Family and pet friendly 1711 stone built cottage in town centre. Close to beach
This stone built house had been unoccupied for 30 years when we took it over in 1987 and, while habitable now with all reasonable mod cons, it is not in the luxury class. We did not want a house where you were always worried about children or dogs making a mess that could not be easily cleaned up
However it is dry, can be warm (full gas central heating + log burner stove), modern bathroom and is livable in all year round.
Do not expect the Ritz, and realise that houses built in 1711 (when this was) need allowances making for them.
It is a house of great charm and is built into the side of the mountain (which is the very first National Trust open space property) and as a result has an external door on three levels! A cottage extension was added at the back late 19th century which can provide a peaceful area or grandparents sitting room!.
Mobility warning: stairs are steep with only a half handrail to the first floor and no handrail to the attic floor (there is no room, very narrow stairs). Guests with limited mobility have found this a problem.
There is NO parking provided - but free on-street parking 5 minutes walk away is available.
There is a paved patio at the rear which gets a lot of sun later in the day and is suitable for BBQs and a rear store under the cottage extension where the fuel is kept and is also suitable for bike storage. There is a kettle BBQ which will either be in the back store or in the former outside toilet in the yard.
There are open beam ceilings throughout and all external walls in the main house are stone, some of considerable thickness. . An attractive feature in the main living room is the large log-burner stove (Nursery fireguard if needed also in the room somewhere!) which provides a cheerful focus on cooler days - wood in back store, tho you may need to buy some. There is also full gas central heating.
There are three bedrooms and a bathroom on the first floor. Bedroom 1 King size double bed. Plenty of room for a cot (you must provide) Bedroom 2 single bed - a small room Bedroom 3 a bunk bed - 2 beds Bathroom WC, washbasin and bath.
On the attic floor there are two bedrooms. A twin bed bedroom and a bedroom with a double bed (with a king size duvet) and a single bed. Access to the attached late 19th century cottage extension. In the cottage extension is a pleasant 2nd sitting room (often gets the sun), a laundry room with washing machine and tumble dryer and a second washroom with WC, basin and electric shower.
Beware of very limited headroom in some areas! Our predecessors were not as tall as us - this is only a problem accessing the back store or moving from the attic to the rear extension. Duck or Grouse! . Maximum capacity: 9 using existing beds although 6 is very much more comfortable! We will not accept more than 6 adults and 2 children without prior clearance. The house also works very well for smaller numbers. You can accommodate two adults, three children and a baby without having to use the second floor. Extras have to use the 2nd floor that is not very suitable for young children or the elderly owing to steep stairwell. Babies need a carry cot or similar providing.
There is free WiFi installed (code on rear of front door).
The kitchen and dining area will seat six with two on the window seat and there is crockery and cooking utensils to cope with up to nine. The kitchen has a cooker with a double oven, a microwave, fridge freezer and a dishwasher. The kitchen sink is at the underground end of the kitchen and so is emptied by a (automatic) pump. Care is needed not to block it. NEVER pour fat or oil down the sink.
The house is 5 minutes from one of the best beaches in North Wales, 3 minutes from the shops and 3 minutes from the rail station - and less from mountain hillside. You have easy access to Snowdonia and Cader Idris, historic railways and fascinating slate caverns. There is an inflatable dingy in the back store, with oars which can be used with suitable care and the back store is also suitable to park bikes. Bikes can be hired from the garage by the harbour and there are various providers of boat trips (see notices at the harbour).
IMPORTANT! We do not provide bed linen. There are duvets and pillows on each bed with covers on (do not remove these). You must use your own duvet covers, bottom sheet & pillowcases on top of the existing under-covers. You must provide your own towels, but there is a supply of tea towels in the kitchen.
We also DO NOT have a cleaner - to keep the costs low we rely on everyone to clean up thoroughly before they go. So far this arrangement has worked reasonably well. If you do find it less than satisfactory, please photograph and email it to me. But remember, different people have very different standards. It does get a professional deep clean and the bedding covers are laundered twice a year.
During the main school holiday periods we only take bookings from Saturday to Saturday. Other periods there is a two night minimum.

House is a brilliant spot in Barmouth, easy to access the beach and local shops. This was our 4th stay as the house is perfect for a group with kids and dogs and we absolutely love it. Mike is a great host, very responsive and the house has everything needed. Looking forward to coming again.
Another wonderful stay at this accommodation. Host is responsive, cottage is a little dated but quaint, homely, extremely well equipped and very comfortable. Also, a Pet friendly property which is a must for us.
This is our 4th stay, and next one is booked. We have stayed during summer and winter and this house never fails to make us happy when we stay. Mike is a very responsive host, quick to answer any queries - most helpful. Thanks again for sharing your cottage we cant wait to come back.
Booking process quick and easy, communication with owner good, location perfect, just be aware of lack of nearby car park places, had to park 5 minutes walk away so not a problem. Beautiful beach a few minutes walk away. Cottage fine, and historically interesting
Excellent location Parking always an issue in central Barmouth. All mod cons Lots of space ,Outdoor area great to dry hair and read in peace away from others in my group. Perfect for us .
a journey back to a bygone era well stocked accomadation right in the middle of town full of nooks and crannies .would certainly return. Only dfaw back is holiday makers need to show a bit more love and effort when it comes to le cleaning

Thank you, and you are welcome back any time. We rely entirely on guests cleaning well after their stay. It is disappointing to those following if it isn't done reasonably well. We pay for a six monthly deep clean.
We loved our stay in this old and quirky cottage, very spacious and comfortable. As described not the ritz so need to clean as you go. Check in was very simple and Mike was a very friendly and helpful host. Very well equipped and all you need for a family holiday we loved it and would definitely book again. Very close to all amenities all within walking distance, we loved Barmouth
We had such a lovely stay in the house - it is just as described but I loved it even more than I thought I would! Fabulous location, too - couldn't have been better for exploring the local area. Really hope we can go again.

Thank you Deborah, glad you enjoyed your stay. Welcome back sometime!
We had a lovely stay, not our first visit, nor will it be our last, the cottage is as described and we really enjoy our time there, right in the centre of thinks but hidden away so really quiet too.
Location is excellent and the accomodation is as described, quirky but value for money. Downstairs living room has a musty damp feel when you first walk in but the rest of the property is fine, comfortable and well equipped for a short break

Thank you. Musty smell is most unusual: maybe lack of airing/ heating by previous guests.
Absolutely loved our stay. Cottage exactly as described. Spacious. Easy check in. The kids and dogs loved it. Will definitely be booking this again and I am pleased I stumbled across the cottage listing.
This was our 3rd time and was just as lovely as the first time. Property is in an ideal spot, easy to access the beach and shops and gave us enough space for our group. Mike was super helpful and we look forward to staying again.
Kitchen and bathroom.good but other rooms need overhaul.

Its all there in the description of the property. "Not the Ritz", it's a family friendly property.
About the host
Your host
We are both recently retired: a clergyman and a GP with four adult children (and a sucession of dogs) who have all enjoyed Barmouth - and now come back with their own friends and family.
Why they chose this property
We bought this as a place to have family holidays, suitable for the very smallest upwards and where all the essentials are within walking distance. It was derelict when we bought it and have gradually been improving it over the years while keeping its character. The ingle nook fireplace and wood burner is wonderful on cooler nights! Woodburner is new May 2022 ( replaced old multi-fuel stove). Coal may NOT be burned now.
What makes this property unique
Walks for all conditions. Safe swimming from the beach (and one of the few blue flag ones as well). Historic railways in easy reach.
