Overview

Ultra-modern luxury air conditioned villa in the hills above Nice near the ancient town of Vence and St Paul, set in an acre (0.4 H) of grounds with a panoramic view of the sea from Nice to Cannes. The villa’s day time quarters; a very large dining / salon, kitchen breakfast room and study are in a glass box with 360 deg views of the coast and gardens. These access an eastern breakfast terrace, a 20m long southern "sun trap" terrace and a western dining terrace - all with views to the sea. Downstairs built in stone 5 bedrooms (4 double, one twin) each have en suite bathrooms and sliding glass doors to a private terrace. A lower terrace has a 12m heated pool with a pool house with kitchen, dining, WC and shower.

Vence is 20 minutes from Nice airport and the villa is ideal for entertaining. There is plenty of off street parking.

The local church is the famous Matisse chapel and Vence itself is a medieval walled town with spring water known for its artists, restaurants in courtyards and a Cathedral with a Chagal mural. Nearby is the famous Saint Paul de Vence with its artist community, the Fondation Maeght Gallery and the Colombe D'Or - one of the most famous restaurants in the world.

Living space

The spectacular living space offers floor to ceiling panoramic views to the sea. There are sun terraces to the east, south and west, and external and internal dining spaces and sofa sets. The lounge includes a 50-inch flatscreen smart TV with DVD and Wi-Fi. There is Sonos surround sound throughout the living, dining and kitchen spaces which you can directly connect to from your iphone.

The Kitchen is well equipped with range oven, fridge/freezer and a breakfast table. A door leads out to the eastern terrace and boule court.

Outside Details

Maison du Citron is set in a rural residential location with a private, gated, long drive that leads, via steps, down to the main entrance and large sculptural courtyard and boule court.

The 0.4 hectares of terraced gardens are punctuated with beautiful olive and lemon trees, lovely pencil thin Cypress, lawn, Mediterranean plants such as lavender and rosemary, plus lots of secret seating places and areas for play.

The 12m x 4m pool (can be heated at a supplement) has timber decking at one end for easy access and is surrounded by a sun terrace with stunning views. There is a beautiful summer kitchen stocked with all facilities (fridge, freexer, over, hob) offering shade and a poolside shower with wash hand basin and wc.

The stunning southern and western terraces on the house level offer a sofa set and several individual chairs with comfy cushions overlooking the view of the sea - ideal to sit and relax with a chilled glass of local Rosé and take in the view, during the day and at night. Adjacent is a covered dining terrace with dining table and chairs for 12 - the Gas BBQ awaits your chosen Chef!

Vence: The local town (20 minutes from Nice airport and 5 minutes from the villa) is ideal for entertaining. There is plenty of off street parking.

Cannes approx 40 mins away is worth a look - yachts, fine sandy beaches and luxury boutiques. Behind the glitz is a town of culture and beautiful architecture.
Other places which are a must see include Juan-les-Pins and the lovely unspoilt Antibes - with everything from the traditional market, pretty streets, cafes, restaurants and nightlife if you want it. For Art Lovers there are more than 50 original works by Picasso in the Museum.
For the family Marineland - dolphins, whales and sea lions and Aquasplash.

Nice approx 20 mins away - a bustling city with a long pebble beach and the famous Promenade des Anglais where you will see people going about their daily life - walking, jogging, roller skating or just passing the time. Le Vieux Nice with its large squares, lovely buildings, cafes, bars, restaurants and market is just the place to watch the world go by.
