhood and the house. We arrived late and were greeted by our host and with fresh fruit, cheese, salami and wine! My only issue with the house was that it was too hot without the air conditioner. It was hotter than usual in Crete while we were there, but even when we followed instructions and opened all the windows at night and shut them early in the morning to keep the "cool" air in, it was too hot. The air at night never got cool enough and those that did not sleep in the one air conditioned room suffered. It was not much of a problem during the day, as we were out all of the time, but I'd say there should be an air conditioner for those days that are very hot outside.

We had a great stay in Crete.

The house was really great, very clean with all the mod cons. We visited the Knossos along with the museum which we found really interesting. We enjoyed the local cuisine and the Cretan welcome. We look forward to visiting Crete again.

Beautiful villa in a fabulous location

We had fantastic fortnights stay in this beautifully renovated villa. It's really well equipped with all mod cons and Manolis was an excellent host, very helpful, friendly and responsive. The spacious roof top terrace is lovely to sit out on, stunning views of the white mountains, particularly lovely first thing in the morning and for sunset. The BBQ and pool area downstairs is great, as is the living area. Comfy beds and good showers too. Well located for easy access to Rethimno and 3 excellent tavernas (Veranta, Giannikos and The Olive) within a 2 minute walk. If we come back to Crete we'd definitely want to stay here again!

++ Angenehme Ferienwoche in schöner FeWo / Pleasant holiday week in a beautiful apartment ++ ++

Wir waren zu dritt im Februar eine Woche auf Kreta und haben uns diese schicke Ferienwohnung angemietet. Die Wohnung liegt in einer kleinen Gemeinde etwas abseits vom Strand und Badetrubel in einem hübsch restaurierten historischen Haus. Aber das war durchaus beabsichtigt. Die Ausstattung ist komfortabel (alles wie in der Beschreibung), die Wohnung hat für den Sommer auch zwei Terassen (Frühstück über den Dächern), Pool und Grill. Dank Fußbodenheizung war auch der Aufentalt im Februar angenehm. Einige Nachbargebäude warten noch auf ihren Ausbau, aber das hat seinen eigenen morbiden Reiz und tut der Sache keinen Abbruch. Die Betreuung durch den Gastgeber im Vorfeld und während des Urlaubs vor Ort war angenehm und gestaltete sich problemlos. Telefonisch bzw. via Whatsapp kurzfistig erreichbar. Wir waren sehr zufrieden mit unserer Unterbringung. ---- engl. (with) automatic translation ---- There were three of us in Crete for a week in February and have rented this nice apartment. The apartment is located in a small community a bit away from the beach and funactivity in one beautifully restored historic house. But that was quite intended. The equipment is comfortable (everything as in the description), The apartment has two terraces for the summer (breakfast above the rooftops), pool and barbecue. Thanks to underfloor heating was the stay in February enjoyable. Some neighboring buildings are still waiting for their restoration, but that has its own morbid charm and does the thing no disadvantage. The care by the host in advance and during the holiday spot was pleasant and done easily. Contact by telephone or via Whatsapp was available at short notice. We were very happy with our accommodation.

Great house, great host!

The house is exactly as pictured, very convenient even for longer stays (we stayed there for six weeks). Excellent location for exploring all the important Cretan sights, with easy day trips anywhere between west coast and the Lasithi plateau. The host Manolis is great. We went sailing with his father and it was absolutely amazing, we strongly recommend this (ask the captain for his special tutti frutti raki :-)). The family olive oil was the best we tasted on the whole island.

superbly restored village house

super restored village house with delightful enclosed rear patio with pool and lovely roof garden with good views. The house is extremely well-equipped and the owner was very helpful and friendly. Lots to see and do in the area and good tavernas nearby. I would thoroughly recommend a stay in this unusual house, particularly if you wish to stay somewhere special and beautifully designed.

Beautiful restored with character yet spacious and private

This was a great house with everything we needed to enjoy a relaxing two weeks. It has all mod cons, masses of space a very private pool area and a large roof terrace with plenty of shade and a cooling breeze. There is a shop and 3 tavernas in the village. Everyone was really helpful and welcoming

Die Villa ist wunderschön restauriert und mit allem ausgestattet, was das Herz begehrt. Sollte etwas fehlen, ist der freundliche Vermieter sofort zur Stelle. Die Villa liegt in einem Gässchen, in dem die meisten Häuser leerstehen oder verfallen sind - das ist anfangs etwas merkwürdig, man gewöhnt sich aber schnell daran und hat dadurch auch seine Ruhe. Es sei denn, es wird gerade ein Dorffest gefeiert ... dann ist Nachtwache angesagt. Insgesamt ein Aufenthalt, an den wir uns sehr gern und gut erinnern!

Spacious, wonderful house

We stayed 5 nights in this beautifully restored house. We were a party of 5 and it is spacious enough that we had privacy if we needed it and the common areas like the kitchen and pool area were wonderful for all of us to cook and eat together. The house had all the amenities that we needed. Manolis is a really nice guy and gave us lots of tips for where to go and where to eat. There is small local store around the corner and there are 3 restaurants in the village. We tried two of them and they were excellent as well as the hospitality. We loved this house and would definitely stay again if we go to Crete.

Highly recommendable!

The house is equipped with all things that you need in every area like kitchen and furnished tastefully. Everything is clean and new. We had as a family a very good time there. The village has a nice charm with three good taverne where you can sit in the evening and enjoy crete food.

Wonderful

Villa Sofia is a one of the best places we have rented. The description and pictures are exactly as we found the Villa. We were there in a bitterly cold spell in February and the house was toasty warm with under floor heating and radiators. The bathrooms are modern with fabulous showers. The bed linens were first class. The villa is 6 minutes from the National Road and so is well situated for touring western and central Crete. It is an easy drive into Rethymno. The village has a convenient little mini market 2 minutes by foot from the villa and several dining options. Between Prines and the entrance to the National Road there are several supermarkets and patisseries and more dining options. It was a pleasure to return at the end of the day to the serenity of this lovely villa and village.

très agréable maison crétoise rénovée avec bon goût

maison spacieuse, propre, rénovée avec bon goût, très calme et accueillante après une journée de visite sur l'île. mer à 4km, nous ne pouvions pas garer la voiture à côté de la maison mais ce n'était pas gênant d'emprunter les petites ruelles de Prines à pied pour accéder à la propriété. le propriétaire et son père sont très gentils, disponibles et soucieux du bien être de leurs hôtes.

Charming country villa

Villa Sophia is a slice of heaven tucked away in a small Cretan village about 5 minutes by car to the outskirts of Rethymno. The pictures are not a distortion, as the house is beautiful and in immaculate condition. Our host, Manolis, was very responsive and eager to make sure our stay was comfortable. During the stay, we had an issue with the wifi. He immediately contacted the internet provider and had a new router for us within a day. The village of Prines is quiet and charming, with a very nice cafe right down the street. The only negative, which the owners try to control, are the mosquitos at night. The home is not air-conditioned, so leaving the screen less windows open is preferable before bed. I consistently woke up bitten by mosquitos, but also admit that I did not use the repellant available in the house. All in all, a minor complaint for a house I would definitely return to in the future if staying in Crete! Thanks Manolis!

spacious house with comfortable rooms

we had a very nice week in this spacious house. we were a group of seven but there was plenty of space. the house is very well equipped (big bbq/pizza oven, kitchen with plenty tools, enough chairs, linen and towels were changed after half the time, there are games and books) the owner is very helpful. the house is located in a small historic village. there are some taverns and small local markets within 2 minutes off the house. in a nutshell; the house and surroundings make for a a nice holiday, the rest is up to you!

Good Villa and good Service!!

We spent 10 days in 8 people (adults) in Villa Sofia. Really accurate description of the house and services available. Property was clean and well-maintained. The manager provided a good service and was available to support us on our needs. The manager welcomed us with some bottle of water, cookies and some local liquor: really appreciated, considered that we arrived at 1 am! I would suggest to a friend to stay in this Villa for his holidays in Crete!

Un hâvre de paix

La villa Sophia est une demeure reposante restaurée avec goût et intelligence , dans un village paisible et accueillant . Nous avons été très bien reçus et le propriétaire a eu de délicates attentions qui nous ont touchés . Nous étions quatre et la maison nous permettait de pouvoir nous isoler , chacun , si nous le désirions . La taverne de Prines est très agréable et nous en avons bien profité . villa was just as we expected,perfect for us,nice and quiet but not far off rethimno if you needed to go sightseeing or shopping, the small village of prines dosnt have much there but has a excellent taverna about 250 metres away,no drink driving required,would need a car to explore the area,but if the weather is nice for your week you could just spend the week at the villa,excellent restoration of the villa from its original state,would recomend

Gorgeous House

We stayed at Villa Sophia for six nights as a couple. The house is gorgeous and we found it an excellent place to spend time relaxing and seeing some lovely parts of Crete. The village of Prines is well situated, near the national road for exploring further afield and it's very quick and easy to get into Rethymnon by car or there is also a very good bus service. There is an excellent taverna, with an amazing waiter, and a couple of small local shops in the village with a supermarket about five minutes by car. The villa is beautifully converted from an old stone house and is very comfortable. It exceeded our expectations based on the Homeaway website. The kitchen is very well equipped with everything you need to prepare meals. We especially enjoyed relaxing on the terraces. The small office with wi fi was lovely and the bathroom has probably the best shower we have ever had in Greece. The owner,the architect of the house, was very helpful showing us how everything worked and it was interesting to talk to him about the restoration of the property. He can also arrange sailing. We really appreciated him letting us leave a little later on our last day. We would have no hesitation in recommending Villa Sophia to a friend, in fact we have already done so, and if we were to visit the area again would definitely return.

A megical vacation

The house located at the magical village of prines between other houses of stone which are little occupied it is just on top of larger village atzipopolo and rethymno city It's a total village experience With the rooster call early morning and the near by church bells on Sunday. The house itself is very inviting as his owners are very nice The kitchen is fully equipped with top of the line appliances and kitchenwere the fridge is not empty and the beds are comfortable There is a nice small swimming pool the kids adore The roof is magnificent and has fantastic country view The location is fantastic a near by mini market which has everything from fresh vegetables to local cheese There is a walking 1 min local tavern very fresh and tasty food All and all it's a well fed well bed and fun vacation Thank you Crete thank you prines village thank you villa Sofia Amir noy israel

An amazing place to relax

We stayed at Villa Sophia and it was such a great experience that would like to repeat. The house is in a small tipical village called Prines ,not so far from Rethymo that is a nice town. Near the house there a small shop where you can buy tomatoes and other products of the area, the lady who atend this ,is very friendly.The house is about 8km from Rethymo, and not so far of a goof beach.It´s a perfect situation to travel around Crete island Manolis and his dad, are the owners of this house.They are always trying that your stay be perfect.There is 3 bedroom , and 1 double bed sofa.everything is new.The house is very confortable, the swiming pool is small,but enough to get fresh for a moment in the night before doing a barbacue. If you want to have a wonderfull experience , be sure in choosing this house.

Stayed at Villa Sofia.

We stayed at the house in early September. I was thrilled when I opened the door and saw the large clean and open ground level. The house is beautifully restored with a clean modern kitchen, architecture fans will love it. Ancient village house and modern decor, a mix of old and new. It easily can fit 6 comfortably. I loved sitting out on the upper balcony in the mornings and looking out over the village houses. The neighbors gardens where ripe with pomegranate trees and bougainvillaea. It was easy to get from the house to the tourist sites around Crete, and there was a large super market on the main road before you come into the village where you could buy breakfast and other supplies. As you come into the village the road has some nice cafés and bake shops and there is a small store on the corner near the house. The family who own the house all speak English so it was easy for us since we do not Greek. We just had a great time there and would go back in a second there was so much more that we wanted to see in Crete. Ruben union City USA

Why they chose this property

This property is not a typical Cretan holiday rental. It is an architectural, historical and cultural experience in the ideal location for exploring central and western Crete!

Most holiday-homes on Crete are new buildings standing on secluded plots of land, formerly used as farm-land. At the same time, historic centers of small towns and villages are falling to pieces, as high renovation costs and complicated regulators make their upkeep a challenging task. Unlike most people in the business, Michalis Deligiannakis decided to invest his time and money on a very complicated and costly renovation instead of choosing to build from the ground up. He took advantage of his expertise as an architect, archaeologist and former head of the city planning department in order to conduct a difficult renovation while maneuvering through limiting laws and regulations regarding traditional settlements in Greece. It took him almost 10 years to finish Villa Sofia, but the result of his labor is very rewarding.

Villa Sofia preserves the original features of a 19th century abode while merging them delicately with modern & minimalist design. The original features are all still there: High stone ceilings, stone arcs with elaborately hand - chiseled slabs, large metal bars blocking the ground-floor windows and metal rings originally used for hanging items are still all there. While staying at this property guests are placed right in the middle of a rustic village. The property provides the feeling of being integrated in a ancient community, a very authentic and real experience. At the same time, no compromises are made regarding privacy and comfort.

This property was built with sustainability in mind. It is naturally ventilated, staying amazingly cool during the hot summer months, mostly due to the insulation offered by the thick stone walls. The under-floor panel heating system on the ground floor insures great fuel efficiency during the colder winter months.
