The house, setting, and surrounding area are nearly perfect for a beach getaway on the North Fork of Long Island. The owner was extremely friendly and responsive and has gone the extra mile to make the house warm and comfortable. And, as most of the other reviews mention, the sunsets are phenomenal!

The layout of this property is fantastic; the open-plan kitchen/living/dining is roomy and light (big windows looking straight on to the ocean) there's a sunroom off the dining/living area with really comfortable furniture and a deck off the back with loungers and table/chairs for lazing around and enjoying the location. Walk straight down on to the beach to stretch your legs and watch the sunset. The beds were lovely and comfortable with beautiful linens. Every time I thought of something I needed, a little bit of searching led me to find it: a baking tray for making scones, face cloths, bikes, a rack for drying clothes...A well-thought-out and comfortable home. It was a true joy to stay here. We especially enjoyed the bountiful natural light - at the front of the house in the morning, moving round through the sun room most of the day and to the back deck by late morning. The small sun room off the master protects the deck from an easterly breeze too. A short bike-ride from some great vineyards and Southold and a brief drive to Greenport. It's in a fantastic location. We hope we can find time to return.
Location, location, location! The house was stunning, as shown in the photos and the location simply cannot be beat. With the beach just steps away and everything you need at the house you almost don’t need to leave. We did however enjoy visiting Greenport and Love Lane Market in Mattituck. We can’t say enough about this house!!!
Watching the sunset from the beach, deck or lovely glass windowed room is amazingly close to heaven. 525 is a fully equipped easy home in which one can relax. Southold is perfectly situated in the middle of the North Fork. We would definitely visit again.
This is an amazing beach house in a great location. The property was spotless upon arrival and exactly as shown in the photos. We had everything we needed (bed linens, towels, laundry detergent, paper towels, etc.). The furniture was very comfortable. The view and beachfront location can’t be beat and you are the perfect middle distance between Greenport and Mattituck. We hope to visit this property again soon!
My husband, daughter and I spent the month of August in this beautiful home in Southold overlooking the Long Island Sound.
As depicted in the photos the home is airy with a chill beach vibe. The house is nicely renovated and is very comfortable. The kitchen is a bit smaller than the images online but the kitchen/living/dining area feels spacious and has an open and relaxed feeling. The sunroom (or reading room as we called it) was by far our favorite room in the house. With three walls of windows its a beautiful place to sit and take in the surroundings. As other reviewers have remarked the sunsets overlooking the Sound can't be beat.
The location is second to none. Southold is a lovely town in close proximity to Mattituck to the west and Greenport and East Marion to the eat.
Todd the owner was extremely responsive. He sent new beach chairs immediately after I informed him that the old ones were in bad condition. That is one example of his attentiveness and quick turn around time.
I recommend this house to anyone who wants to spend a relaxing time in a beautiful setting.
I have rented 8 times on the north fork, and this house was in my top 2. The pictures completely capture it...the interiors and linens etc were beautiful and some of it new. Loved the windowed porch area with deep couches....and of course, the views were amazing. Very clean and i am neurotic!!. Be aware, white furniture does get stained...I used towels to protect them...so there are some signs of light usage. Same with rugs. But very very minor! Very well stocked with everything you need...but do bring your own beach chairs and umbrellas. Beach towels were great as were the laundry facilities. Highly recommend this house to anyone...owner was very responsive
We spent the month of June at this house and had an amazing stay! You can't beat the view and proximity to the beach not to mention the gorgeous sunsets night after night. The property was very clean and loved the location, situated right in between Greenport and Mattituck. Would love to come visit again!!
My family of 4 rented this lovely house on the beach in Southold. It was an amazing location on a beautiful beach dune. The house was spotlessly clean and fashionably decorated while being very comfortable. The location is also perfect- right between the charming town of Mattituck and the great destination of Greenport. We hope to find another reason to rent it again.
The host was very attentive. The house sits on the beach. The beach is a short walk to the water. The views are spectacular. The house has a sun room that has 3 walls of windows. It has a great vibe. I would come again!!
Our family had an amazing stay. The property is as described, the lovely photos are accurate, and everything is well thought out. Todd was very responsive and organized. We went during the off-season but the sun rooms, outdoor space, proximity to the beach, and activities means we were able to take full advantage of the location. We look forward to visiting again.

My husband and I went to Todd’s property for our first post-pandemic trip. It was the perfect respite for these crazy times. The location and home are exactly as described - you literally walk onto the beach and the home is beautifully kept. The sunroom is particularly special and relaxing. We spent many hours there relaxing. Todd and the property manger Roberta were incredibly helpful for anything we needed. We hope to be back soon!
This house and its location was everything and more. Beautiful home on a wonderful setting. The beach was quiet and the sunsets were breath taking.

We spent a spectacular week at this house on the beach in Southold. We'd been to the North Fork before, but never for any extended amount of time. Such a lovely contrast to the crazy, over-packed Hamptons!
As the pictures show, this house is right on the beach facing the LI Sound. You walk off the front deck and in 30 feet you are on the beach. OK, it's a bit rockier than the South Shore beaches (though plenty of sand too), but at least during the week in August, it was relatively empty. As one review points out, there are two public beaches a few hundred yards on either side, but far enough away that you don't really feel their presence.
The house itself is nicely renovated and comfortable. Perhaps you might say it is not really a "5-star" house per se? But, without a doubt, the over all experience (location/setting) is definitely 5-star! We had lunches and dinners on the deck overlooking the water. And the sunsets were amazing! Definitely dreamy!
We loved the open format of the house. The kitchen is somewhat small, but open to the DR/LR area, so feels much larger. It was fairly well-stocked, gas stove, grill out back. Since we visited during COVID, we ended up cooking in for all our meals.
There are tons of great farm stands in the area, and the Southold Fish Market has super fresh fish as well as great take out meals. We also loved the "Giving Room" in town for fresh squeezed green juices.
Todd the owner was very responsive, and got back to us right away with answers to questions.
Overall, a great beach vacation, and a lovely experience. We would gladly return any day without hesitation.
Lovely house, well equipped and impeccably maintained
We had a wonderful stay at this charming house. The property is exactly as pictured. The home, the linens, and the cookware were all pristine.
The kitchen was very well equipped and the house was stocked with basics, plus there was some beach gear all of which was nice as it made packing much easier.
But far and away the best part of the house is its prime location, right on a lovely private strip of beach. Perfect for long lazy days on the beach and sitting on the deck and watching the sunset. Will definitely be back!

Everything was clean, warm and beautiful. It was hard to remember that we were only 2hrs from the city. The house had everything one needs for a family away for a month and the views of the Sound from all the rooms was heavenly. We look forward to booking again!

Why they chose this property
We are located on the North Fork of Long Island where special things are happening. There are 40 plus vineyards, emerging micro-breweries and a "Slow Food" minded restaurant industry. Not to mention there is a farming scene that is thriving and ever evolving with things like the planting of hops and the obsession of organic and sustainable methods. We have local artists, farmers, ranchers, musicians, wine-makers, cheese & fish mongers. A true artisans paradise.
The house is located between Kenny’s and McCabe’s Beach, which is arguably the best patch of beach on the North Fork. The only thing separating you and the water are a few short steps across a sandy dune. The sunsets are spectacular.
