Spacious, modern, self-catered house in the country within 10 mins drive of the historic golfing town of St. Andrews and within 1hr 20mins from the Cairgorms. Three of the bedrooms have super king sized beds which can also be split into singles - one with an ensuite bathroom (with free standing bath tub) while the other two share the larger main bathroom also with free standing bath tub. The fourth bedroom has a king sized double bed and an ensuite shower room. The property has a games room complete with a pool table as well as a hot-tub and wood burning stove. There is a fire pit on the patio as well as outdoor furniture and a gas BBQ. Dogs are welcome but restricted to the kitchen/utility areas.

What an AMAZING property! We had such a good time and the accommodations were perfect for friends and family! Plenty of bedrooms and bathrooms and the kitchen is FABULOUS! Thank you for a stress free trip to Scotland to celebrate our daughter’s elopement. The location was within a mile of Cupar and 15 minutes to St. Andrews. The hot tub and pool table were added bonuses! Thank you for EVERYTHING!
We loved our stay for the Christmas holiday. The house was very clean, warm and inviting. The kitchen was well stocked for all of the meals we prepared. We enjoyed the large dining table for our meals and also family game nights. The living room was very comfortable and spacious. The wood stove was nice to have with plenty of firewood provided. We all enjoyed playing pool in the game room.
The beds were very comfortable and hard to get out of in the mornings because we slept so well! The bathrooms were all great with very good water pressure.
We were so happy when we walked in and saw the beautiful Christmas tree! It was the perfect touch for the holiday.
We can’t wait to return again on our next visit!

We were four guys on a golf trip looking for a house with four comfortable bedrooms and close to St. Andrews and the coast. Dougal’s place was perfect. Spacious, clean, accessible. It’s a 3 minute drive to the town of Cupar, where there are grocery stores and everything you need. The most important factor for me in rentals is bed quality: these beds are very comfortable. They feel like quality hotel mattresses with some softness on top, but firmer and supportive. Five stars on the beds. Dougal’s team was very accommodating throughout the trip. We read in a previous review that the dryer wasn’t working; Dougal had it fixed in time for our visit. There’s a large kitchen and grill to cook, which was great. The dishwasher and appliances work really well. My only very small complaint is that there wasn’t a ton of kitchen tools. The basics are there: silverware, mugs, plates, bowls, knives etc. but no serving or mixing bowls, and only small glasses. But we like to cook and serve, so having a lot of kitchen tools is a plus. But that won’t change my review. This is 5-star rental in the countryside. If you’re golfing with a foursome or a family travelling in the area, book here if you can.

Great house, excellent communication, beds, baths, kitchen were all just wonderfulf..Everything was excellent with the exception of the dryer being broken which was not optimal for 7 peolpe staying for a week..
What a beautiful property. Well equipped and nothing was too much bother for Sue and Douglas. Clean, comfortable beds. Plenty of everything needed for 5 people. Thoroughly enjoyed our stay at Balass Lodge and would recommend staying here. Handy for St. Andrews, Cupar and the east coast of Fife.

A fantastic house for our family birthdays ... a 90th then a 60th. Great facilities such as the games room and the garden games provided. Hot tub was fun too. Close to St Andrews and other great places to visit.
Our family of seven including two younger children all enjoyed the great space inside and outside Balass Lodge. Some good weather allowed us to have several dips in the hot tub.Putting and football were also popular outdoor pursuits.Lots of choice of restaurants and takeaways allowed us to enjoy a variety of food although the kitchen was a pleasure to cook in and sit looking out at the views.
We appreciated the friendly welcome and chats with Dougal’s parents .Good news is that the water pressure problem seems to have been fixed.Thank you for giving us the space to enjoy relaxing time together.
Great house in a really good place to go exploring. The views from the kitchen were great and spotting the deer while playing pool was fun. Hot tub was a big bonus!
The house was beautiful and exceeded all our expectations and had everything that we needed. The location was perfect for getting out and about. The host was very welcoming and helpful.
We had a fab week. However, as stated in previous review water pressure was a big issue for us. The host explained that they are trying to resolve this issue. One improvement to make this a five star review would be better managed gardens and grounds.
The house is lovely with plenty of room to be together or do different activities. We loved the big family dining table with views over the fields, the pool table and the hot tub. Really handy for the coast too. Perfect for family or groups of friends.
Hot tub is super, lovely big kitchen and garden is super too. Had a super trip. Only thing I can fault is the water pressure wasn’t good in the house, showers would stop/start and water would trickle out and two of the bathroom door locks didn’t work. Just little things that need a little attention and wouldn’t deter us from booking again as we had a great time in this property.
We had a fantastic week at Balass Lodge. With the weather being unsettled at the start of the week, it was great to have plenty of space indoors to socialise. Utility room was useful for drying off wet golf clubs and clothing. We made good use of the pool table in the evenings! Hot tub was also a favourite and we appreciated it being checked on/ cleaned during our stay. When the weather improved we enjoyed having a bbq in the garden with beautiful countryside around. The cows in the neighbouring field became a focus of our attention and conversation. Sue and her husband were very helpful and friendly. Shower pressure/ heat was variable at times however it did not spoil our overall most enjoyable stay!
My family had an excellent stay at the property. It is far enough away to be alone but close enough to walk into the town.
Everything we needed was there. Well equipped kitchen, comfy beds, plenty towels (even hot tub towels - 1st time we have had this), great TV package.
The property is well laid out and very roomy.

Dougal and his mum were great at communicating and check in was easy. Our asda delivery arrived on time and there was lots of space in cupboards and the fridge/freezer to put it all away.

We had a lovely stay at Balass Lodge. It’s a gorgeous property with lots to do round about. Hot tub was great! Sue couldn’t have been more helpful. Would thoroughly recommend.
The house was easy to find, communication was great and we were met on arrival by Sue who furnished us with all the information we needed. The house is beautifully finished and there is everything you need, we all enjoyed our stay and Cupar is a lovely town. Fabulous area to explore, our son and daughter-in-law visited The Peat Inn and said it was lovely. Hot tub was a great addition, we were lucky it didn't rain and used it every day.
My only criticism is that it's on quite a busy road (for a B road) so difficult to get out of at times however you can't hear the traffic inside the house.
Just got home from a great weeks stay at Balass Lodge. House is just lovely, very comfortable and well equipped. The hot tub was a hit with us all and the toddlers loved chatting to the sheep and rabbits and watching the nearby tractors and combine harvester. Would definitely recommend. Even the weather was kind to us.
A lovely break which made up for the disappointment of not being able to take our family overseas holiday.
