SHORT TERM RENTAL AGREEMENT This Short Term Rental Agreement (the “Agreement”) is made by and between (“Homeowner/manager”) and _____________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: Property. The property is located at: Wales Dr, Cardiff, CA 92007 The property is furnished and includes refrigerator, dishwasher, stove, microwave, kitchen utensils, pots and pans, dishes, dining room table and 4 chairs, TV, DVD player, WiFi, sofa, chair, bench, TV stand, end table, queen bed with linens, 2 bedside tables, washing machine and dryer, hair dryer, bath and beach towels, patio furniture, surf board, 2 boogie boards and beach chairs. Rental Party: The rental party shall consist of Guest and at most 3 additional people. 3. Maximum Occupancy: The maximum number of guests is limited to 4 persons. An additional charge of $20 per person per night for guests in addition to 2 will be assessed. 4. Term of the Lease. The lease begins at 3:00 p.m. on _ (the “Check-in Date”) and ends at 11:00 a.m. on __(the “Checkout Date”). 5. Minimum Stay: This property requires a 7 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 7 days, the guest will be charged the 7-night rate. 6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. 7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.8. Rental Rate and Fees 8. Deposit: The deposit is for security and shall be refunded within 7 days of the Checkout date provided no deductions are made due to: 1. damage to the property or furnishings; 2. dirt or other mess requiring excessive cleaning; or 3. any other cost incurred by Homeowner due to Guest’s stay. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. Rental Rate. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows: 100% if cancelled 30 days prior to the Check-in Date RENTAL RULES 1. Smoking is NOT allowed 2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above. 3. Guests should not create excessive noise at a level that disturbs neighbors; quiet hours are from 9:00p.m. – 8:00a.m. 4. This unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. This specifically includes the pool at this location which is NOT to be used by the Guest (s). 5. Keep the property and all furnishings in good order 6. Only use appliances for their intended uses 7. Pets are NOT allowed. PARKING – Parking is limited to 2 vehicles. Vehicles are to be parked on the street in front of the property. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the unit. Beach towels and a beach mat are provided and may be taken outside the unit. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located at the side of the house. Toilet: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the plumbing, you could be charged damages of up to $300.
100% refund if cancelled at least 30 days before arrival date. 50% refund if cancelled at least 14 days before arrival date.

A well thought out apartment design. Everything in the unit is meant for ones comfort, privacy and practicality. Definitely enjoyed my stay and would not hesitate to return.
Cardiff by the sea getaway
This private condo like property perfectly suited our needs. The owners Jen and Colin were very responsive and flexible in helping us achieve our goals on this visit to spend time with our kids/grandkids in the neighborhood. The home is updated, spotless, user friendly, in a quiet neighborhood with 1 mile access to the beaches and all Cardiff/Encinitashas to offer. Thank you Jen and Colin, we will be back!
Clean, nice furniture, comfortable bed, and all the amenities you would like in a kitchen in order to make your meals there. Wifi and TV worked without problems. Would go there again!
Charming, convenient and private
Even with last minute booking, Jen made the check in convenient, which we were appreciative for. Clean, comfortable, a short drive to town and the beach and quieter than the beach too. Really nice spot.

Well-equipped apartment with all comforts, new/modern style, even a surf board is available, as well as a bottle of wine is offered upon arrival. Uncomplicated way of renting. Safe and pleasant neighborhood.
Cardiff by the Sea is a small beach community nestled between Encinitas and Solana Beach. Our home is in a quite neighborhood close to the beach, shops and restaurants with easy access to I-5 for fun at the Del Mar race track and downtown San Diego.
1.5 mi to the beach and downtown Cardiff - includes local supermarket (Seaside Market), Starbucks, yoga studio, gym, nail salon, multiple restaurants ranging from upscale to pizza, and the best doughnuts (VG's doughnuts)
2 - 3 mi to many large grocery stores including Vons, Ralphs, Sprouts, and Trader Joe's.
3.5 mi to Solana Beach and Encinitas - coastal areas include many restaurants, cafes, bars and brewpubs, various shopping, surf shops - all you will ever need.
