Permit #SLP10025 Our relaxing downstairs split level unit boasts 2 bedrooms and 1 bath on the ground floor, with an additional bedroom and bath up an interior flight of stairs. Every detail of this home has been thoughtfully presented and maintained, making it a long-time favorite for many of our returning guests year after year. Plan ahead to ensure there is still availability for your dates! Here's what you'll find:
LIVING/DINING AREA: - Upholstered sofa and side chairs - Cable TV - French doors that lead out to front patio - Dining table w/ seating for 6
KITCHEN: - Fully stocked w/ dishes, utensils, cookware, bakeware - All major appliances; small appliances - Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOMS: - Bedroom #1: 1 Queen bed; located on ground level - Bedroom #2: 1 Queen bed; located on ground level - Bedroom #3: 1 Queen bed; located up flight of interior stairs
EXTRA SLEEPING ARRANGEMENTS: 2 twin trifold floor mats with pillows and linens are provided (and are best suited for children). A twin rollaway bed can be rented and delivered, if desired, in lieu of the floor mat. Make arrangements with our office for twin rollaway in advance of your stay to ensure availability and timely delivery.
BATHROOMS: - Hallway Bath: Step-in shower; located on ground level - Upper Hallway Bath: Tub/shower combo; located up flight of interior stairs
LINENS: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
OUTDOOR LIVING: - Shared front patio and propane gas BBQ grill; - Dining table w/ seating for 4 and market umbrella designated for this unit's use only - Ocean view!
ALSO INCLUDED: - Wi-Fi - 4 low-profile beach chairs - heating; ceiling fans throughout - iron/ironing board - tile flooring throughout - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner)
DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.
LAUNDRY: Full stacked facilities are located in hallway laundry closet; guests must provide their own supplies
PARKING: 2 tandem spaces in shared 4-car garage. Garage height 84.5" H. Fits most standard vehicle sizes. Available neighborhood street parking can also be utilized, both metered and non-metered.
LOCATION: This home is easy walking distance to the Newport Pier, Lido Marina Village, restaurants, coffee shops, grocery store, & night life. Many recreational activities available including biking on the boardwalk, fishing, kayaking, surfing, golf, rollerblading, boating.
ALSO: The equally delightful upstairs 3 bedroom/2 bath unit can be booked simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing for more details or contact our office
RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, and portable high chairs, twin rollaway beds, etc. Contact us for more information!
CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Property is well maintained and very clean. The location is perfect and is within walking distance to restaurants and shops. Communication with the hosts were timely and helpful. We would book here again in a heartbeat!!
We absolutely loved it everything was writhing walking distance and host was amazing always responding in a timely matter I will definitely bring my family back
We had an amazing stay! The property was super clean and in a fantastic location. You are just steps to the beach, the boardwalk, and many restaurants. We were able to fit our two cars in the tandem garage. Our one car is an SUV and the other a Tesla. You’d be surprised with a little maneuvering how easy it was to fit both cars. We definitely hope to come back and stay at this house.

Close walking distance to everything (sand, Newport Pier, food). House was clean and kept updated.

The beach house was perfect! Just as described. Very clean and great location. If staying here you may want to bring along cooking seasonings, oils, tupperware or aluminum foil. Other than those items it is nicely stocked.

Property was clean and had all the amenities listed. Location was great, in walking distance to plenty of restaurants and obviously the beach. There was plenty of room for 5 adults (2 couples and a single). The December after sun was great while sitting outside enjopying a book and a bottle.

We enjoyed our stay and wouldn't think twice about staying again! I liked the cleanliness of the space. The BR and bath upstairs were comfortable for me and my wife. We slept quite quite well with no complaints. The surrounding area such as the beach/eating places/grocery store were easily walkable and seemed pretty safe at all times.
Close to many restaurant and other food options! Houses from the sand!!! Well stocked kitchen dishes, pans and appliances. Very responsive management company. Would rent again!

Turned out to be even better than the listing suggested. The kitchen had been remodeled and was excellent. Having previously stayed further down the beach, being so close to the restaurants and not having to fight for street parking was a treat. Couldn’t have asked for a more convenient spot.
