Romantic family-friendly traditional stone villa overlooking the sea
Just 15 minutes drive from one of Montenegro's most charming beaches, Roza Kuca (the Pink House) is located in an idyllic rural village within easy reach of the coast, shops and some of the classiest restaurants on the Boka Kotorska. It is the perfect getaway for a relaxing holiday.
Roza Kuca is a 16th century stone farm house which we completed restoring in 2011 and was our family home until recently. The villa is spacious, light and airy with 3 metre high ceilings and a Penthouse. It is both classic and contemporary in style. When renovating the villa, great care was taken to reuse materials wherever possible and to use local wood and stone, including the floor tiles which herald from the Kamenari quarry just below the house and provide the pink stone. Hence the name Roza Kuca.
The villa enjoys spectacular 180 degree views over the Boka Kotorska and out to the Adriatic as well as Lovcen and the surrounding mountains. Encompassed by terraced gardens dotted with fruit and olive trees and vines, the stone terrace to the front of the villa and the lovely cool stone summer house with veranda are the ideal places from which to take in the dramatic views and enjoy a glass of wine. The villa is entirely child friendly, with stair gates at the top and bottom of stairs and plenty of toys as well as a wooden cabin hidden in the garden to use as a play house.
Ground floor: Open plan kitchen/ dinning room/ living room and wc with washing machine.
The bespoke oak kitchen has an electric over and hob, gas hob, extractor fan, dish washer, fridge freezer and microwave. It is fully equipped with kettle, toast, and an array of pots and pans and cooking utensils.
A large dining table can seat up to 8 and the living room offers a wood burning stove for those cooler evenings and two good sized sofas.
1st Floor
Bedroom 1: The spacious master bedroom includes a double bed and sofa from which to enjoy the views. The bedroom leads out to the "Secret Garden".
Bedroom 2: The children's room is a twin bedroom with views out to Lovcen and the Boka Kotorska, but is perfectly comfortable for adults too. This room has built-in wardrobes and offers a large amount of hanging and cupboard space with childrens' toys in the drawers under the beds.
Bathroom: A spacious bathroom with shower
2nd Floor
Penthouse: A beautiful open space with sofa bed that converts to a double bed and en-suite bathroom which includes a large bath and shower. The Penthouse has windows on all four sides of the house which creates wonderful light. It has a large flat screen TV and DVD and doubles as a living room.
There are beech wooden floors throughout the house with maple on the top floor, and Kamenari pink and white stone floors in the kitchen and bathrooms.
Garden
Immediately to the front of the villa is a stone paved courtyard with renovated stone summer house and timber veranda. The summer house has a fridge and a summer kitchen where you can BBQ and eat outside.
The house is surrounded by multiple terraced gardens with fig, peach, cherry, plum trees and vines.
The villa has electric radiators throughout, underfloor heating in the bathrooms and fans in the bedrooms. There is a good internet system which can take multiple devices and works well through most of the house.
Parking: There is room for two vehicles just below the house.
Access to Roza Kuca is either up 119 stone steps or a rugged track suitable only for 4 x 4 vehicles and experienced drivers. THIS VILLA IS NOT SUITABLE FOR ANYONE WITH LIMITED MOBILITY.
The village of Bijelske Krusevice is a 4 km drive from the main road up a fairly narrow road with some hairpin bends. The views are spectacular and the flora and fauna stunning and colourful, especially in late spring early summer. It is a picturesque and unspoiled village and stunning to walk around throughout the year.
Roza Kuca is within an hour's drive of Dubrovnik Airport and 40 minutes of Tivat Airport. It is virtually equidistant to the coastal towns of Herceg Novi and Kotor and 10 minutes drive to the small car ferry crossing the Boka at Kamenari.
The town of Bijela is just 20 minutes away and provides you with all essential shopping including grocery stores, fresh fruit and vegetables at the green market, a bakery, butcher, chemists and a number of bank machines as well as plenty of cafes and pizzerias.
The UNESCO protected fishing town of Perast with its two romantic islands, museum and historical sea captains' palazzi is 20 minutes in the direction of Kotor. For those wanting a taste of glamour, you can head to the glitzy super yacht marina at Porto Montenegro in Tivat built by Peter Monk and the Rothschilds.
There are a stunning array of really good restaurants within a short drive of Roza Kuca; the atmospheric Catovici Milini in Morinj; the expensive but excellent fish restaurant Tri Ribar in Kostanica; for a more modern feel and stunning views over Perast and the Boka Kotorska, Verige 365, and for good pizza Tranamontana on the water front in Morinj. Beach bars are springing up along the coast with the hotel Casa Mare and Adriatica in Kamenari both offering beach bars and sun beds.
For those who are keen walkers and nature lovers and wish to explore the immediate area, Roza Kuca is well positioned, with endless Austro-Hungarian trails to follow, as well as five Orthodox churches in and around the village of Bijelske Krusevice. The village offers a wealth of wild flowers and any number of species of butterfly. There is little to disturb you here other than goats, sheep and the calls of goat herders along with the occasional dog bark. You are very much at one with nature and the perfect mountain getaway.
The owners are a British family who have lived in Montenegro for many years. We love our house, the village and Montenegro and hope that you will too. The views for us are still as fresh as they were when we first came to the country and there is so much to see and do Montenegro makes a wonderful location for a family holiday.
We have a full management team on hand to assist you during your stay if needed and arrangements can be made to meet you at the house, provide a welcome pack or organise hire cars or transfers as well as excursions.
NB Under Montenegrin law all guests must be registered with the Police/Tourist Board within 48 hours of arrival in the country and a small daily fee is payable for adults and children aged 12 and over. You will be advised on arrival how and where to do this.

The house is beautiful, and wonderfully located with views across the Bay of Kotor. The house is well equipped and easy to settle into - but perhaps not the best property for people with more limited mobility. Be prepared for some rocky walking to get to the house, and steep stairs inside the house. However, if you're fit and able then Roza Kuca is a superb hideaway, and a great base to explore Montenegro from. (Key tips - avoid Tivat Airport if you can - it is completely overwhelmed and is a horrendous experience. Also, you will need a hire car. Be cautious about which company you use, as you can get fleeced for extra unnecessary insurances. We had a dreadful experience with Avis at Tivat airport).

Thank you for taking the time to review Roza Kuca. We are so glad to hear you enjoyed your stay at the house, but sorry to hear Tivat Airport was such a terrible experience and that the hire car company was also poor. What a shame!
Anyone staying at our house does require a hire car, and you are also quite correct to say that it is not suitable for anyone with poor or limited mobility.
We hope that airport issues did not mar your stay too much and would love you and your family to visit again.
A quelques kilomètres de Kamenari, dans la baie de Kotor, nous avons passé un séjour fantastique. La maison est spacieuse, très bien équipée et agencée et au calme.
Nous avons pu profiter de la proximité de la baie et faire de nombreuses belles visites : Kotor, Perast, Herceg Novi et, un peu plus loin, au monastère d'Ostrog ou encore la rivière Tara. La propriétaire est de très bon conseils par mail, et l'équipe de gestion, disponible en cas de question. Nous avons passé un très beau séjour. Merci !

We are a British family and Roza Kuca has been our main home since the renovations were completed in 2011. I am a company director of a property management business and a classical music agency and my husband is a writer and journalist. Our young children will be starting school this year and we have recently relocated to the UK.

Set in a peaceful, rural location you will feel at one with nature, and yet you are only a short drive to the coast and local amenities. Once you see the stunning views, you will understand why we love Roza Kuca and the village of Bijelske Krusevice.
What makes this property unique
We lovingly restored Roza Kuca, modernising the villa and making it a comfortable home for day to day living, but keeping many of the original features and maintaining the traditional look as much as we could. We have also spent much time developing the gardens that surround the villa.
