This cozy cottage offers sweeping lake and mountain views from the living room and front bedroom.
The quaint kitchen offers all the necessities. Included are all the pots, pans, dish wares and glasses to prepare your own meals if you choose to.
The front bedroom with 3 windows has spectacular views looking over the lake and the Vermont mountains. Watch the sunrise from the bed every morning. This room has a queen size bed.
The second bedroom has a few options. It can be set up as two twin beds or one king size bed. With the king size option we add a foam section between the beds to make the bed feel as one.
The house offers a full bath with a walk in shower.
The deck overlooks the the lake with views of the Vermont mountains and Lake Champlain. There are views of the marina close by. Enjoy sitting out on the deck and watching the boats as they come and go. Walk 5 steps down the stairs and you're in the water. The water in the front of the house is clear and clean with a small rock and sand bottom. Water shoes are recommended.
The side yard is a nice grassy area. There is plenty of space for lawn games or just basking in the sun and taking in the spectacular lake view.
In the Champlain Valley, Point Au Roche Lakeside appeals to adventure lovers, whether its hiking, biking, kayaking, x-country skiing or snowshoeing, you have your choice of ideal terrain right out our front door. Located just north of the city of Plattsburgh, the house is within minutes to historical attractions, Lake Champlain, restaurants, shops, scenic sights and area attractions.
Point Au Roche State Park – Located next door to the cottage, the park offers 12 miles of trails with views of Lake Champlain. There is also a sandy beach and boat launch within the park.
Ausable Chasm open to the public since 1870, is one of the oldest attractions in North America. Explore the Chasm on nature trails with scenic vistas and waterfalls. Add rappelling, rafting or tubing in the Chasm for the perfect adventure. Rentals are available at the Chasm. Some fun events include lantern tours, gemstone mining and now since they are open year round, take a wonderful winter tour to see frozen waterfalls and 150 ft icicles. They also offer a winter waterfall walk, snowshoes and ice cleat tours. http://www.ausablechasm.com
Lake Champlain Fishing Lake Champlain is 120 miles long, ten miles wide and approx. 390 plus feet deep. Fishing occurs along the scenic New York shores of Lake Champlain. The western shore offers the breathtaking Adirondack Mountains and extraordinary sunsets. To the east, the Vermont Green Mountains provide us with gorgeous sunrises.

This property sold us the minute we walked in. The views of the sunrises, mountains and lake made it an easy decision to buy.
What makes this property unique
The cottage has wonderful cedar hedge rows to provide the privacy from each other and also offer expansive views of Lake Champlain and the Vermont mountains. Point Au Roche State Park is next door and has over 800 acres of hiking trails.
