Charming 18th Century Fairytale Cottage

A beautiful, traditional Welsh cottage tucked away in a pretty woodland setting. Peace and seclusion await you in this enchanted hideaway. A holiday cottage which has it all; set within 2.5 acres of fenced private woods and lawned area, our guests can enjoy the chance to be quiet or noisy, relaxed or active! Close by is the friendly market town of Newcastle Emlyn with its pubs, cafes, supermarkets, gift/antique shops, ATM and ancient castle ruin perched above the meandering River Teifi.

The cottage makes a great getaway for couples, friends and families alike; It's a holiday haven for children, offering a safe place where they can explore, play and enjoy the open spaces and fresh air.

If you want to get out and about, there's plenty to do and see. The cottage is 9 miles from the coast. There, you'll find picturesque seaside villages, stunning sandy beaches and breathtaking coastal walks. In the nearby countryside, there are pretty villages and market towns with lots of cosy pubs, many of which serve food. There are lots of activities for kids and adults alike; ancient castles and monuments, pottery painting, fishing (river and sea), kayaking, dolphin and seal watching trips, crabbing, rambling, nature trails, antique centres, craft markets, mountain biking, pony trekking.....the list goes on and on!

Why not visit the local award winning cheese factory (Caws Cenarth) or the nearby Da Mhile distillery which produced the world's first organic whisky. Swim in the sea or relax by a pool at the Cliff Hotel and Spa near Cardigan. Whatever type of holiday you like, Ffynnon Fran is a perfect base for exploring South West Wales. At the end of the day, pleasantly tired from all that fresh air, return home to the peace and tranquillity of Ffynnon Fran Cottage where you can unwind by the fire (inside or out), watch the wildlife or relax with a glass of wine and enjoy the stunning views of the Welsh countryside and the magical Preseli Hills.

Accommodation

The original part of the cottage was built c.1775 and many of the original features remain, including a large inglenook fireplace with a wood burning stove. There are 2 communal spaces. A snug upstairs (with plenty of books and games) and a main lounge with wood burning fire and a large lounge/TV room)

The cottage sleeps 6 with 3 bedrooms. There are 2 bedrooms on the ground floor (double beds in each) and 1 bedrooms upstair (1 double bed). There is also a single day bed in the upstairs snug (ideal if not all guests want to share a double bed) A cot and high chair can be provided on request.

There is a modern kitchen/diner with a double electric oven and ceramic hob, microwave and breakfast bar, there is also an extendable table which seats 6. There is a utility room next to the kitchen/diner with a dishwasher, washer/dryer, double butler sink, coffee machine, kettle and toaster.

On entering the cottage, to the left, there is another utility area with a washing machine/dryer, sink and additional storage for food. There is also a bar area with a separate fridge and freezer. An ironing board and iron is provided as well as a hairdryer. Towels, beach towels, tea towels and bed linen are also provided.

There is a modern family bathroom (with toilet, sink, luxury bath and separate electric shower) and an additional toilet and shower room on the ground floor with a toilet and sink.

Free WiFi is available. There is a 55 inch smart TV in the main lounge. There is also a DVD player with many DVD titles to choose from.

Outdoors

There is a large gravelled parking area for 6+ cars. The cottage is 275 metres from a quiet country road, accessible via a level track. There is a large metal farm gate that leads you into the parking area. Please keep closed.

Next to the cottage is a outside dining area and wooden picnic benches. There is another outside dining area and fire pit close by where you can watch the sun set over the Preseli Hills or enjoy evening drinks while taking in the stunning, star filled night sky. As there is limited light pollution, a full display of stars (and some planets) can be viewed on a clear night. Guests can also use the Kota as an indoor BBQ or as a separate communal area.

There is also a fire cage on the far side of the house.

Dog Policy

Well behaved dogs (maximum 2) under supervision are most welcome, free of charge. The perimeterr is secure, in that there is traditional farm fencing. However larger dogs may be able to jump over. Please do not leave your pets alone in the cottage and please bring your own dog bed, blankets and dog towel.

Smoking is not permitted inside the cottage or the Kota.

Absolutely charming house that really does have a fairytale feel.

A really beautiful home in a fabulous location - I have to say I was expecting it to be lovely but it went my beyond expectation, and to be honest, it had me at the long sweeping wooded driveway!! Paul & Frankie clearly have a fantastic eye for design and decoration, giving it a very lovely homely feel. It is very easy to access the local town and area by car and the house really is geared up to let you just arrive, relax and enjoy yourself. It really was the perfect setting for close family to celebrate our mum's "round" birthday (also being so close to her home town too), which she said made a very scary birthday a perfect fairytale. Thank you too for allowing your property to be dog friendly meaning everyone could be with us :0). Many thanks again from Dorset.

Fantastic escape to the country!

From the moment we arrived at the cottage we were completely enchanted. All of us in our family of 5 said we felt this was one of the best - if not the best - holiday cottage that we have stayed in. The woods, campfires, kota, tables tennis and hundreds of DVDs provided plenty of entertainment and fun - with great views from the property and lots of outdoor seating (including the outdoor beanbags which the "kids" loved). The cottage was really well equipped in all areas - both in terms of range and quality - and the plenty of firelighters provided were really appreciated! The showers were excellent and the two fridges came in handy in the hot weather. There was a lot of room both inside and out to make use of - whether wanting to gather together or find our own space - and it worked brilliantly for us. It was also great for the dogs - with the large grounds genuinely fenced in so that we did not need to worry about them at all - and they could enjoy the outside too! Overall, the cottage provided beautiful surroundings, peace and quiet and was the perfect place to relax away from the outside world - we thoroughly recommend it!

Perfect cottage in lovely location.

We had a fantastic week at the cottage in July 18. Everything we needed was there and the cottage was clean. We laughed as a family during table tennis games, and really enjoyed the Kota. The surrounding area was lovely, helped by the fantastic weather, our Labradoodle loved Poppit sands and the woods around the cottage. As a bonus I was able to meet my friend who lives in Fishguard. We would recommend, it is probably very cosy in the winter. If I had any criticism the master bedroom should have a double/king-size bed (our daughter had this room) and a window covering as the daylight woke her up early, but that's just our preference.

Delightful Welsh Gem

This fabulous Hansel & Gretal style cottage is the perfect place to relax. Located near the sea and countryside there are plenty of places to visit including Tenby & St David’s. The cottage sleeps 8 and very well equipped for all ages. The best feature has to be the fantastic Finish Kota (indoor bbq) which we used most nights. There is plenty of firewood and the views are stunning. We highly recommend staying at Ffynnon Fran you won’t want to leave.

we had a perfect week

It really is a cottage in the woods. That's what we liked best- the isolation, the quiet- no people, no cars, no dogs. Older children would love it. Maybe not so suitable for small children or older people, what with the awkward stairs and the unexpected step between the old and new parts of the house. Also don't try coming down the track in a sports car! The house is very well equipped, even the wifi worked! We had perfect weather but even if we had not, if you have never visited this part of the country before there is plenty of lovely things to see for more than a week!

Absolutely perfect

We stayed for a long weekend and the cottage was everything it promised and more ! Beautifully decorated and thoughtfully restored, in a quiet charming woodland. There were 4 adults and 3 children in our party...and we often "lost" each other in the cottage. Great for hide n seek. The "wooden house"( as our children named it) was a lovely change of atmosphere. I thoroughly enjoyed the total quietness ( the sheep weren't that loud). I will be booking again very soon. The owners have thought of everything you would need in the cottage....and it is there! The table tennis is great for a rainy day. It was a magical location, for those who need some peace and quiet, and enjoy their home comforts.

Beautiful Cottage which has been renovated to the highest standards. Would highly recommend!!

My family have just spent a lovely Easter weekend at this superb cottage. The cottage is spacious and very tasteful decorated. The facilities in the cottage are second to none, truly home from home with everything you need. There is a large games room for table tennis and many board games to keep you busy, also the televisions, dvds and books to keep the whole family entertained. The grounds and woodland great to explore and in particular we enjoyed the Kota with indoor bbq, toasted marshmallows and enjoying a drink by the fire. On arrival, We received a very warm welcome from Paul and Frankie the owners and also provisions, goodies including Welsh cakes!! They thought of everything, lovely to meet them and learn more about the cottage. The cottage is well situated for exploring the area. The village of Newcastle Emlyn within couple of miles has its own castle ruins and great little shops, pubs and cafes. We also enjoyed spending some time in Cardigan and a little further a field to Saundersfoot. Great place to stay, would recommend!! As they say “Anyone can give a hug but only the Welsh can cwtch” - Ffynnon Fran it’s been a pleasure and look forward to coming back!!

We saw Ffynnon Fran for sale whilst on a holiday in Wales in 2012 and instantly knew it was our 'forever home'. We spent 5 years renovating and extending the cottage so that its charm is preserved, while creating a comfortable, modern family home.

In 2018 (before moving to Wales permanently) we rented out Ffynnon Fran as a holiday home. We have only ever received 5* reviews. We moved here in September 2018 and continue to rent out our magical cottage when we are on vacation. Everyone loves Ffynnon Fran....the guestbook is brimming with positive feedback. The main things people say is that the setting is fabulous (beautiful, quiet, relaxing, great for children and dogs to run around) and the location is perfect for exploring South West Wales (near pretty towns, the sea, lots of activities for children and adults alike).
