Spacious and contemporary ground floor apartment within a select luxury development situated in the Old Town Area of St Andrews and only minutes walk from the town centre. Two bedrooms, two bathrooms (one en-suite), bright open plan living area, all mod cons., private parking, outside sitting area. There is also a comfy sofa bed in the sitting room to accommodate extra guests so can sleep up to 6 . St Nicholas House was part of the high quality boarding accommodation for St Leonards School which has been part of the history of St Andrews since 1511. The Boot Room was the area where the servants cleaned the girls boots. This secluded house with its historic orchard is a stunning place to retreat. The apartment is all on one level. One of the best attributes of the Boot Room is it’s proximity to the centre of town while being set in a quiet location.

Incredible for a family holiday

This is probably the best set-up holiday home we’ve ever stayed in as a family. It really felt like the owner cared about her property and thought through the practical details that would make a visit easy and enjoyable, especially for people with small children. Just Book It!We absolutely loved our stay at the Boot Room! When I started searching for places in St. Andrews, there were several options with just a few reviews, and the Boot Room, which had over 20 positive reviews. I decided to go with all the positive reviews, and I’m so glad I did. Communication with the host, Alison was excellent. She was super responsive and kind enough to let us check in early. She provided birthday dinner options when asked, and Little Italy did not disappoint. She even offered us late check out, but unfortunately, we had an early flight. The Boot Room itself is probably one of the best VRBO’s we have stayed in, and we are well traveled. It has wonderful natural light. It’s bright, spacious and very clean. We were able to cook several meals there, as the kitchen is well stocked. Furniture was comfortable. There was plenty of space for a couple. Honestly, it felt like a palace after a week hotel rooms!It was an easy walk to the main downtown area and we had no issues walking to the Old Course, the grocery stores and restaurants. A short walk in the opposite direction takes you to the East Beach, which was mostly empty when we were there. We did not have a car, which made the location excellent for us. There is also a small orchard behind the buildings, that has a bench in it. We enjoyed sitting there in the sunshine. If you’re thinking of booking a VRBO in St. Andrew’s, do not hesitate to grab this one.

Lovely stay

The Boot Room is spacious and welcoming, with high ceilings and bright walls. Communications were easy, and the location is so close to everything in St Andrews. A perfect place for us (two couples) to use while we dropped off children at the university. Would definitely stay there again.

Alison was very responsive to our questions and requests. Couldn’t ask for a better experience. All reviews indicate that this is a good choice for your stay in St. Andrews. The things we appreciated the most- very convenient to town, more spacious that we imagined, VERY quiet and lots of light in all the rooms. Everything about this unit was great! When we walked in there was a bottle of wine and whiskey available. The kitchen had coffee pods and was very well appointed. Beds were comfy and the bathrooms were spacious. Alison was extremely responsive to all my questions from booking through checkout! I highly recommend!

The Boot Room was an absolutely wonderful property and certainly added to our enjoyment of 5 days in St Andrews. The property was spotless, light and very comfortable with everything we needed. Beds were super comfortable and bathrooms very roomy. The location was also great. Being just on the edge of town made walking to dinner, ice cream and other sites in St. Andrews a daily experience. We only used our car to get to the golf courses! Allison was great to work with and made planning and arriving a breeze. We would return in a heartbeat!

What a find! A well appointed flat that is very central.

We stayed here over Christmas. It was very cosy and had everything you could need to cook christmas dinner. It is well positioned and you can easily walk to the town and beach from there. We would definitely stay here again.
