LIVING & DINING AREAS: The bright and inviting living space features a leather sofa set with a side chair and streaming cable TV, creating a comfortable place to gather. The adjacent dining area includes a table with seating for six, along with four additional barstools at the nearby kitchen counter. Sliding glass doors open to the front oceanview balcony with chair seating, allowing you to enjoy coastal breezes and views.
BEDROOMS: - Bedroom 1: King bed - Bedroom 2: Queen bed - Bedroom 3: Queen bed - Bedroom 4: King bed, streaming cable TV, and sliding glass door access to a private rear deck with seating

OUTDOOR LIVING: The front oceanview patio is shared with the downstairs unit, though each residence has its own designated space. Your designated area is on the right-hand side (when facing the property) and includes a dining table, seating, a market umbrella, and a propane BBQ grill.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

The downstairs 2BR/1BA residence is not included in this listing but can be rented simultaneously, when available, to accommodate larger groups.

While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Shared coin-operated laundry facilities are located in a utility room along the side walkway near the rear carport area. Guests must provide their own laundry supplies and quarters.
Parking: Two covered carport spaces are provided for mid-size vehicles, with access from the rear alley (garage height 82"). Street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

The unit was great-good space-great location, I just wish more NB rentals had A/C units. Being the upstairs unit between two other homes it got hot for several hours a day, but other than that it was everything we expected it to be.

Would definitely stay here again
The perfect house for my group of 8. Less than a minute walk to the beach, very clean, and just a bike ride away from the Newport pier. Beach View reality was very responsive and the check in was so easy. Would definitely stay here again.
We rented both top and bottom units. Perfect place for these grandparents to spend the weekend with our children and grand children. We will stay again.

great family vacation!
We really enjoyed our stay, our family fit perfectly and the house was cozy! Beach view responded very quickly to our 1 and only problem with the bedroom doors and was there to fix it promptly. We will be booking with Beach ire Realty in the future. Thanks for a great family vacation!

Great location
The location of this property is awesome however the pictures are misleading. I’m not sure how many years ago they were taken but the property is definitely more dated. WiFi only works in the main area so if you need to work and need privacy, this won’t work for you. We tried contacting the property manager and were told there’s nothing they could do about it.

Great location and layout only a minute walk to the beach!
We had an excellent week at the property and really enjoyed the space and layout of the 4 bed/ 2 bath. There is a partial ocean view from the deck and plenty of storage in the garage for beach gear. Only downside for us were some fruit flies in the kitchen and the ongoing construction next store. Overall, I would certainly recommend this property!

We're happy to say that the construction next door is done! Hooray! While it's extremely frustrating to not have control over neighboring construction projects that pop up around our properties, we are thrilled when the project ultimately improves the neighborhood when completed!
As for fruit flies: we highly recommend that all our vacationing folks diligently keep their fresh produce in the fridge - especially during warm months - to avoid these pests on our properties.
Great property a half block off the beach. Everything was as advertised. Check in was easy and the home was perfect for the 8 people in our group. Check out was also extremely easy. We will be back!

The location was amazing! The house felt clean, but couches and pillows need to be replaced along with some of the plastic dinnerware, cups, etc. The customer service was awesome. Easy pick up and drop off of keys. The place felt clean and provided a perfect layout for our family. Thanks for the great family getaway!

Good for what we needed, close enough to beach for trecking down with kids multiple times a day. A couple suggestions- putting the address on the garage area and putting an outside light by the front door. Coming in or leaving at night would have benefited from both.

Overall the property was great. There were a few things that were not working properly, that I will let the property managers know about, and I feel the property could use a little refreshing. Other than that it was a nice size property for 10 and we were not on top of each other. I would stay again if they fix a couple items.

Unfortunately, there was a water leak in the kitchen that dripped down the cabinets onto the countertop during our stay.
There also is not a window covering in the back bathroom so neighbors can look right into bathroom where you are showering or using the facilities we hung up a towel in the doorway to block it.
Management company was very helpful! We rented bicycles and they were dropped off nicely.

Very clean except for some dishes that were put away unclean. (I wouldn’t tell the tenants to clear the dishwasher before they leave…I think some people just rinse them off because they don’t have time to wait for the dishwasher and get out on time.) The office was sincere and very nice and responsive, fyi…the volume adjustment is on the side of the remote. We enjoyed the BBQ. Easy walk to everything. The city decided to do something with a jack hammer one afternoon for a few hours (which happened to fall on a rest time) but that wasn’t the fault of the the VRBO. We had some laughs listening to the bachelorette party next door …they mostly adhered to quiet time. It was just the fact that the windows stay open, no air conditioning in most homes and the sound Carry’s. Our Armada fit into the garage and another smaller SUV fit beside. The ceiling fan in one of the bedrooms doesn’t work. (The person in the room told me the last morning so this is the first time vrbo is hearing of it. But there are plenty of extra fans in the closet. The vrbo definitely knows its clientele. Lots of towels available. Beach towels too.everything I needed for the kitchen for dinners for 10. I would have liked a table cloth or place mats, but I could have missed them. I would recommend this place and would rent from them again. Very enjoyable.

Disappointed
The property was listed as renovated, but that was likely more than ten years ago and with little improvements. Every wall was marked, patched up poorly with minimal repairs. The furniture was worn out, to the point of not being able to sit or be used without hurting yourself. Couch cushions were torn and sagging. The table had a sharp nail coming out on top and splinters all over the top. Practically unusable. The beds did have mattress toppers but they also were very old and made noise. One previous review said that the house needed repairs, huge understatement. To be more specific the stove does not lite properly and was very dangerous. My wife burned her hand because the gas would come out before it would lite, then explode. The intake for the furnace was filthy. The bedroom furniture were cleaned only were they were immediately visible, everywhere else was a perfect dust collector. There were no blinds for the bathroom window that was right across from the neighbors balcony. Same case for the rest of the house. Some other windows had broken blinds and very dirty window screens.. To the point you could barely make out the outside view. We spent two hours having to clean the unite before we allowed our children and the rest of our family to enter the unit. This unite is all upstairs with a narrow walkway to access the front door. You do have to carry everything up and down. The stairway light was not working and it was hard to see, especially at night. The BBQ is down stairs in a shared area. The parking is in an alley with a car port with no security or any cameras. I know this because I had a high end electric bike stolen in the middle of the day. Even while a property management employee and a cleaning person was there. I contacted BeachView Property rental and they offered very little help and were very dismissive. They were aware that there were no outside camera. A lot of houses surrounding this one were also managed by BeachView reality and none had cameras. I was told that it was my fault. Overall this rental property is a scam. Scammed at high end prices for a dilapidated condo by the beach with a high theft rate. DO NOT RENT THIS PROPERTY OR ANYTHING ELSE FROM BeachView Property.

Robert, we respectfully disagree with most everything you have stated in your review and past reviews corroborate.
We are staffed 7 days/wk to remedy any and all complaints, but you would not let us, so our hands were tied. The fact that you then demanded a refund leads us to believe you were more interested in a free vacation from our company than anything else.
The case regarding your stolen bike, while extremely unfortunate, occurred because you admittedly left your bike unlocked. The peninsula is a highly compact residential area with lots of foot traffic, so locking up any stored equipment is essential. We do not have security cameras along the property's perimeter as most guests are looking for privacy during their stay.
But with all of this said, we thank you for airing your grievances on this platform, where it is more appropriate, rather than repeatedly harassing our staff, mysteriously acquiring our staff's personal cell phone numbers and calling them, etc. You are not welcome back to any of our properties.

It was a wonderful experience!
Host was responsive to every question I had for them. The property is literally a 3 minute walk from the beach and you can see the waves from some of the rooms!! The biggest thing for my group was the included parking spots out back, makes parking your car a stress free experience!!

Perfect spot
Great location near the beach, ample size for 6 adults, and great service from Beachview Realty. Within walking distance of restaurants and grocery store made it nice.
4 very nice bedrooms, 2 baths and a huge dining room and living room combo with a nice galley kitchen….. open spaces, breezy and nice.
Nice view of the beach from the patio and very close walking distance to really good and fun restaurants and a grocery store.
Super clean when we got there and super clean when we left :)
My only recommendation- when you stay there, bring extra paper towels and tp just in case and also little things like foil and Saran Wrap
